There are some great deals out there in the Raleigh, Durham, Wake county area's.  Foreclosures are not flying onto the market but there are still good deals to be had.
Here are my FYI warnings for HUD foreclosure purchases:
1.  Here in NC it, HMBI and HUD now require 5 days to review a HUD settlement statement...make sure you're closing dates match this or you'll need to file an extension!
2.  Some lenders will not allow the $100 down payment option if there is a repair escrow attached to the contract.  Make sure your lender checks the underwriting guidelines before you … (0 comments)

Is it possible that selling a home is not a smart idea even if you have equity AND you want to move?  YES...a refinance might be a better financial decision for some people.
I have past clients who purchased a home when rates were a bit higher (7%).  They would prefer to move but after a review of the homes on the market, they didn't see much that they liked.  They figured it would take a few months for their home to sell anyhow, so they called me to stop by for an appointment.

If you already walk a tight budget line...don't over extend yourself just because a lender says you can!
Often times buyers get qualified for a loan and on paper, they can afford a HUGE amount of money.  Stick strong to your monthly budget and don't feel pressured to spend more.  Take a serious look at your financial picture and decide if buying is a smart choice when you're already clinging by your fingernails!
 
If prices are still dropping...don't buy quite yet unless it's a LONG Term decision.
