Some are very serious. Some are lots of fun. Some are detailed and some are not. Many agents have spent a lot of time and money getting extra education. This results in their earning "designations."
Some agents specialize in certain areas. Others will work anywhere and learn the area you are interested in.
In some cases agents will tuck you under their wings and guide you every step of the way.
Ralph and I have 58 years of combined experience listing and selling.
The reason given was that it would cost $24k to bring the house up to "code!" They would continue the purchase if we would come down 12k to help with those costs...
After already discounting the price 10k from what we paid and putting around 19k into updates, we were not interested.
The fact that the house was built in 1973 and has galvanized piping and a "Federal" breaker box were two of the major objections cited by the potential buyers inspector.
Part of the slow process of depersonalizing our house, is finding homes for some long loved things. Frederick Fish is one of the toughest things to part with. Mostly because he is an oddity. He came with the house when we bought it. The previous owners had acquired him from one if their relatives who had him created after a fishing trip and caught one just like him about fifty years ago. Since this house has high ceilings, Freddy fish had fit in well and thus became a part of our decor. The taxidermist did a great job with (4 comments)

So much for the belief that if a house is in good condition, in a good location and priced right, it will see quickly. Granted that we did have an offer, From the second folks who came, but after many hours of inspection and what is basically a volume of misinformation, we are back in wait mode again. Rain almost every day since we put the house on the market has not been a help either. It does nothing to improve the gloom of the wait . We need to complete the packing we started even before the inspections were under (2 comments)

Our brand new day brought us a possible buyer. At least it brought a car which sat in front for a while, and a call to schedule a viewing. We made the assumption that the two were connected...
A showing of course meant an amended schedule and extra cleaning to be sure the house looked its best.
Since the showing was scheduled at five PM it meant delaying dinner preparations. I have not figured a way to prepare food without creating some sort of untidiness.
I have previously expressed my concern about showing unrepresented folks since this (2 comments)
We were not included in the loop but we know from watching the inspector that he had an extensive list of things he called out as they always do these days when its an old house. When he was finished, the potential buyers did seem to still like the house. It's the same place, it still had all its wrinkles and bumps but now they were written down and photographed!

Four days after the verbal offer was received, we still do not have a totally executed contract. The paperwork is still not totally agreed to and the docusign mega technology has not sped up the process. At this point we are almost signed up but the forms have so far not been sent but to one of us. This is a community property state. In the meantime questions of what if have been plaguing us. As the agents for every client we have had, we would have suggested that possession be given two days after closing. That assures sellers that the funding (0 comments)
We opened the door and then respectfully went out the back door to stay out of the way.
After about fifteen minutes the agent brought her clients out to look at the yard and the garage.
They asked us a few questions and then asked if they could go through the house again
The entire process took about half an hour (which we think is a nice showing for a house that's 1845 square feet and most showings take about (1 comments)
