While all these other things such as appraisal, inspection and loan processing are taking place, the Title Company, where the agent took your contract, is hard at work.  They are diligently searching through  the ownership records and all other records to be sure that the current property owner can convey clear title to the property you are interested in buying.

Always, always, always get a survey.  You don't need or want the headaches that can accompany a property that somehow encroaches on that of another or that encroaches on a utility easement .  Just call it peace of mind if you want to but be sure and get one.  Particularly important around Tomball an Magnolia where there are lots of old drilling leases and also pipelines.

One of our blogs last week expressed the frustration with the “demise of courtesy' at the hands of a large national mortgage company. Said company had put our clients through incredible hurdles supposedly in search of a loan on their dream house. Seven weeks of hurdles and then came the email to the title company from the mortgage company that the loan was dead. No one had the courtesy to tell the buyers their loan had been rejected or why... To date that still has not been done.
