the woodlands: Volunteers make the world go around! - 03/02/13 11:23 PM
We just embarked upon a daunting enterprise.
Some friends and past clients, experienced a heart wrenching loss, in August of 2011.
In the early morning hours a fire reduced their 5000 sq ft, Nationally award winning Goslin-Nix Training stable barn and indoor riding arena to ashes.  They also lost 14 horses to the inferno.
With no insurance, they have been fighting to exist and to continue their life's work.
Ralph and I decided that we would undertake putting together a Benefit to raise funds for them to rebuild.  The last benefit I was involved with was many years ago when the goal was building hike … (2 comments)

the woodlands: Being positive about the Negative - 12/23/12 05:09 AM
It is never easy to deal with adversity.  None of us like it.  There is no doubt that it is a character builder.  The lessons learned after we get past the initial "NO" reactions are priceless.Such is the case with August of 2011 and the fire that consumed the equestrianne teaching facility at the Goslin Nix training center on FM 1488 in Magnolia Texas. The cause has still not been determined, but the consequences have been far reaching. The horror of being powerless to save beloved horses in addition to having their venue for employment removed in a short span of time was … (6 comments)

the woodlands: Interesting Fashion Footwear - 11/10/12 11:46 AM

The foot fashions of today absolutely run the gamut.  From excessive heels to sequined tennis shoes, you can see the extreme of the high-top variety to be considered for finishing up your wardrobe by taking a quick trip through any shopping mall.I have come to the conclusion that no one is too old or young to sparkle.  It is a part of our nature to be attracted to bling. When we came across these high tops today I found myself considering what I might be able to wear something like this with.  Really!  Could I justify the purchase to … (1 comments)

the woodlands: Out of the Ashes... - 10/18/12 09:58 AM

Last year in early August an early morning fire leveled a huge multi stall barn with covered arena and reduced it to ashes.

Many magnificent steeds were engulfed in the blaze and owners were forced to watch them suffer and die.

There was no insurance.  It had been prohibitively expensive, and feed had been the priority.

Having sold the facility to the owners  eighteen years agi, we truly felt their pain.  These people became friends 30 plus years ago when we sold their Memorial home and helped them move to the country.

They taught our … (0 comments)

the woodlands: Foundations are important in buildings and business! - 09/18/12 06:09 AM
Foundations are incredibly important in everything.  Ever since our beginnings in showing homes in the Greater Houston Area, we have seen settlement from mild to moderate to severe.  The soil is mostly gumbo and in the areas with old trees, there are a lot of "split level" homes. It is high possible that every foundation in the area , with a slab that is dry, is or will develop cracks.  Some are not a big deal but others ARE!This weekend we got to observe the process of foundation repair on a new listing whose cracks were deemed unhealthy. The initial inspection was done … (7 comments)

the woodlands: About that fee for service.... - 09/16/12 12:35 PM
A few days ago we wrote about one of our latest challenges.  That of having a young consumer challenge our fee for service.

In drawing up our offering to his questions, we spent a lot of time crafting a menu that we thought might be useful for others.

So....  we offer the following!

Explanation of the services we perform as a part of our fee for service for selling properties in this area.

In arriving at a price for services we offer, we are attaching a menu of what is available.

As you know the commission … (1 comments)

the woodlands: Living Your Beliefs - 09/16/12 10:21 AM
We have all heard "do as I say do, not as I do!"

Wrong!  If it is worth doing ,  it is worth doing well .  No matter what others are doing, you need to have your standards.  Most of that is due to the well established fact that the way we perform our tasks is a direct reflection on us and our work ethics.

Do you believe that what you are doing is important?  Do you know about the hoes and whys?

If you truly want to find success, exercise your ability and give each chore your … (0 comments)

the woodlands: Self Limitations.... - 09/16/12 09:57 AM
Do you feel as if you are being held back from doing your best?

Chances are thst you have acquired some self limiting habits.

When I took my initial Real estate courses, each instructor made it clear that we had tremendous liability.  Needless to say I took that admonishion to heart and still do every day and every transaction.

The more we know the more we fear having negative things happen.  This is indeed self limiting on many levels.

If we are not careful, fear can absolutely paralyze us.

Realistically though,  FEAR is "false evidence appearing … (0 comments)

the woodlands: What to do when the Seller is unrealistic.... - 09/16/12 07:58 AM
What do you do when a potential seller contacts you with a series of unrealistic expectations?

Of course it depends upon the listing potential of the property he is proposing to allow you to market.

It also depends upon how much cooperation you can count on getting during the listing period.  And the extent of the listing is an important factor.

Over the years we have taken listings that appeared to be less than desired due to the owner attitude.

Some have proven to be a waste of time and money.  It would have been best in … (22 comments)

the woodlands: Define Yourself! - 09/16/12 06:58 AM
Have you ever really stopped to consider what makes you... YOU?

You might find that analysis interesting and perhaps educational. It might even unearth some buried potential.

We are all the sum of our experiences,  so if you think about what factors into your thought process you may be enlightened.

If you are totally pleased with your current levels of production, this exercise may not be for you.

If you want to add enhancements to any part of the who you have become, consider the following:

The way you perceive things is what is real to … (2 comments)

the woodlands: The Power of a Clear Mind - 09/15/12 10:44 PM
No matter how we may avoid it, hustle and bustle find their way in our lives. The result is far from tranquil.  In fact I believe we blow out thousands of brain cells weekly due to our pursuit of who knows what!Periodically we find it necessary to just find a quiet country road and take a drive.  With no destination in mind, there are no time restraints.I can literally feel layers of tension remove themselves as these drives commence.  The Ahhhhhh factor takes control, the speed slows down and my head and heart rate slows too.One more sign of our times being … (3 comments)

the woodlands: Choose wisely..... Title Companies! - 09/09/12 11:56 AM
We have shared several stories about a journey we embarked upon on May 11th of this year.

This involved an estate listing that took over a year to find a buyer for.

Once title was opened we found a raft of exceptions and problems with the title.  The closer was too busy and had no time to help us .

The title company for months did nothing except to point out the problems (one at a time) and invite us to move the transaction somewhere else.  We have never been treated so badly! Unfortunately they also treated … (1 comments)

the woodlands: The problem with perfection.... - 09/01/12 10:46 AM
Basically I have found that when you are obsessed with doing things perfectly, you don't get much done.

Any task can be redone and turned from ridiculous to sublime.  The time it took to do the redo may have been better spent .

Always put forth your best efforts.  But when you have finished with the project, be willing to accept it and move on.

Achieving Perfection is hardly ever realistically possible.

The flyers we construct as market material must be usable for a variety of media.  We want them to reflect the best the property … (22 comments)

the woodlands: Be careful what you put on..... - 08/21/12 07:30 AM
Inspired by a post on August 18th, by Myrl Jeffcoat,  where she described what the stress of loss had done to her ability to multitask,  I did some self searching.

That was when I got finished laughing a comment she made in her well done blog.

The post made me think about the importance of what we put on every day.  On and in our minds.  We are after all, multi faceted creatures.

As Meryl artfully pointed out, it is vital that we put on all the basic articles of apparel.

But it is worthy to take … (7 comments)

the woodlands: Mobile Homes AND Mansions! - 08/21/12 07:04 AM
What do those have in common?  More than you might think!

Both of them have current owners and potential buyers.  Both of them are loved by someone, and both function as a roof over someone's head.

They represent a substantial investment to their owners respectively and both provide a prude of ownership.

One brings significantly more in price than the other, but in reality is not more important.

When I started in Real Estate I had a serious snob problem.  I was showing listing and selling in the most upscale markets in the city of Houston.  I … (2 comments)

the woodlands: Pocket Parks are cool.. - 08/19/12 12:10 PM
A genuine amenity for a neighborhood is a park!

Everyone should have at least one!  The Woodlands has so many you might spend a month of Sundays finding and seeing them all.

Deep in the Wonderful Woodlands is this secluded enhanced point of interest.  It looks as if essential human habitations were artfully carved into a perfectly placed piece of forest.

It is officially a part of the Village of Alden Bridge.

Within an easy walk withing the Village of Alden Bridge via lovely concrete paths, this park offers a pavilion for parties and other gatherings, … (1 comments)

the woodlands: Raising the bar - 08/07/12 11:47 AM

Groceries can be taken for granted.

Most grocery stores of the past are ordinary,  just one more shopping chore to provide meals.

Today there are many alternatives springing up.

One of the latest in the Woodlands is "Trader Joes.". It is clearly raising the bar on super markets!

Top notch gourmet items including condiments, meats, beverages, produce and chips of all kinds  are found aisle after aisle.

The sales staff are all around to assist with friendly attitude.  They are all definately part of a team effort to make the experience pleasant.

the woodlands: Role Models?? Watch your language!!! - 08/04/12 08:27 AM

Have you ever considered how much impact your language has on those around you?

While we were at the Woodlands Mall today, we passed a pet store.  Parakeets in the window brought back a buried memory.
Birds are compact creatures , and considering all things make little mess.

They also have an advantage over cats and dogs because they talk!  Really!  They will repeat things they hear if they hear them often.

The last bird I had was named "Oscar.". He looked a lot like the bird in the photo.

He ruled the roost … (2 comments)

the woodlands: Function or Style!! - 08/02/12 11:44 AM

What do you think is the major function of a shoe?

Is it to protect your feet?

If so, this specimen as seen in a window in the Woodlands mall,  would not qualify.  Wearing a pair of shoes such as this would threaten your balance as well as the bones!

Would you consider it a fashion accessory?

No doubt to makes a loud statement in that regard.  It also could catch fabric all around your costume.  The flame has potential to rip and tear fashions adjacent with great precision.

Shoes usually give support to … (3 comments)

the woodlands: Weeds in the Attic? - 07/30/12 09:43 AM
Some transactions are more memorable than others.  Some are downright amusing,  at least after the Initial shock wears off.

It is a good idea to never underestimate the client.  You may have heard of "bats in the belfry,  we encountered weeds in the attic!

We had received a listing via referral from our favorite loan officer.  In a short time we had the place under contract and the fun and games of the inspections began.

Inspections are designed to be enlightening.  This time the inspector came out of the attic with an incredulous look on his face.
