hawaii neighborhoods: Hawaii Real Estate, Lower Sales Price vs. Intrest Rates - 06/09/09 03:39 PM
Everyone Wants a Lower Price, But What About the Impact of Interest Rates?
When shopping for a home, the natural tendency of any buyer is to want to pay the lowest price possible. It's important to keep in mind, however, that the sales price is not the only factor that determines what the monthly payment will be. In fact, the impact of higher interest rates can easily nullify any benefit of waiting for a lower price.
Why Should I Rush to Buy?
While you may have heard discussions in the media about the decline of property values in many markets, the … (0 comments)

hawaii neighborhoods: Has anyone seen my dog? - 03/07/08 06:05 AM
I was out driving around the island a few moths back and I saw the COOLEST thing!  On another agent's sign at her listing, she had a rider that was attached to the top of the sign post that was a picture of a Big Golden Retriever looking down at her information!  It was a great eye catcher and I thought that when I get back to the office, I would look on-line and order a few of them.
I have never been able to find them on-line and her sign is long gone.  Have any of you wonderful AR people seen … (6 comments)

hawaii neighborhoods: Buying a Home in Hawaii - 03/07/08 04:36 AM
Hawaii.  Just the word alone brings images to most of our minds.  White sand beaches, swaying palm trees, a refreshing Mai Tai under an umbrella, are things that many of us can only dream about.  BUT for those that are willing to take that step, these things are a daily reality!
Do I drive to the beach every afternoon at dusk to watch the sunset under a palm tree with a Mai Tai in hand?  No, I have not done that for many years...but I used to!  I prefer sitting on the wall on Diamond Head at lunch time with a … (2 comments)

I would like to introduce to you our baby.  This is Shiloh and with the help of some AR Masters, I think I will be able to place her photo here in this blog!  Thank you all for your help Shiloh says thanks too!  She is a 15.2 hand Quarter Horse and loves Hawaii!  Her best friend is Haole Boy and her sister, our other horse, is Ellie.  Shiloh enjoys eating, trail rides, eating, cool baths, eating and rolling in the mud.

hawaii neighborhoods: All About Hawaii, Oahu - 03/03/08 03:07 PM
I have been getting lots of call and emails about Hawaii.  So, Here You GO!  I will work my way around the Island of Oahu and when you are ready to come and visit, you will know exactly where you want to go!
OAHU, "The Gathering Place," is the third largest Hawaiian island and home to Honolulu, the state capitol. Honolulu was proclaimed the state capitol by King Kamehameha III in 1850 and began operating in 1905 as the County of Oahu before being renamed the City and County of Honolulu in 1907. It is the only American city founded by a monarch … (0 comments)

hawaii neighborhoods: What are you willing to do to be successful? - 03/03/08 02:55 PM
Most of us are our own worst enemy's.  We set up all sorts of sure fail mechanisms in our lives while at the same time telling ourselves that we want it all.  I have no idea why this is the case as I an not an expert on the human psyche.  BUT I do see it all the time in other professionals.  They will say things like, "I don't work on Sundays."  or "I never take calls past 5:30 PM."
The question at hand is what are YOU will to do to be successful?  Are you willing to put on a … (2 comments)

hawaii neighborhoods: Weekly Meetings - 03/03/08 02:10 PM
We have all been to our share of Weekly Meetings.  Some of the ones I have been to were a TOTAL waste of time and some were excellent.  The ones that I feel are a waste of time are the ones where a middle level manager is in charge of an office and just going through the motions because he or she are EXPECTED to have weekly meeting by the owner of the company.  These "managers" have other industry professionals come in to conduct the meeting because he or she has no clue how to pull one off on their own.
We … (3 comments)

hawaii neighborhoods: Office Time - 03/03/08 12:38 PM
When I started in Real Estate I started working with one of the biggest Real Estate Companies in town.  I figured that if they had grown to the size they were, they must know what they are doing and as I had little to no clue, I knew I would need all the help I could get!  So I sat through their "Greenie Training" and went to all of the office meetings they had for that first couple of weeks.
I remember listening to agents on the phone while I was thinking, "Oh, If I only had someone to call!"  I … (7 comments)

hawaii neighborhoods: Mr. Haiku Plantations - 03/02/08 06:36 AM
Marketing and branding are such important pieces of what we do.  Can you imagine how easy it would have been when you started your carrier if everyone you met knew you were a well qualified Realtor, Shoe Store Owner, Internet Cafe Owner or an Auto Mechanic?
I hear people all the time say, "Oh no, I'm just a small business person" or try to hush the silly title some other way.  In this world, when you are bestowed with a "Silly Title", RUN WITH IT!  It means that you have done something right!
I am a Realtor and I own a Hot Dog … (2 comments)

hawaii neighborhoods: How do you say $2,500,000.00? - 02/26/08 10:31 AM
It's a funny thing.  You can always tell the people who are comfortable with money by the way they speak about it.  If you are a Realtor that would like to start representing buyer & seller clients in the higher end homes and properties in your area, and you have to gasp when you say, "it is being offer at $2.500,000" or a client tells you that their budget is $1,800,000 for their new home, you need TO GET OVER IT QUICKLY!
You may never be able to buy one of these properties yourself, but your clients need to know that you … (6 comments)

hawaii neighborhoods: Preparing your Home To Sell - 02/26/08 10:00 AM
101 Ways to Prepare your Home To Sell
Would You Like to Sell Your House?
To a prospective buyer, the total value of your home isn't limited to the price paid.  The dictionary defines value as "that which makes anything worth possessing".  When looking at possible new homes, the buyer is motivated by what the house will do for his or her family.  Will the house serve their needs comfortably?  Will they be proud to invite friends and family into it?  Does it feel like they could settle in and be happy there?
Sometimes houses do grow on buyers, but most often the … (6 comments)

hawaii neighborhoods: Are you an Expert? - 02/25/08 03:04 PM
A very wise person once told me that people should not offer advise unless asked.  In our industry, we sell our experience and know how to our clients.  Why is it that so many of us feel the need to sell it to each other?  (Blogging does not count because if people read them it is just as good as asking what you think...)
Ask very and I mean VERY wise people what they know and for the most part, they will tell you they know very little and the older they get the less they learn that they know.  When talking … (3 comments)

hawaii neighborhoods: What color is your beachball? - 02/25/08 12:46 PM
I made a rookie mistake the other day.  I have two listings in an area and the street names are both Hulupala.  The Bigger of the two is Hulupala Place and the Tear-down is on Hulupala Way.  A Realtor called and told me she wanted to preview my listing on Hulupala Way.  I called my client to be sure we could do the showing and I then confirmed it with the other Realtor.
So I'm sitting there at the proper time and I get a call from my other client letting me know that there were Realtors at her home and did … (2 comments)

hawaii neighborhoods: Who do people see when you answer the phone? - 02/25/08 12:13 PM
You know when you're listening to the radio and you hear the voice of the DJ, and then at some point later you actually see that person?  How often does the person look like the person you had in your mind?
First impressions are key, and you know the rule, you only get ONE chance to make one.  When people call us and we answer, they will have an impression of you.  In our business, it could be another Realtor, and potential client, or an actual client on the other end.
What does your greeting say, I'm not asking what words you use, … (5 comments)

hawaii neighborhoods: Returning Messages - 02/25/08 11:33 AM
A very wise person once told me I should alway return messages and emails, even if I don'y want to talk to that person.  It seemed like a good idea, so I always have.  But why is it a good idea?  Lets take a look at it, shall we?
In our business, or any business for that matter, our reputation and professionalism will always get tangled into our success.  If a person has a negative impression of you and your name comes up in conversation with others, what do you think he will say about you?  Probably not nice things.
By our always … (11 comments)

hawaii neighborhoods: The Canadian Rockies - 02/25/08 05:03 AM
When you run your own business it seems that that business is just like your child.  Leave it unattended and it might be all over!  Gayle and I have been in business by ourselves for around 15 years.  We live in Hawaii so it could be argued that everyday is a vacation.  While this might be true, we...I...also work everyday.
Due to the demands of our business, we have for the past five years taken separate vacations so one of us could watch the store.  We have a great staff but when things go really wrong we do have to step … (0 comments)

hawaii neighborhoods: Hawaii Real Estate for International Buyer - 02/25/08 04:18 AM
In the middle of the Pacific Ocean, there is a place filled with White Sand Beaches, Palm Trees and gentle Trade-winds.  This is the place of Kings and Queens and warm inviting people.  This is Hawaii.  7 islands and hundreds of wonderful communities with one common bond, the spirit of Aloha.
For people around the world, Hawaii has been a gathering place for friends and family for many years.  But for the International Real Estate Buyer, the Hawaii of today is even more...it's On Sale!  With the decline of the US Dollar against most international currencies, your Euro, Yen, Canadian Dollar and most … (0 comments)

hawaii neighborhoods: Talking House - 02/24/08 06:28 PM
Talking House has been around for almost ever.  The system is not real expensive but I feel like if it were GREAT, they would be all over the place.  In this world of cell phones, a prospective buyer pulls up in front of one of my listings, they like what they see and they call me directly for more information.  This is my one shot to start a relationship.  The Talking House system seems to take that away.  What do you think? … (12 comments)

hawaii neighborhoods: Market to International Buyers - 02/24/08 06:22 PM
Hawaii!  Would you like a home in the Islands?  I think most people would.  With the drop in value of the US Dollar, international buyers will find these homes "On Sale"!  The question I have for all of you, is what do you think is the BEST way for me to get my best listings under the nose of these buyers?  HELP!!! … (3 comments)
