michael ramsey fujita: Oahu Homes For Sale - 08/07/13 04:08 AM
Owning a home on Oahu is still an excellent idea and very affordable, even with the recent increase in mortgage rates.  There are many advantages in owning your own home or condo, things like tax breaks, being able to call it your own, building wealth, having a home to leave to your child, having pets, having a yard for the kids to play, the list can go on and on.

The process to buy your own place can be overwhelming, especially
if you don't have a real estate pro on your team.  Here's a tip, take a breath and call … (1 comments)

michael ramsey fujita: Honolulu Property Tax Rates - 03/02/10 02:28 PM
The mayor of Honolulu announced today that he was going to propose a small hike in the Property Tax Rate for Non-Owner Occupants.  The rate for owner occupants is $3.42 per $1,000 in value for residential properties on Oahu.  The hike is slight and will not affect the current rate for owner occupants.
This means that if your home is worth $100,000, your annual property tax would be $342, assuming you don't have any exemptions for the value, which you would, being an owner occupant.  These exemption increase as the owner gets older.
The main thing to remember here is that … (3 comments)

michael ramsey fujita: Asbestos In The Home-The Whole Story - 02/16/10 06:41 AM
Asbestos in the home is a scary prospect for today's home buyers. Over the years, they have been getting more and more concerned about Asbestos in ceilings, flooring tiles and anywhere else it my be hiding. We have teamed up with the Mesothelioma Center to get the facts to you.
Where Asbestos Can be Found:
In the Home The amount of asbestos that can be found within a home depends on when the home was built or renovated. If the house, or anything in it, was built before the mid-1970s, there is a good chance of finding asbestos-containing materials. However, asbestos … (0 comments)

michael ramsey fujita: Has the Real Estate Market Hit the Bottom??? - 07/27/09 04:12 PM
Have we found the bottom of the Housing Market? Well for the third month in a row, sales of new homes have increased. Last month sales were up 11% and as many “economy watchers” look on, the news is a welcomed sign of things to come. We have to stop here to mention that each area of the country is different and National Numbers often hold little clout in regional sales figures, but never the less, this is great news.
Here in Honolulu, the real estate market has been a “mixed bag” for some time. Some areas of Oahu have been … (0 comments)

michael ramsey fujita: Honolulu Realtor Training - 07/01/08 11:03 PM

So, you took the class to sit for the State of Hawaii Realtor's Exam, passed the test and now you are a licensed Realtor-Associate in Hawaii!  Well Done!  You may have even hit the ground running and went out and hung your New License with a Real Estate Company here in the Islands.  Then you sat, waited, did their "Training", did Open Houses for other Realtors, and then waited some more.  You have the best intentions and if you could only get a client!  You would be the Best Realtor Ever!  I know how you feel because I … (1 comments)

michael ramsey fujita: Internet Real Estate Search - 06/29/08 11:59 PM
Hi All- The numbers of home shoppers that are using the Internet before they call a Realtor is mind blowing!  I was shocked when my wife found our first home on line and set an appointment to meet the Listing Agent at the house and that we bought it!  Before that, the Internet seemed so far away.  This was many years ago and now it's 2008...just in case you were not sure.  Hawaii Real Estate buyers seem to be even more "Akamai" or Internet Savvy than most.  Our shoppers are looking for Real Estate on small islands in the middle of … (4 comments)

michael ramsey fujita: Unnatural Business acts - 04/05/08 12:46 PM
In these changing real estate markets it is of vital importance that Realtors constantly push themselves to do more, better, faster, friendlier, more professional, more realistic and to be a better all around professionals.  The funny thing is that we keep saying "Changing Markets" but the truth is that these very markets changed and have continued to change several more time from the time the sub-prime market fell out.
I digress, in order to grow professionally, we must force ourselves to "Commit Unnatural Business Acts".  There are businesses practices that some of us do very well, like marketing, copy writing or speaking in public.  … (1 comments)

michael ramsey fujita: Love all, serve all... - 04/01/08 07:49 PM
As a Realtor, I am bound to protect and serve my client's best interest.  From the start of the transaction, I am on guard, on the watch, on the lookout for ANYTHING that needs to be fixed, brought to my client's attention, or whatever so that my client ends up where they want to be.I have written in the past about being the professional's professional in transactions and always taking the high road, especially when working with...less capable...professionals, but I now find myself...at a loss for words (Restricted by the NAR to say what comes to my mind) about another...agent (I think … (8 comments)

michael ramsey fujita: Two GIANT Thumbs Up for Wii! - 04/01/08 03:58 PM
In this busy world and industry (Real Estate) that we are all a part of, time off is a premium.  Making the time and to play with family and friends and getting everyone there is pretty tough.  We are not "Gamers" by any stretch of the imagination, in fact the last electronic game I owned was the original Nintendo (1991ish) and I did the "Legend of Zelda" on it and that took me nearly two months to finish.
Gayle and I have been looking for the Wii Game for months and we finally found one at Best Buy about a month … (3 comments)

michael ramsey fujita: He is Such a Great guy! From the Honolulu Realtors - 03/26/08 10:11 AM
When speaking to clients or other Realtors, there is this "thing" that some people do that makes me Crazy.  While talking to a person and they start with the,"I know him very well's" and the "Oh yes they are very close friends of mine's" and all the name dropping rubbish.  Why is that so many professionals feel the need to do this?  It is because the lack the confidence in themselves so that they feel the need to be know by their "associations" rather than by their past performance and track record.
I would like to urge all to think about saying … (0 comments)

michael ramsey fujita: Who's job is it anyway? - 03/25/08 05:40 PM
Being a Realtor, we at times have transactions where the other Realtor does everything they are supposed to do throughout the entire process...and there are times the other Realtor, simply put, does not.  We may never know why the other side dropped the ball but the fact is that it happens.
When I am in a transaction, like all other Realtors, I watch out for my client's best interest.  In situations where I have to pick up the slack caused by another professional's lack of ability, I just do it.  I am paid to complete transactions for my clients.  They will … (8 comments)

michael ramsey fujita: Honolulu Real Estate - 03/21/08 10:19 AM
As a Honolulu Realtor, I get asked all the time which is the best website to go to to see what is on the market in Honolulu.  While my personal website had an awesome property search on it that showed not only the Active Listings, it also showed the properties that are in escrow and the all of the properties that sold as well.  My website is http://www.greathawaiianhomes.com/.  After a year of helping people with a complicated search piece, we have gone to a direct link into the Honolulu MLS as a way to simplify things.  That link is http://hicentral.com/properties/isle.asp?isle=1&type=mls and … (2 comments)

michael ramsey fujita: Hawaii Real Estate Agents - 03/21/08 09:37 AM
I had a funny experience a while back.  We were in escrow on a Single Family Home in Ewa Beach on Oahu, and the buyers insisted on using a mortgage broker that they knew from their home town in Washington State.  My only concern was that they were comfortable with their team so we went forward.
Real Estate in Hawaii, and more to the point, Single Family Homes, are often built using what is known as "Single Wall Construction."  Often it is Redwood T&G planks.  They can do this because we don't have harsh winters here so there is no need for heavy … (10 comments)
