I suppose we shouldn't be griping here on the coast of North Carolina, at least not so far as the weather is concerned anyway. Most of the state has experienced true winter weather, either in the form of snow or ice over the past few weeks. More is forecast for this coming week end. We here along the coast in Wilmington, Topsail Island and Hampstead, have not had the pleasure of even a snowflake. At least not that I have seen, anyhow!

Soon we will be celebrate Fourth of July on the coast of North Carolina. The tents selling fireworks are dotted along the roadside, the farmers markets are in full swing with watermelons, sweet corn, squash and tomatoes. All of the beach shops are crowded with tourists making their summer beach towel, sand pails and umbrella purchases. There is a strong scent of coconut oil in the air. The flags and bunting are already up!

My husband always tells me that when I write (and for the most part I write all of his blog entries) I shouldn't specify the area as coastal North Carolina. Well, why not? That's where we are! To me, everything east of I 95 is the coastal plain of North Carolina. So, when I say "come, go coastal in North Carolina," that covers a pretty big area. In the case of Sea Coast Realty, all the way from Southport to Swansboro. That's properties in Brunswick, New Hanover, Pender and Onslow counties up and down the coast!

We've been to the office and Kathy put everything back to normal. (Well, what constitutes normal for our group), All the computers are back online, although Kathy's having a small glitch with one of our older desktops. Judy was in the office this morning and Bob was taking over this afternoon for floor duty. 
We drove the island and checked on our client's houses and everyone seems to have come out of the storm relatively unscathed. We do have some shingle issues to take care of, but again, whew!!!

It is the final HUGE week end for the summer visitors on Topsail Island. Both Kathy and I noted yesterday that the ICWW was sidewallk to sidewalk with boaters. The weather is hot, humid and perfectly suited to a day on the water, lazily making your way to the marina in Surf City, or down to Bluewater for a leisurely lunch. The "ditch" is coastal North Carolina's liquid interstate highway, providing ingress and egress to the myriad water based communities along its length. Topsail Island is a barrier island just off the coast of North Carolina. The ocean waters here are an unbelievable blue, shocking when you consider that this particular blue is normally seen in the Caribbean waters or in the Keys. It always surprises friends when they view photographs from the beach. "Where is this?" "When did you travel to Key West?" We traveled to Orlando by car for the Star Power conference, and arrived on Monday evening, which allowed us a full day on Tuesday to rest, relax and plan. All of our team members were staying in the same hotel, just moments from the site of the event. Used to be that a 720 credit score was considered to be pretty darn good. Now we hear from our lending partners that "we are taking a really hard look at a 720 score".
Here on the island, our primary buyer is shopping for a second or vacation home. As I have written here before, our prices have stablilized and are now at supportable levels. There are also some really great deals on Topsail Island and we are seeing some savvy buyers take advantage of those opportunities. We cannot be the only folks suffering in this heat - our friends in Arizona must be experiencing that "dry heat" (Hi Leolinda!). Our North Carolina heat is more like a wet towel that smacks you in the face when you walk out the door. Thankfully, since we are here on the coast on Topsail Island, we always have an ocean breeze to lessen the impact of the heat. As we move into the cities of Wilmington and Jacksonville, it becomes painfully apparent that all that asphalt and pavement really does add to heat index.

Today, we are watching our niece, Skylar graduate from high school. We are not there in person but here in our home on Topsail Island in North Carolina. She is part of the 2008 graduating class of Patch American School in Stuttgart, Germany. We are watching via a live web cast being transmitted all aound the world to those of us interested in this one particular class of graduates. There is a father watching his daughter receive her diploma from his deployed position. Well, I am amazed! My wife Kathy has lived in North Carolina all of her life and I have lived here for more than 40 years and neither of us knew about the deep water coral reefs located just three hours by boat off the coast. The reefs have been known for decades but it is only recently that scientists and researchers have been able to get to them. Along with extensive coral formations, the reefs can include massive, million year old mounds formed by a mix of coral and trapped sediment, according to the South Atlantic Fishery Management Council. Cannot believe it is already April. I know I just wrote that post about Daylight Savings Time. Aren't all of you amazed by how quickly the time passes? The market is definitely picking up. Our team, The Burchfield Group has written and/or accepted contracts for 13 properties in the last month. Sellers have finally come to the realization that 2004 is actually past and those pricing levels are unsupportable in today's market.
