peoria realtors: Are you still unhappy moving to the 2nd quarter??? - 03/14/11 10:51 AM
I am busy trying different marketing ideas to find one group but not really one person.  I am trying to find the group of "Unhappy Realtors".  I know you are out there.  I know your transactions can't close in 30 days or less and you need help.  I can close in 25 days.  Major Short sale banks are telling you to close often times in 30 days or less.  Does your lender operate well with those terms?  I do.  I am licensed under the NEW licensing system and work for a large west coast Privately Owned Mortgage Banker.  I can offer … (0 comments)

peoria realtors: Expired Listings...Love them or not?? - 03/08/11 06:01 AM
Does anyone work Expired listings?  Two reasons a listing may go expired...1) Foreclosure nothing we can say about that.  2) Owners decide they can't get the price they need to move on to thier next home.  Whether that is a move up or a move down WE can help those owners.  If they were taught how they can take less cash to thier new home and maintain the payment they "thought" they were going to have in their new home isn't that worth the exercise?  With my method of "Below Market Financing" buyers can be shown how they can have the … (4 comments)

peoria realtors: Service Promise ...From the Chairman 25 days or less... - 03/06/11 01:58 PM

peoria realtors: 3% Down or 3.5% down there is a difference... - 03/01/11 02:37 AM
In Arizona we have a golden opportunity to help the local economy (housing market in particular)...Why not specialize in the HUD Foreclosure market and or Fannie Mae's Home Path Product???  Both entities pay closing costs...Both down payments can be gifted.  With a 640 credit score for HUD and a 660 score for Home Path the credit requirements are not that outrageous.
Why Doesn't Fannie Mae reach out more to the Real Estate Community?  Many Realtors I meet with over 10 years of experience do not know of Home Path and what it can do.  After 3% down payment for owner occupants they … (2 comments)

peoria realtors: Unhappy with Lender? What a shock!!! - 02/15/11 05:57 AM

I know you are out there and you know who you are.  You have been selling Real Estate for over 10 years.  You are not happy because something is missing but you can't think what IT IS??? You know the market is different yeah but everyone has that issue.  I just came back from time off with my family so I don't need to be away.  I have energy I personally feel great but I can't put my finger on it.  My Team?  Title company is doing great things for me...staying late helping me with marketing and printing my fliers … (1 comments)
