Real estate investors make their money in Honolulu differently than someone in the Midwest.  
    
In most parts of the country, investors have one thing on their mind, CASH FLOW.  Will the property rent for more money than the carrying costs.  The amount of positive cash it has, determines the desirability.  A savvy investor in Indiana would rarely consider a property that had a negative cash flow or break even for that matter.  A successful investor in that part of the country keeps adding properties to their portfolio to increase their monthly positive cash flow.

Below is the sales activity for the month of January 2014 compared to the previous month and the same month last year.  This covers resale homes for Honolulu County (Oahu). 
Single Family Home sales volume and prices took their seasonal dip compared to the month before, but showed increases in price and volume compared to the same month last year.  Low inventory levels are continuing to keep pressure on the market.

honolulu: 2012 Hawaii VA Mortgage Limit for 100% Financing - 12/05/11 12:11 PM
Beginning January 1st, 2012 the VA Mortgage limits for 100% financing for Hawaii will be going down a little.
For Oahu County is will be: $695,750
For all other Hawaii Counties it will be: $625,500
VA Jumbo loans will be handled the same way.  Most of the Hawaii lenders require 25% down payment for anything over the limit.  For example a purchase of $795,750 on Oahu would require $25,000 down.

Single Family home median prices and sales volume is up from last year.  Condos and townhouses are seeing a similar pattern, with the year to date median price matching last year.

Hawaii has some of the lowest real estate taxes in the country.
Beside being in paradise and having limited amounts of land, which put pressures on the real estate values, we do have very reasonable real estate taxes. 
The reason for this is that we do not fund our school system through real estate taxes.  Schools are funded by our state general fund.  Real estate taxes pay for county government services.
In parts of the country folks will let their land go for back taxes.  That is unheard of here.  When the economy took a big tank on the mainland, we … (10 comments)

If you are looking to buy or sell a home you may want to ask a question of you real estate agent before making a decision on whether to work with them.
Do you do this full time?  In other words is this their primary source of income? This report covers areas including: Kalihi Area, Kalihi Valley, Kalihi Uka, Kalihi upper, Kalihi Kai, and Kalihi Lower, which is part of Honolulu, Hawaii.  These numbers reflect only the totals and average sale prices.
Single Family homes sales have softened. Average sales price of single family homes has slipped a little year to date.  The big issue is that sales volume has plummeted considerably.  With more than 9 months worth of inventory and low interest rates buyers will find the Kalihi area a good place to negotiable sellers and the home of their dreams.

The September 2008 numbers are in.
Single Family Home Sales saw a major dip in the median price and sales volume from August and the same period last year.  While prices had been fairly stable until September the challenges in the lending industry and tourism industry may have finally hit us in a more substantive way.
Condominium Sales had a larger drop in volume and median price.
With interest rates still holding on the low side and inventory level up a little; buyers should see it a good time to take advantage of the market conditions in most areas.

There seems to be a big difference between reality and perception in the real estate business.
While looking at the numbers for Oahu (Honolulu County) for May 2008 something jumped off the page at me.  The median price for condos and townhouses hit a record all time high.  The median price for single family homes was just a hair short of the record high.
How many times have I heard buyers are waiting for the market to bottom?  They may be waiting a long time here.  The market has gone up not down.

Sales volume has seen slippage since the last two years, while median sales price has stayed stable and average sales prices showed an increase over the same period last year.
With interest rates remaining low and a good selection of inventory, buyers will continue to find the home of their dreams on Oahu.
Sellers will find their homes selling, with proper marketing and correct pricing.  If they are over priced and are not properly prepared they may sit on the market for an extended period of time.

Single Family Home sales began to slow the end of the year and continued on January and February.  Even though sales volume is considerably off, median sales prices have stayed fairly stable.
Condominium sales had a drop in volume while the median price has shown increase.

While other parts of the country have suffered, Oahu (Honolulu County) has been a pretty stable market.  Even though the resale volume is down from the hot market in 2004 & 2005, prices have remained stable.
Why do I think things have been generally better in Hawaii?

In our broker's forum today we got an update on the soon to be coming electronic lockboxes.  The target rollout date for the Honolulu Board of REALTORS ® for electronic lockboxes if August 1, 2008.
The product and system selected by the Board is the SentriLock, REALTOR® Electronic Lockbox.  The company has developed a new product to meet our needs in Hawaii.  The new box is not pictured on their website yet.
