I put off going for my e-PRO designation for some time. My initial instinct was that I was pretty techie and already had my CRS. Why would I need e-PRO? Over the last few months a few friends of mine including WooHoo Sally Cheeseman picked up the e-PRO and felt it was worth getting. As part of my business plan to take professional development classes and earn key designations, I decided to go for it. Even though I am a technically knowledgeable guy, how would the public know? You read and followed the best advice for getting your home prepared for sale. You removed negatives by painting, upgrading flooring and counter tops. You have wonderful curb appeal, you had a landscaper come in and make yours the nicest looking yard on the block. After reading and watching cable TV you even had your home professionally staged. So far so good. Man your home is looking so good. It is looking so good that you are sure it will sell for more than the others in your area. Earth to seller you are leaving the path. This is becoming a big problem in my market as I am sure it is in all markets. Here is a common scenario: You receive an offer on one of your listings and it has an attached loan approval letter. The loan is for 100% financing, the contract is messy, not complete and may have a unusual request or two. I think the answer is both. Shows that talk about flipping properties seem to ever simplify the process. I find clients, who think they will buy a home, slap a few thousand in it and flip it for giant profits, all in 10 days. That is where some of the shows on television have hurt us a bit. Since becoming a Realtor, I have been told on several occasions how lucky I am when I get a good client or complete a tough transaction. I hear agents say that about other agents when they have some success. My response is always they same. It is not luck. In the last couple of years I have picked up several clients at the office. Often underestimated by Realtors is importance of the relationships you build with other professionals. Networking is not only something you do to get clients it is something you do to enhance what you do for your clients. Let me give a couple examples of what I am talking about. Example #1 During the peak of the market I submitted an offer on a single family home. I got a call back from the seller's agent, who was broker for a large real estate firm. She indicated they had multiple offers; a couple a little higher than ours. They decided to go with us.

I have seen several of these listings in the past and it gets under my skin. A townhouse listed as a single family home. What is the agent thinking? If a buyer is looking for a townhouse he may never see it. When it all said and done it will negatively affect the sales numbers for the area. The average sales price for the neighborhood will be lowered. The number of town home sales will be reduced. My real estate training now includes diet and exercise. To work the many hours and perform at the highest level, it requires being in good health. My day today began at the Mililani YMCA at 6:00am. Stretching, lifting weights and a nice ride on the stationery bike got me ready to hit the day. I am sure that some of you started your day in a similar manner. When meeting a perspective client the meetings tend to go a lot smoother if they recognize you form your advertising campaign. mililani: Mililani Trojans Track & Field Head Coaches Step Down

The news came as a bit of a surprise to many of us in the community. Mililani High School has enjoyed a great deal of success in track and field the last few years. Girls head coach Dane Matsunaga and boys head coach Marshall Ochi will be stepping down and will be sorely missed. According to news reports both head coaches cited family reasons. Coach Mashall Ochi, lead the Trajan boys for one season. The boys team won the OIA championship and took fourth in the state championships. Coach Ochi, cited conflicts in his work schedule and he was getting married this summer.

The Mililani High School Football Trojans, Coach Darnell Arceneaux, his staff and team parents are putting on a football camp for the community. The event will be held on June 2, 2007. The passing and agility clinic will help teach area youth some of the skills required to play the game of football. Youngsters up to the age of 12 years old can participate for free. Do you remember when to communicate with clients; you visited them or picked up the phone? Business was done in a much more personal way back then. Letters and notes were commonly hand written and if it was official we may have type written it. Back then clients were loyal and your friend. One day a new invention changed the way we do business.
