The Wahiawa real estate market slowed the 1st half of 2006, but seems to have rebounded in the 2nd half.  With low interest rates and a little more inventory, buyers are coming out again to buy the home of their dreams.

mililani: Mililani HS Wins OIA Softball Title - 01/27/07 03:14 PM
Mililani defeated Campbell to win their first O'ahu Interscholastic Association (OIA) softball title since 2002.  Pitcher Makani Duyaylonsod pitched a complete game and hit a solo home run in their 4-2 victory over Campbell High School.
During the regular season Campbell beat Mililani in both of their meetings and scored a total of 13 runs.  In the championship game pitcher Duyaylonsod threw 7 strike outs and gave up only 1 walk.  The Mililani Trojans have played errorless ball in their last two games and are looking sharp.

mililani: Mililani High School Cheerleaders Take Their First State Title - 01/27/07 02:53 PM
Congratulations to the Mililani High School Cheerleaders, coach  Renesha Kierstedt her staff and parents!
Mililani won their first state title in front of a crowd of 2500 at the University of Hawaii's Stan Sheriff Center. 
Mililani won the large school division with Kamehameha close behind in second place.  Mililani finished with 332.5 points followed by Kamehameha with 327 and Kealakehe with 285 points. Kamehameha had won state titles in the past 5 years and was the favorite to repeat this year.

The Mililani real estate market has slowed some, but it is still vibrant.  Buyers are buying and sellers are selling.  We have seen record numbers of sales in recent years, but are still seeing a lot of good real estate activity in the Mililani area.  With low interest rates and a little more inventory, buyers are coming out to buy the home of their dreams. below are the numbers of properties sold in Mililani for the last few 6 month periods.

Just north of the planned community there are three valleys that also fall under the Mililani zip code.
Just above Mililani Mauka is Launani Valley.  To get there you take the Mililani Tech Park exit and turn right to drop into the valley.  Launani Valley is made up of several townhouse and condo complexes.  At the very bottom of the Valley is a single family home development.  Launani Valley is also across from Wheeler Army Air Field, which is now part of Schofield Barracks Army Base.

Mililani is a unique planned community on Oahu. 
It has the most recreation centers that are privately owned by the home owners.  There are seven recreation centers, six with pools.  The rec. centers provide such activities as scouts, martial arts, chess, music, swimming, community meetings and crafts.  The City and County of Honolulu maintains several parks, including the District Park that has a skate arena.  Mililani has more soccer, football and baseball fields than anyone where else on Oahu.

The part of the Island of Oahu with the zip code of 96789 is known as Mililani.  It is in the center of the island over looking Pearl Harbor.
The main part of the Mililani area is a planned community developed by Castle and Cooke (formerly Dole).  It was named an All-American City.  Originally Mililani was pineapple fields.  In the early 1970's construction began and the town was born. The town should be finished the end of 2006.

Most Realtor friends of mine have a philosophy of not being involved in politics and never even discussing them.  That is a good plan if you are a mushroom.  Not so good for anyone involved with their community.
I am not talking about partisan politics; I am speaking about helping to push for needed law changes to better your community.  You can get involved through your Board of Realtors or State Associations legislative committees.  The last two years I joined Realtors to lobby the legislature and City Council for needed law changes.  It didn't take much time.  It was time well spent.

mililani: Oahu Had a Sales Surge in December, Will January be as Good? - 01/23/07 02:57 PM
December on Oahu had a sales surge.  We are all anxiously awaiting the results from January to see if it is a trend.  Experts have predicted the down turn in the market, but consumers may not be so convinced.  With low interest rates and a reasonable selection of inventory, buyers are still looking to jump in.  If the Fed keeps rates low through 2007, we may not see a record breaking year like 2005, but we may see a strong real estate market.

I am writing this post from the Gazebo at The Town Center of Mililani, while running a rated chess tournament today.  I am wearing the official Hawaii uniform of shorts slippers and my Century 21 golf shirt embroidered with my information on it.
A realtor friend of mine questioned why I take an entire day off to run these events?  "Aren't you too busy to be hanging out at the mall all day"?

While on floor duty yesterday I answered a call from an out of state home owner.  He currently has another local Realtor managing his property about a mile from my office.  He is considering selling the home.  Whether he decides to sell or keep it rented it will be with another Realtor.
After gathering the basic information, I asked him why he was called us?  He told me that his existing agent collects the fees and that is all.

Yesterday I saw a picture of our first Ferry in the dry docks on this morning's news report.  The first vessel is getting its finishing touches.
They are projecting July 2007 as the start date of the service.
As we speak pier 19 in Honolulu is being reconstructed to allow the loading of vehicles.
General Robert Lee our state Adjutant General and head of Hawaii State Civil Defense announced that Homeland Security planning to install their newest state of the art security measures.  General Lee was not prepared to release information on the new technology at this time.  Hawaii will be the first … (29 comments)

Everyone with a television has heard of Michele Wie.  The Punahou High School golfer has taken the profession golf world by storm.  Many attribute her success to her privileged private school nurturing. Michele is the total package she is young, beautiful, pleasant and a great golfer.  She is exactly what every sponsor and golf tournament organizer dreams of.
Over the weekend at the Sony Open we saw Tadd Fujikawa a 5'1", 135 lb., 16 year old sophomore from Moanalua High School amaze and dazzle the golf world becoming the youngest player in 50 years to make the cut at a PGA tournament.  … (10 comments)

In several recent blogs and posts this question has come up frequently.  Several agents seem very defensive about online services and how they may replace Realtors one day. 
I have only one thing to day about that.  Get over it!
Yes there is more information than ever out there.  Yes clients have more knowledge than ever.  No they are not prepared to go at it on there own because of Google, Zillow, Realtor.com or Yahoo.

When I got in the business I decided on a few things up front.
I will not cold call anyone.I know lots of people and I need to be sure they know I am a Realtor.I will never sell anyone something they do not want or will hurt them.I will have fun at all times.One for the first things I did was to be sure my picture was on all my ads, signs and literature.  I was fairly well recognized for several other activities in our community, but not necessarily as a Realtor.

One of the problems I ran into after entering back into the real estate business was that I began to balloon up.
As real estate agents we do not do much in the way of physical activity.  I climb the occasional set of stairs to a 3rd floor condo.  I may even walk across a parking lot or two, but that is about it.
Our sales meetings usually have refreshments, all of our training classes supply food.  Not veggie platters either if you get my drift.  The worst of all is the non stop flow of treats to out office.  The loan officers, … (20 comments)

Starting January 1, 2007 our excise tax on Oahu was increased to 4-1/2% from 4%.  The money is to go towards a rail system.
Here are a few of the problems with the direction this train or may I say the train wreck is heading.
                                                          
First from my selfish side; realtors have to pay the tax twice.  We pay it when we get paid our commission and then again when we spend our money.  The worst part is that we will not be able to use it.  Our line of work requires a vehicle to transport our clients from house to house.

Mayor Hannemann announced yesterday that a ferry running from the 2nd City of Kapolei to Honolulu will be ready to run in April to provide some traffic relief.
The Ferry system will include at least two boats that seat 150 people each.  It will run from Kalaeloa to Pier 9 in downtown Honolulu.  Now I am not a rocket scientist, but how will two boats with 150 seats bring traffic relief.  Politicians love their toys.
Over the last few years there have been several test projects for the ferry system.  It was commonly thought that the system died.  Apparently we were wrong.

After changing my mind back and forth I went ahead and made my travel plans today.  I found very reasonable airline tickets, got a great price on a room across the street at the Tropicana and registered online for the convention. 
Everything looks great except one thing.  I looked up the weather report for Las Vegas.  34 Degrees!  What was I thinking.  The weather in Honolulu is 80 degrees and sunny.  I guess a swim in the pool is out of the question.
Maybe I will get a pair of electric socks.  Do they still make them?

I fall in this category, do you?  I can not live without my electronic toys (tools).
My life as I know it would not be the same without my Treo Phone, Laptop Computer, Sprint Broadband Card, Digital Camera and various memory sticks and cruzer drives.  That is what travels with my in my brief case.  When at home or the office a scanner and various printers make the picture a little more complete.
