This year I began teaching continuing education classes for real estate agents.  It has been a positive experience for the first month of classes.  I got positive feedback, but saw things I could improve.  One broker who attended two of my earliest classes had some teaching and speaking experience and graciously sat down with me after class and helped my identify areas I could fine tune.  Some of the instructors in our area are really good and have been it for years.  That puts pressure on me to be at the top of my game.

While wading through the 250+ or e-mail messages that came in over the last 24 hours, it hit me.  I never considered myself the most organized guy in the world, but at that moment I realized how organized I really am.
On an average day, I receive an average of 200 to 300 e-mails a day through nine e-mail accounts.  25 to 30 phone calls, plus mail, faxes and blog comments.  Yet I still find time to visit clients, show properties, do inspections, create flyers and  virtual tours, attend meetings for several boards and committees, … (23 comments)

On one of my new listings that went on the market this last week, I had an agent show it twice and call to tell me they were coming in with an offer.  I did expect this one to sell fairly fast, so I wasn't surprised by the immediate interest. 
I just closed escrow on a condo just down the street that had almost the same floor plan and was a few square feet smaller built by the same developer.  It recorded the day before and went in escrow in just a week after putting it on the market.

I am not sure why some agents do not get this.  You must submit all offers immediately!
HAWAII ADMINISTRATIVE RULES - TITLE 16 /  DEPARTMENT OF COMMERCE AND CONSUMER AFFAIRS  - CHAPTER 99  /  REAL ESTATE BROKERS AND SALESPERSONS
16-99-3(j)  A licensee shall transmit immediately all written offers in any real estate transaction as defined in section 16-99-3.1 to the listing broker who has a written unexpired exclusive listing contract covering the property.  Each written offer, upon receipt by the listing broker, shall be transmitted to the seller immediately.
