There are signs all around, that the real estate market in my area is recovering.  Today I held an open house at an older home near the Mililani golf course and had the largest turnout I have seen in at least a couple of years.  We may have multiple offers coming in.

There are signs the real estate market is not all bad.
The newspaper is not giving you that message. It almost appears the new media is determined influence the real estate market rather than report on it.
In the last few weeks I am seeing signs of things picking up in many of the communities I service. I am getting more showings on my listings and have several buyers who were waiting in the wings now actively looking for a new home.

Among the real estate agent in my area who claim to be doing poorly, I have found many have simply stopped working.  I try to make appointments to show listings and find a third of the agents not returning phone calls or e-mails in any reasonable period of time.  Hard to sell a home if no one can view them.

Gasoline prices that are matching the price of milk in Hawaii. Mortgage companies closing their doors all over the country. Airlines raising price, filing bankruptcies, parking planes and closing their doors. Military troops in large numbers in harms way overseas. Auto sales way down Visitor counts off.  Living in Hawaii, you would think the economy must be in the tank.  Well it isn't!

real estate market: January 2008 Oahu (Honolulu County) Residential Property Resale Statistics - 02/05/08 07:08 AM
Single Family Resale Median Prices are consistent in January 2008 with January 2007.  After seeing price increases earlier in 2007 Single Family Homes saw the median price in January dip back to the 2007 level for the same period.  Sales volume continues to be down from the previous 12 month period.
Condos and Townhouses saw a slight increase over January 2007 for the median price, while sales volume saw an even larger drop than the single family homes saw.

Single family homes have really slowed down dramatically.  There is still nearly years worth of inventory in Hauula.  Both sales volume and average price has shown significant slippage.  It is clearly a buyer's market in Hauula.
With lowered prices, high inventory levels and low interest rates buyers should be able to find the home of their dreams.

Single Family homes sales have softened. Year to date average sales prices of single family homes have are up slightly over last year.  Sales volume year to date has climbed faster.  With mortgage interest rates and inventory relatively low, we may see a strong finish for the rest of 2007 in the Waipio Gentry Area.
Condo and townhouse sales have seen average sale price climb.  Sales volume has dropped some from the 2006 volume, while average sales prices have shown a modest increase.

This Mililani sales report covers zip code 96789 which covers both the Mililani Area (which includes Mililani Town, Launani Valley) and Mililani Mauka.
Single Family homes: Sales prices in Mililani have are consistent year to date with 2006 numbers in all Mililani areas, with the exception of Mililani Mauka which has shown a slight gain..  Year to date Sales volume in the Mililani Town and the valleys while has dropped by nearly 20%, while Mililani Mauka sales volume has had a slight increase. The Mililani real estate is still moving strong.  We are still seeing good real estate activity in the Mililani area.  With low interest rates and some selection in the inventory, buyers are still able to buy the home of their dreams, while sellers are beginning to see properties moving again.

Single Family homes sales in Wahiawa/ Whitmore have shown increases. Average sales prices of single family homes are slightly up year to date from 2006 levels.  Sales volume is down a little over 9% year to date.  It appears to be a balanced market for both buyers and sellers.

The October 2007 numbers are in.
Single Family Home Sales continue to show a small rebound in volume and another modest increase in median price in October.  From this time last year the median price has shown a modest increase.
Condominium Sales had a slight increase in volume over the previous month while the median price saw a small drop from the previous month. 
With interest rates remaining low,  both buyers and sellers continue to advantage of the market conditions in most areas.

Average sales prices of single family homes are slightly up year to date from 2006 levels.  Sales volume is slightly down year to date.  Current inventory levels have gone down in the last couple of months making it a more balanced market for both buyers and sellers.

September 2007 numbers are in.
Single Family Home Sales set a new record high for the median price in June and came back down a little.  From this time last year the median price has shown an overall modest increase.
Condominium Sales matched the record high for the median price that was set in June 2007, which is up from last year at this time.  Sales volume was down a little. 
With interest rates remaining low and a nice selection of inventory, buyers and sellers can still enjoy this market.

You read and followed the best advice for getting your home prepared for sale.  You removed negatives by painting, upgrading flooring and counter tops.  You have wonderful curb appeal, you had a landscaper come in and make yours the nicest looking yard on the block.  After reading and watching cable TV you even had your home professionally staged.  So far so good.

The below figures include both fee simple and leasehold properties.  These are only the totals and averages.
Single Family homes sales have softened. Average sales price of single family homes has begun to climb again.  Both May and June have shown that trend over 2006 numbers.  Sales volume is down from last year.  There is currently just a little over 5 months of inventory, down from 8 months in May.  If these trends continue Salt Lake is moving from a buyers market to more of a balanced market.

real estate market: June 2007 Real Estate Sales Activity for Ocean Pointe, Hawaii - 07/07/07 04:52 PM
Ocean Pointe a planned community in Ewa Beach, Hawaii (makes up part of tax map key 191).
Single Family homes: Although year to date average sales prices of single family homes have seen some dropping, we saw a little bit of a rebound in June.  Sales volume is still down from 2006 levels.  Inventory has come down a little but we are still looking at 7 months worth.  Buyers will continue to find sellers that may be a little negotiable.
