agents: COMMISSIONS EXCEED 100 BILLION ( the pie slice) - 07/11/21 06:22 AM
There is blood in the water just like there is gold in the hills and diamond mines to be dug, add buried treasures, get rich quick schemes and opportunists galore. Real Estate if explored with amusement is like one of those watering holes in the Amazon were all sorts of animals congregate first for the water, then to mate, then to declare territory and for the many to eat and be eaten
WHAT ARE "THEY" THINKING?
Today as in right now, Real Estate is moving for the players involved. It is a healthy long-term, wise investment to hold onto & for those that … (4 comments)

agents: WE ALL STARTED OUT GREEN WHAT COLOR ARE YOU NOW? - 06/17/21 12:34 PM
I remember before I got licensed, exploring the world of a Real Estate agent mostly in my mind. We do this with all subjects: The dream world and the world of reality often (if not always) clash. Travel brochures & vacations demonstrate the point very well as they both are thought of one way until the actual experience kicks in.
WHAT IS IT LIKE TO BE AN AGENT
Here is a list of that dream world of the Real Estate agent to someone who knows nothing about it or worse yet... thinks they do without ever having visited or engaged with it. Here … (14 comments)

agents: A SITE DEVOTED TO ALL THINGS REAL ESTATE? - 04/30/21 11:50 AM
I am speaking of ActiveRain and how there is no reason why something this unique would fail unless it was not nurtured and tutored sufficiently. Surprising on how it survived multiple owners who all shared one common thought i.e. it was not worth keeping until the current owner came along. But even a pet if not cared for takes on a non-domestic identity neither friend or foe
THE CONCEPT
All professional industries have had news letters and forums for all their members over the decades even centuries. The place where the industry speaks among themselves, shares common grounds, updates, corrections and solutions. The … (14 comments)

agents: REAL ESTATE EXAM SHOULD HAVE - 10/02/20 04:34 PM
I have never really believed the Real Estate exam they administer in California to be effective or on target with how a newly practicing Real Estate agent should proceed. In fact, just because there are a certain set of do's and don't doesn't mean or guarantee a licensed result whatever that is. Just what is licensing and what is it supposed to do or not do?
SIMILAR TO A DEGREE
Its not the degree one walks away from when leaving college but how it is activated and wielded on the job. How can any degree prepare anyone for what is to come? All it can do … (8 comments)

agents: AGENT SAYS REFER INQUIRIES TO ME CLIENT SAYS OK - 09/28/20 11:59 AM
Spent weeks prepping the "for sale" home and briefing the client. Client says to the agent: Please no more long stories just brief answers and I'm good. Agent says alright, let's concentrate on getting the home ready and from this point on, let me handle all inquiries. So what does the client do? Starts answering questions and listing to be info with neighbors, friends and strangers all about the home
YOU GOTTA LAUGH
For those of you who think nothing wrong with a seller talking away about the listing, condition of home, repairs, issues not relevant & who project excitement, utmost cooperation & … (28 comments)

agents: THE MIND OF THE CLIENT - 05/05/20 09:57 AM
Whatever your profession is and services offered either as an agent or layman the client is thinking, wanting and expecting and customer service demands we get to the heart of the matter timely as well as do a good job providing we get the job to do. In Real Estate often clients do not know what to do or whom to choose except that they want an agent in the majority of situations.
THE CHOICE TO AGENT-UP
The mindset of a client to look for an agent to protect their position is a wise/safe move considering the risk & amount of money at work … (8 comments)

agents: ACTIVE-OZ LOG-IN TO SEE THE ACTIVERAIN WIZARDS - 11/22/19 08:49 AM
If Dorothy, the Scarecrow, the Lion and the Tin Man were here and alive today, they would all have ACTIVERAIN ACCOUNTS. Yes, they would log-in, have profiles, check the feature pages and then OFF to see (?) where they can add all their comments, surf blogs or post! Their yellow brick road would include their keyboard and mouse to be sure
AUNTIE EM WOULD BE PROUD
It may interest you to know that Dorothy has a built-in mouse into her shoes that most people wouldn't know about. She just has to CLICK CLICK CLICK and she is returned to her home page no problem. It … (7 comments)

agents: YOU ARE ASKING ME ABOUT AN OFFER? - 06/07/18 06:28 PM
I get a text from one of the sellers of a listing I didn't get asking me if they should accept an offer made to them. You see people usually appreciate something more when they lose it. I interviewed and invested time and money in a large listing that I didn't get. So imagine my surprise when I get the text asking for my opinion....now?
ETHICS 101
All character driven agents know not to interfere with other agents & their clients who they have under contract & where fiduciary is at work. That's a no-no to get involved even if you are invited. My answer (to … (21 comments)

agents: INCOME PROPERTY PAYS OFF - 02/17/18 06:09 AM
In the background and always present of any Real Estate transaction is the rental aspect of it. People buy homes to live in but they still have a rental value as does vacant land, retail and commercial spaces. In fact when I was doing appraisals it was considered a very important value dynamic for making loans and investments.
POSITIVE or NEGATIVE
Some properties pay-off right away (positive cash flow) if priced or managed correctly while others have what they call a negative cash flow. For those that can afford that monthly loss until equity appreciation & markets turn get the rewards of a … (2 comments)

agents: ADVISE and ADVICE TO REAL ESTATE AGENTS - 01/27/18 02:47 PM
The learning curves that come with life. Of them there are no end and this is how it should be. Life is not a still but an action to be grabbed and held onto and then to run with it in every direction. The speed and the topics of what to pursue are subjective so seek your own but learn from everyone so you can mitigate error, wrong directions, pits and losses while you carpe diem!
ADVISE
First, the above paragraph includes everyone & all subjects. As to advise it is just my suggestion because each one must make their own footprints to first … (14 comments)

agents: WHERE IS YOUR AGENT? - 10/14/17 12:31 PM
I have a neighbor that listed their house with another agent. It's awkward since we both know each other and I finally wished him well the evening I saw the Realtors sign go up. I have come to understand that many people have friends, relatives & associates that they go to first. So be it. At times, I am that man too
TWO DAYS LATER
My neighbor comes over to talk and share and expresses to me his concern. We don't know if the house is priced right. What? Now I knew the pricing for the area and remarked to him that it is a bit under priced … (17 comments)

agents: FOUR WISE REAL ESTATE AGENTS - 12/20/16 04:39 PM
One day, a long time ago, four wise Real Estate agents were on their way to a big city with dreams to set-up offices and conduct business. They traveled far & wide with the hope and expectation that once they arrived, and after they got settled in, business would start to come to them. This was reasonable to expect. This was their collective plan
ON THE WAY...
While still some major distance away from the big city destination, the four agents passed through a small, just getting started type of little village, with much needy people, wanting to get ahead and get started … (11 comments)

agents: REAL ESTATE ON THE MOVE (?) - 08/21/16 12:39 AM
I remember wanting to double end a deal because I had such a nice product and thought I would have no problem selling this right away. But keeping true to my fiduciary to the seller, if I got or get a serious inquiry from another agent, I will cooperate and take the deal if it meets my requirements. Client first and then business but anything can happen as we all know
BUYER AGENT TELL ME THIS PLEASE
I asked this buyer agent who brought me a winning deal this question: How did you find this buyer? His answer was so simple that it caused me … (2 comments)

agents: REAL ESTATE NEWS LATE TO ACTIVERAIN PARTY - 08/06/16 12:24 AM
For years now, I have been a member of ActiveRain site & have been enjoying all the perks & privileges that compliment the business world of Real Estate transacting & all those that participate in it or are related to it along with interesting pot pourri. Well balanced subject matters with comments keep all who engage current & up to date on what is going on & why in the the vast arenas of Real Estate, life & all the peoples involved

I have noticed that every time I get a Realtor magazine, all of the subject matter is old news. Why? It was already … (11 comments)

agents: SELLERS IT'S THAT TIME - 07/15/16 10:36 AM
The "Buy low and sell high" mantra is now upon you sellers. This is it. It comes when it comes and it is here now. If you were planning on selling for top dollar, quick close with little or no hassle,  well pull the selling trigger and list with a Real Estate agent right now. You will then reap the rewards of the mantra and forever have this feeling that you made the right move at the right time
THE MARKET
It is a sellers market! Now let me be clear here. That doesn't mean to go out into the Real Estate market and ask … (2 comments)

agents: WHEN CAN WE HAVE THE KEYS? - 04/14/16 12:41 AM
I just closed a deal where the lender failed to keep two deadlines and technically as well as legally, blew the deal as the contract was written. Of course all the players were being responsible except this lender who worked at their own speed, communicated poorly and expected all to go according to their schedule but not the contract
I WORK FOR SOMEONE
As a listing agent, my responsibility is to my client called fiduciary which doesn't allow for lenders, other agents, buyers, inspectors or appraisers to do just what they feel like doing but instead, move within the parameters that are spelled out in the contract and evidence by earnest money
ACCOMMODATION

agents: BROKER FAILURE WE ALL GO DOWN - 01/30/16 02:23 AM
When I was sitting (10 years) on grievance and professional standard panels and committees as well as being a presiding judge, in addition to learning and enhancing my own personal journey I became very much aware of others who either did not know, or did not care in regards to Real Estate licensing and procedures when practicing their trade
WHERE'S THE BROKER?
One thing that stood out for me and others when attending a hearing was: Where was the Broker during all this? There was an obvious point in the accusation where if addressed, would have gone no further. The Broker, if reviewing and coaching as well as guiding was there, … (23 comments)

agents: REAL ESTATE HAS OTHER PLANS - 01/22/16 09:23 AM
I was all set to listen in on the ActiveRain Webinar always looking to hone my skills. I set it up ahead of time and was pleased that I created a window where I could participate by being a good listener but Real Estate had other plans for me. I was in the process of finishing up some listing paperwork when I noticed the Webinar had started. Save the work and..... Off I go...

agents: TOE TO TOE WITH PRICING - 10/19/15 11:50 PM
My client to be and me, are going toe to toe on the subject that is always on the forefront in Real Estate i.e. pricing or the value of something. Right there, when one brings up the word value, many take it as an invitation for opinions to visit with you. Everyone sees and hears what they see and hear, but can everyone be right?
WHICH ONE?
Yes, I will take my savvy, data banks, comps and math formulas mix with decades of experience and the client will take his emotional formula and add also their sisters, brothers and neighbors opinion to it and say … (12 comments)

agents: I GET THESE REAL ESTATE CALLS... - 08/10/15 11:53 PM
Richie, I want to talk to you about selling my home myself. I don't want to pay the $20k in commissions. I need you to help me get through the legal part of the transaction. I must sell because if I don't, I will have to pay taxes on this 1031 exchange. Can you give me some pointers on how to proceed. Can I? Sure
OKAY...YOU WANT TO...
First things first. I repeat everything back to the caller so that they feel they don't have to repeat it themselves once again. I then say, I heard you and I am clear. Now, how am I … (12 comments)
