I have a high-end listing that has reached on the ten scale a TEN for product, price and location. We have marketed it correctly, have evidence of like-kind homes selling to the left and right of it as well as in the adjoining neighborhoods so naturally after about 2 weeks the seller asked this: Why hasn't it sold? Where's the buyer? YES WHERE ARE THE BUYERS? Do they hang-out somewhere? Do you have to go to that place and get one? Where is it? Go over the purchase with the finest tooth comb you can use, uncovering everything since the place was built and make a comprehensive list. Well I have an edge on this subject that is bought and paid for. Its call if you live long enough and stay in one profession, you get to know things. You see things come and go and each generation mindset decides this. Going from a buyers market to a sellers market is not new.
