In Real Estate, there are so many avenues and paths of learning/risking and not just about Real Estate itself but all that is connected to it especially the people factor. Getting upfront, close and personal with your like kind and thinkers when they are handling large transactions with big sums at stake is intimate in its nature. One of those intimacies is buying a home SHELTER That is a big accomplishment in itself. An underwriter who sits at their desk all day and processes their requests has half of it right. The other half is what is really going on, why and how. Some lenders tend to believe that their part takes whatever it takes and it is over when it is. So be it. However, lets explore a couple of relevant things related to this mindset. There are many worlds converging here BYE BYE? For one thing, when a pre-qualification letter or approval is given upfront, it is clear in the message it is sending. financing: MARKET VALUE OR LOAN VALUE WHICH ONE IS IT

I am okay with that except when it clashes with the fair market value and recent comps. Then, the contract to purchase comes under question too. Which value is it? The contract price which was based on CMA and current activity or the conservative method with special instructions to err on the side of the lender? WORST CASE SCENARIO THINKING is not true market value I hope we are not going into a compensation mode. You know when you go from one extreme to another instead of finding the balance. Compensating for what might happen if things go wrong does not honor CURRENT FAIR (0 comments)

Buy low and sell high was always the catch-all phrase in Real Estate. The first part of the formula is upon us all right now. BUY LOW...is happening. Finally, after years of turmoil, buyers are getting what they pay for and as a bonus, financing can now get a rate so low that when it expires will be sorely missed. NOW IS THE TIME THE REAL ESTATE DUCKS ARE QUACKING We have inventory, pricing and financing all lined up quacking buy me and we would do well to listen. Two trillion dollars of that is held by retirees, the elderly who have paid off their homes. It has proved to be a wise investment and a successful endeavor by those that stuck it out. You see buying a home and paying it off works like a tonic to all that participate in it. It is when you are tempted to do other wise is where it gets dicey BEWARE THE SERPENT Already there are serpents about trying to come up with ways to tap in to the 2 trillion that is just sitting there.
