Real Estate cycles come and go and for decades have been interfered with in one way or another. This is the first time I have seen what I call a true cycle where there are natural willing buyers and willing sellers assisted by low interest rates which are beyond historic. Rental property is a gold mine too. 
EXISTING OWNERS of REAL ESTATE
Not only is inventory scarce but good product is commanding anywhere from $3-$50k over asking prices depending on area dynamics. Also raising eyebrows are buyers waiving termite, repairs and inspections to guarantee they get the home.

I have never really believed the Real Estate exam they administer in California to be effective or on target with how a newly practicing Real Estate agent should proceed. In fact, just because there are a certain set of do's and don't doesn't mean or guarantee a licensed result whatever that is. Just what is licensing and what is it supposed to do or not do?

In the background and always present of any Real Estate transaction is the rental aspect of it. People buy homes to live in but they still have a rental value as does vacant land, retail and commercial spaces. In fact when I was doing appraisals it was considered a very important value dynamic for making loans and investments.

In a normal Real Estate market, the seller goes high and the buyer goes low and eventually we all meet somewhere mutually satisfying. If agents are involved, it goes a little smoother as well as more predictable allowing efforts to be spent where needed elsewhere. There are no learning curves when professionals are involved only the newness and uniqueness of the transaction itself

It appears that the first time buyer phase is moving steadily along as well as the trade-up market which has been missing for decades. The high end has slowed a bit and the mega-high end is the playground for the very rich who need assets more than they do cash.
