real estate business: WHAT'S DAD TO DO ABOUT JOSHUA D NAGGAR?
- 09/02/16 03:41 AM
Amazing this situation I find myself in as the father of a really good attorney. Lets pretend we are not related Joshua and I for a moment. To find a good doctor, attorney, agent, neighbor or friend is in and of itself so rewarding that when you do, you want to tell everyone about it because that's how we share our joys. Finding someone remains the hardest part. Here is where I find myself THE REAL DEAL HAPPENS TO BE MY SON What father would not boast of his sons success? Who would speak negative about the subject? Why wouldn't a family relation speak highly about that when called

real estate business: THE BEST LISTING PRESENTATION OF ALL IS YOU AND A FEW SECONDS OF TIME
- 08/18/11 03:38 AM
I want to submit something for your consideration. Information about house values is common knowledge today. The Internet spits out data, neighbors share constantly, Realtors supply CMA's and sellers know what to expect. The remaining value, the clincher so to speak is the agent themselves. Can this agent perform is the question PRESENCE AND FIRST IMPRESSION SELLS People shop for things. It is the American way and it is embedded deep within our Psyches. When I meet up with someone that knows what they are talking about, I can shift from my fact finding thinking and now concentrate on whether I

real estate business: REAL ESTATE RECESSION: FOUR YEARS NOW, BUT BUYING IS STILL POPULAR
- 07/12/11 02:43 AM
This economy has tested the Real Estate arena in ways we never would have thought of. One way is that no matter what you do to it, people still want it. Sure, the price fluctuates we know that. But when that price hits the common ground of willing buyer and willing seller, it's going to happen. Real Estate will never stop...it cant stop LAND NEVER SLEEPS I will be the first to agree that it may not appreciate or even be stable. But in demand always. As to whether you own it or not, paying for it is considered owning it

real estate business: WHY WATCH TELEVISON..? BE A REAL ESTATE AGENT INSTEAD...its a great channel!
- 06/29/11 05:06 AM
I have been enjoying being a Real Estate agent for over 33 years now...This business never fails to amaze me because no two transactions are a like and the people involved are some of the most interesting characters you are ever going to meet. Unlike TV or the movies, REAL Estate has REAL people in it and it just delivers PRINCIPALS AND CLIENTS I thoroughly enjoy the public meaning my principals and clients. Here we all get together to discuss big business and everyone has their way of going about it. The business in and of itself is not difficult, but

real estate business: PRICING TO SELL.... PRICING TO TELL.... OR PRICING FOR ICING...?
- 06/17/11 10:26 AM
In this Real Estate cycle, pricing is the star subject in any transaction. Real Estate agents are the producers and directors of the deal to be. Short and other sales drag on because BPO's, appraisers, banks, lender, investors, sellers, and buyers all cannot agree rapidly on a fair price. IT STARTS WITH THE LISTING AGENT The listing agent has to back up their position with some concrete stats or comps...How will anything get up on its hind legs and walk toward escrow if it is not priced to start the procedure. Appraisers are always asking me for my contract price and

real estate business: ACTIVERAIN....IS REALLY LIKE A BLOGGER BUFFET....
- 06/10/11 05:42 AM
I enjoy getting up in the morning and including ACTIVERAIN in my day opening ceremonies and routines. It is now on level with reading the morning newspapers. It gets better than papers because you can comment instantly on something and get a response too. No newspaper can compete with that... MY INNARDS ARE STIRRING In addition, if some subject moves you in your personal or professional part of your brain, you are able to express that via your post privileges that are easily and generously dished out in the RAIN. You have a say so... ITS A BLOGGER BUFFET The pot

real estate business: ACTIVERAINLAND...WHERE ALL THE RAINMAKERS LIVE, PLAY, AND WORK
- 06/06/11 07:58 AM
I just finished watching a movie called Copland where cops all live in one little town and it becomes crime free and everyone plays a part in the town. Well, why not a place where all the Rainmakers live? Lets see, it would be a place that is clean, attractive, lawns green, with agents pictures on all the mailboxes... Here are some of the residents and what they do... Lenn Harley...neighborhood watch and Chairman of the HOA Barbara Todaro ...charge of the welcome wagon committee Kerrie...community traffic, appropriate signage and miscellaneous good news Pat Kennedy...Concerts in the park.. Nestor & Katerina...Chamber

real estate business: REAL ESTATE AGENTS FRIEND.....SIGNS FOR ALL in Riverside, California
- 06/04/11 07:06 AM
I want to bring to the attention of professionals in the Real Estate arena that there is a signage company that not only provides a valuable service, but manages to do so using quality and fair pricing while they do. It begs for this post to be written. FOUND THE SIGN PLACE OF PLACES I have been going here for years now. I remember when I first found this guy. It was like a closely guarded secret in the industry. Why? He did such good work that many didn't want their competition to know about him. FIRST IMPRESSIONS I go to

real estate business: CLOSING GIFTS....HOW DO YOU WANT TO BE REMEMBERED?
- 05/31/11 09:48 AM
First and foremost, the agreed to and intended results was the gift. You were hired to do a job and you did it. Services were exchanged for money and all walked away winners. However, it our industry of buying and selling, investing and servicing Real Estate, a gift to seal the memory of the deal is a common gesture OK...WHAT DO WE GIVE? What to give causes head scratching in the industry and to be unique about it can be challenging. Gift baskets, wine, calendars, gift certificates, magnet items, pen and pencil sets, flowers, plants, charity donations, vases, sweets, statues, food,

real estate business: REAL ESTATE AGENT USES BINOCULARS.....no more
- 05/27/11 10:36 AM
I pride myself on having all the tools when I am out and about scouting for land, doing rentals, or checking up on my listings etc. One day, I picked up a pair of binoculars that were on sale not because I needed them, but because I thought it was a neat thing to have. But then, I started using them to read addresses PERFECT REAL ESTATE TOOL It worked like a charm too. I didn't have to turn around if I missed something or cross over a busy street. I would just pull over and get out the binocs. I

real estate business: I CHARGE FOR RESULTS...or I dont paid....
- 04/21/11 08:23 AM
I only get paid if we are successful. That's why no one should hesitate signing up with an agent. You see Real Estate agents only get paid when there is something to pay them for...Most agents work very hard to help bring their clients instructions full circle. TEAM WORK Until then, they continue to invest in the transaction and in effect a partnership is formed. This team now has a common purpose. Whether it is to buy, sell, or invest in Real Estate, agents have to work hard to bring about the result that benefits all. In the end, everyone walks

real estate business: LISTING TOOK TWO HOURS... 10 MINUTES REAL ESTATE, 110 MINUTES DIVORCE DYNAMICS
- 03/30/11 06:12 AM
Well... we all know listings are what keeps the Real Estate business going and flowing. I can do the paperwork and the presentation in my sleep. However, this last listing took one hour and fifty minutes longer than usual because I have a divorce to contend with WE AGREE TO ADAMANTLY DISAGREE This one is civil but comes with a degree of strangeness to it. Two people living in the same house for years and who have been married for years too. The woman wanted a divorce for years now, but for the sake of the only child put it off

real estate business: SEEK TO BE CONTENT.....PRICELESS
- 03/20/11 12:18 PM
I cashed in on this neat little lesson early last year. In life, I was always careful to get my share of anything and one day I realized that the other guys share was important too. Then, I noticed something. I learned to accept what was mine and what was not mine AND be thankful for it. LETS TEST THIS Easier said than done. I was tested on this dynamic many times over the years and found wanting. Then, another opportunity presented itself for me to revisit this valuable lesson in disguise. When I recently saw an opportunity to get more

real estate business: MY SON THE ATTORNEY....may I never need his services
- 03/10/11 11:56 AM
I don't like people who bully others. Nor do I like people who take advantage of people. You meet these predators and tyrants wherever you go. Sometimes I have to interact with them for their own good, my good and my clients good as well. Some people have become so good at intimidating others that they know no other way NO PRISONERS...EAT THE WOUNDED In business, I have seen people with their fingers on the trigger waiting to fire on whatever comes up. Some people ultimately do the next step which is to pull that trigger. However, when you raise those
