I remember years ago when welfare payments met or exceeded the minimum wage. So naturally many did the math and word of mouth quickly spread to get on welfare and quit your meaningless job. Today, that doesn't hold up as welfare is discouraged and is not enough to live on
MINIMUM LIFE
Minimum wage works for those that need some spending money. It doesn't hold well for anyone trying to make a living, get ahead or build wealth. Raising the minimum wage will take some of the subsidy burden off the government, but doesn't do much for the future of anyone that is on it

How did you do that? I mailed it out and you should have gotten it. Mailing is not paying. Well I mailed it. That is how my latest conversation was going with a tenant who thought it was MY RESPONSIBILITY to collect rent instead of their responsibility to pay it. I knew I would have to educate this person and this was the opportunity to do so

Delinquent rent is not good for all parties involved. Good tenants run into bad circumstances and the result can be like a domino effect for all if not checked. Sometimes it may "pay" for all to make allowances and work through the hardship. The alternative can be a costly eviction, a loss of rent, additional expenses to re-rent and the unknown too.
DON'T GO FROM BAD TO WORSE

I have actually seen landlords turn away rent because it wasn't for the full amount. Yes, there are people who will hold you to the strictest interpretation of what is going on and that is their right to do so. But does it serve or compliment the big picture?
