renting: MONEY TO BE MADE IN REAL ESTATE - 06/21/21 02:28 PM
Real Estate cycles come and go and for decades have been interfered with in one way or another. This is the first time I have seen what I call a true cycle where there are natural willing buyers and willing sellers assisted by low interest rates which are beyond historic. Rental property is a gold mine too.
EXISTING OWNERS of REAL ESTATE
Not only is inventory scarce but good product is commanding anywhere from $3-$50k over asking prices depending on area dynamics. Also raising eyebrows are buyers waiving termite, repairs and inspections to guarantee they get the home.

renting: REAL ESTATE CHECKERS CHESS and LIFE - 03/06/20 01:45 PM
Checkers requires quick action followed by a re-action which in turn is re-turned by the other player. In playing, it is a close cousin of Tic Tac Toe. At some point in the game, the chance to win leans one way or the other and the players know it. By contrast, chess requires being more thought out before and during the game to not only play but to win it too
REAL ESTATE REQUIRES BOTH
I have been preaching for years the simplicity of the Real Estate dynamics not to be confused with the complexity of human nature, emotions, over or under thinking … (18 comments)

renting: WHEN PRICES DON'T COME DOWN (real estate theme) - 01/18/20 12:48 PM
What happens if the title of this post comes true? Is it far-fetched to entertain such a thing? I wonder. Right now home prices are high and in demand and have been some time. A Real Estate cycle is at work. In addition, rents have reached an all-time high too. Both are holding steadily and with low interest rates they both may climb even higher & hold on the affordability scales
REAL ESTATE CYCLES
Fascinating the Real Estate cycle remains almost like the stock market only easier to read and predict within certain parameters. In the housing market, what goes up must come … (25 comments)

renting: AGENT ON BOARD or BORED? - 12/23/19 06:50 AM
I have come across many a player in the Real Estate business allowing me to further educate myself in understanding the nuances and the obvious behaviors in regards to selling, buying, investing and renting Real Estate. Time and experience will teach where exams, quizzes, continuing credits do not. When one gets licensed it is the beginning of really knowing what is going on and why. A license to practice is like an admission ticket to an expensive not to be done over event
NO DISRESPECT TO THE NEW-BY
In any chosen field, if practiced for any length of time and of course in the real and applicable … (10 comments)

renting: RENTING WANTING THE PLACE but DOES IT WANT YOU? - 05/30/18 10:30 AM
Those that are looking to purchase a home know by now or should know or have an agent that knows that the buyers must be pre-approved for a loan and a certain amount too. Then, buyers shop within that scope and with confidence explore and investigate all potential opportunities. When a seller or their agent inquires...
BUYER STANDS READY
The buyer's mantra which is coming out of their pores as well as their conduct says "we are ready, willing and able" to perform and would like to contract with the intent to purchase. It is as simple as I have said yet a segment … (8 comments)

renting: NORMAL REAL ESTATE MARKET? - 11/10/17 07:08 AM
In a normal Real Estate market, the seller goes high and the buyer goes low and eventually we all meet somewhere mutually satisfying. If agents are involved, it goes a little smoother as well as more predictable allowing efforts to be spent where needed elsewhere. There are no learning curves when professionals are involved only the newness and uniqueness of the transaction itself
NOT A NORMAL MARKET
When you have a sellers market or a buyers market, they are the exceptions to the supposed "normal" market. Why? Because it is slanted in someones favor to prevail or take a stand similar to take it or leave it tactics. What … (10 comments)

renting: REAL ESTATE DYNAMICS - 07/25/17 06:44 AM
It appears that the first time buyer phase is moving steadily along as well as the trade-up market which has been missing for decades. The high end has slowed a bit and the mega-high end is the playground for the very rich who need assets more than they do cash. It appears many dynamics are in healthy play and this is what we call a normal Real Estate cycle
CYCLING
We know that phases or cycles exist and we have lived them, through them and they have been documented. No one can predict with certainty when they come and go but we do know that … (4 comments)

renting: PREVIOUS HOME STARTS AT ONE MILLION? - 04/21/17 06:40 AM
I find it interesting after having lived a few decades and Real Estate cycles of different types and purposes that the places of my youth that I worked hard to purchase as a home to live in and raise my family at that time are now worth $1,000,000.00. Why? My first home cost $60,000 and my second one bought years later as a trade-up cost $325,000. Today, they both go for a cool million
REAL ESTATE PAYS
Don't be deterred or run-off by the Real Estate cycles that have values coming and going. NO. Respect and learn about these cycles but treat them as merry-go-rounds where … (2 comments)

renting: BE IT EVER SO HUMBLE... - 01/28/17 06:22 AM
Everything on this planet needs a place to lay its head. I was looking at some birds nests and was just amazed at how they size up a location and then gather the different materials assembling it all with no hands and when done, have a nice little home for the effort. I always take note of how location plays a big part too
BEE HOLD
How about insects that take-over into something? I have seen bees nests in the hollow of trees set up for exit and entrance just like a mall would be with activity coming and going all day long. Within is a place for honey … (15 comments)

renting: REAL ESTATE IS SO INTERESTING - 08/12/16 12:47 AM
A group of people all come together and conduct big business for a short period of time. Not just buyers, sellers or investors either. Escrow, Real Estate agents, termite people, title, inspectors, appraisers, tradesman, stagers, and all the affiliated items and services too numerous to mention all join in
THREE LEGGED STOOL
No wonder it is referred to as the third leg of a three legged stool that holds or props up our economy. It is interesting to note that Real Estate never moves from its place either. Everyone connected to it comes and goes but the parcels remain. In European countries, they don't believe in … (8 comments)

renting: SELLER THINKS WE GAVE IT AWAY? - 07/26/16 06:33 AM
Why is it that when we list a property after having meetings, conversation, research, opinions and then finally the meeting of the minds where the definitive agreed to plan comes into play and then, when the plan is successful, as in house sold in record time, that it is cause to believe you got robbed? LOL.....
HAPPENS WITH RENTALS TOO
The place rents right away and immediately the thought of "we gave it away" kicks in. What if a place doesn't rent or sell? Did we price it too high? These extremes of it rented/sold quickly or didn't are not based on rolling dice and hopeful outcomes like odds, luck, and good … (2 comments)

renting: ZILLOW EXCELLENT RENTAL RESPONSE - 05/31/16 07:50 AM
I recently had a high-priced rental become available and after fixing it to perfection wanted to advertise the unit. Traditionally, I used my local paper and always got good results over the years. Our local paper has had some financial challenges and had to cut-back in staff. They also lowered their pricing but only after they noticed how many people cut back on their services. I made the call
THE AD PLAN
I speak to my rep at the paper & we have good discussion. We come up with a nice sized ad, some good perks and placement positions and I decide to run the 30 … (16 comments)

renting: RENTAL DEMANDS AND DYNAMICS - 05/26/16 11:51 PM
I just had a high priced rental come in to my hands. In addition to doing business, I always have an awareness to learn more about the current events, trends and supply and demand issues whenever I get a rental or a listing. This is what keep us as "go to' agents for our areas. Why? Because we know what is going on and counsel and act accordingly
WHY DESPERATE?
I was surprised at how many people wanted this expensive rental. People from all walks of life and circumstances made themselves known. Nearly every inquiry, and there were many, had a desperate tone to their inquires. They had to … (4 comments)

renting: REAL ESTATE LAY-PEOPLE TALK - 01/29/16 12:11 AM
The salt of the earth, the average homeowner that is or will be think and act differently then the ones that deal daily in this for one obvious reason. They don't know what professionals in the business know but they have an awareness to differing degrees as it suits them and from their point of view. I listened in...
IS THIS A GOOD TIME TO SELL
I don't need the money and there is a quite a bit of equity just sitting there. Why are you selling says one layman to the other? Oh, I need to restructure some debts and this is a good way to proceed. The other fellow says, … (8 comments)

renting: ACTIVENRAIN - 08/28/15 11:43 PM
You cannot tell by the name that it is what it is. When I first heard it, I had no clue and when it was explained to me to be a "go to" for the Real Estater...I said, yea yea yea ala Beatles and shrugged it off. When I did visit eventually, I paid no attention to the name. Why? It delivered real Real Estate up close and personal setting the hook to wanting to be reeled in to know more

renting: I TOLD YOU WE SHOULD HAVE - 08/04/15 11:38 PM
Coming soon, this statement of "I told you we should have" will be making the Real Estate rounds all over the United States. It happens all the time within every Real Estate cycle known. What drives it is the economy, values, appreciation and equity supported by dreams, hopes and a better life. Buying and selling Real Estate affects us all!
GOT REAL ESTATE?
Real Estate is cyclical. It goes in a circle/cycle then repeats. Acts of God and man interfere with experts charting its predictability but one thing we know for sure. Real Estate never goes anywhere. It's people that come and go and they realize … (7 comments)

renting: PIECE OF DIRT WITH SOMETHING ON IT - 07/03/15 12:14 AM
SHELTER remains one of the necessaries of life. We have come along way since living in caves, trees or mountain tops. Today, the rewards of working to earn a living also allow one to consider not just having a nice place to lay the head-down but a place to own and call your own. It is in us this "wanting" to park the head consistently on a predictable pillow
TRADITION DICTATES
It is interesting to note that many came to this country and wanted to purchase instead rent. In other parts of the world, owning was considered the ultimate destination to arrive to. In Europe, once … (7 comments)

renting: REAL ESTATE DYAMICS - 05/14/15 12:09 AM
Real Estate is an interesting arena to enter into for all. It has personal and professional components to it. On one side is the business aspects of it that includes serious paperwork and time-lines while the other side presents the human nature side of it. Then, a few things stand out quite well as follows....
THE PARCELS
No two properties are the same. Even if they are built identical side by side, the sun, wind, approach and even direction makes it unique to its setting. Each property has an identity and people can alter that footprint in many ways to create value or even devalue as well. Once … (5 comments)

renting: THEY LEFT YOU THE HOUSE? - 04/07/15 01:00 AM
I have personal knowledge of this subject matter. Two separate people that I know who became friendly with their neighbor, then started looking out for them, ended up being a caretaker and when the elderly person passed away, did what dreams are made of and hearts stand in awe of. They left them their house!
DECENT PEOPLE
Both individuals are decent people who live according to their hearts, what is right and truly literally loving their neighbor and not just mouthing the words. The result shouldn't stun or shock yet it does. Too often, an act of love goes unrewarded here on earth for many reasons. But those exceptions stand out … (13 comments)
