Real Estate cycles come and go and for decades have been interfered with in one way or another. This is the first time I have seen what I call a true cycle where there are natural willing buyers and willing sellers assisted by low interest rates which are beyond historic. Rental property is a gold mine too.
EXISTING OWNERS of REAL ESTATE
Not only is inventory scarce but good product is commanding anywhere from $3-$50k over asking prices depending on area dynamics. Also raising eyebrows are buyers waiving termite, repairs and inspections to guarantee they get the home.

I have come across many a player in the Real Estate business allowing me to further educate myself in understanding the nuances and the obvious behaviors in regards to selling, buying, investing and renting Real Estate. In a normal Real Estate market, the seller goes high and the buyer goes low and eventually we all meet somewhere mutually satisfying. If agents are involved, it goes a little smoother as well as more predictable allowing efforts to be spent where needed elsewhere. There are no learning curves when professionals are involved only the newness and uniqueness of the transaction itself

It appears that the first time buyer phase is moving steadily along as well as the trade-up market which has been missing for decades. The high end has slowed a bit and the mega-high end is the playground for the very rich who need assets more than they do cash. I find it interesting after having lived a few decades and Real Estate cycles of different types and purposes that the places of my youth that I worked hard to purchase as a home to live in and raise my family at that time are now worth $1,000,000.00. Why? My first home cost $60,000 and my second one bought years later as a trade-up cost $325,000. Today, they both go for a cool million

Everything on this planet needs a place to lay its head. I was looking at some birds nests and was just amazed at how they size up a location and then gather the different materials assembling it all with no hands and when done, have a nice little home for the effort. I always take note of how location plays a big part too

Why is it that when we list a property after having meetings, conversation, research, opinions and then finally the meeting of the minds where the definitive agreed to plan comes into play and then, when the plan is successful, as in house sold in record time, that it is cause to believe you got robbed? LOL.....

I just had a high priced rental come in to my hands. In addition to doing business, I always have an awareness to learn more about the current events, trends and supply and demand issues whenever I get a rental or a listing. I have personal knowledge of this subject matter. Two separate people that I know who became friendly with their neighbor, then started looking out for them, ended up being a caretaker and when the elderly person passed away, did what dreams are made of and hearts stand in awe of. They left them their house!
DECENT PEOPLE
Both individuals are decent people who live according to their hearts, what is right and truly literally loving their neighbor and not just mouthing the words.
