solving problems: PROPERTY MANAGEMENT IS NOT PERSONAL - 10/05/19 06:12 AM
As owners of anything we tend to take what we possess and defend it as it is ours and being so comes under the realm of boundaries involving permissions and protections. Your family, car, job, personal possessions etc. need looking after some things more than others. Owning is just the beginning of responsibilities that can last a lifetime of commitment. Lets look at investments through these eyes
MY PROPERTY
Let's start with our home. Known as a place of rest, a persons castle & even sweet we come & go from it & delight in it when we do. It is so personal and … (21 comments)

solving problems: BREAKDOWN MEANS CHANGE APPROACH - 08/08/19 01:16 PM
We have methods, procedures and established ways of doing most everything unless we go custom and we then all agree to that. In our established ways and means, when all goes well it ends well as expected. But what if there is a hiccup, a failure or worse an unexpected human nature twist that adds fuel to the fire or suffocates it? What then? When something doesn't go right WE must keep going until the reason we came together is realized
BEWARE OF THIS
Doing what doesn't work and has just been demonstrated not to and trying to revive or use the same method over again? … (3 comments)

solving problems: DISCUSSING POLITICS or RELIGION or ? - 07/31/19 08:02 AM
There are subjects that come-up in life that can be difficult or sensitive to approach let alone discuss. Does this mean we cease to comment, put our true feelings on hold and let these subjects do as they wish? Subjects can range from being embarrassing to disgusting and from shocking to suggestive making the challenge to enter into these arenas daunting.
EMOTIONS TRIGGERED
The first thing to interfere with an investigation, report, finding or discovery of any sensitive or controversial subject or experience is the emotions that are triggered and surface when introduced. Those emotions tend to cloud, bias and detract or amplify what is … (4 comments)

solving problems: I NEVER SAID THAT (personal interactions) - 10/09/17 08:57 AM
This happens more than we care to admit i.e. that another hears what they want to hear or what was sent and that's their experience. Often the one sending takes for granted that just because it was said their work is done. Of course if something doesn't go well, their fallback position is the famous cliche of...
I TOLD YOU SO
This is the over-used position of making yourself right when something goes wrong & having the smug attitude of innocence that you had nothing to do with it but everyone else did. It is also related to one of the oldest banes of mankind that … (10 comments)

solving problems: GOVERNMENT DO YOUR JOB! - 06/12/17 05:30 PM
Perhaps the government doesn't know what their job is? There are so many real issues that anyone who is an American can recite without hesitation that it makes you wonder. The wonder part is if they know about these things and have been hired to represent "the people", then the next step is updates followed by results. But that is not happening...
ONE DISTRACTION AFTER ANOTHER
Its not like there is a shortage of problems to go around either. The question begs; why do we add to the long list unnecessarily? Why not solve a few and keep the list manageable? Apply this to your … (8 comments)

solving problems: POLITICS WON'T BUY A DOUBLE LATTE - 01/18/16 02:09 AM
Some of the people who are running for President all sounds the same to me. Sure, they present what they are saying in a unique way but how many times can the same thing be said differently over and over again? One thing stands out, clearly, without fail is this. Everyone knows the problems that we all are facing. Now what? NOW WHAT?
NATIONAL CUSTOMER SERVICE
This is where it always fails i.e. at the now what stage. The root of this ongoing predictable rhetoric must be dug out and discarded and a new way must take its place. The country is run by wealth and power … (2 comments)

solving problems: RUNNING FOR PRESIDENT IS A BUSINESS - 10/03/15 07:23 AM
That's why Trump does so well and makes his points and works his milestones. He knows how to address the subject matter and being a billionaire, can afford and demand access to some of the best think tanks out there when he has to. It's all a write-off too. How can you beat that? Check some of his strategies out
HE WRITES A BOOK
Business people stay ahead of the learning curve and the real pros stay way in front. How many other candidates running have a book out? Right there, he advantaged himself and disadvantaged them all in one master stroke. Ask yourself this: Did he … (11 comments)

solving problems: TRIM COMMISSIONS TO MAKE IT WORK? - 07/01/15 08:54 AM
I don't plan on this happening but it does come up. Sometimes a Real Estate transaction is so tight with very little room to maneuver in that it calls for out of the box thinking and solutions to close. I am speaking about the often argued, looked down upon and unpopular suggestion of commissions used to offset or help along the problem/solution
MORE or LESS
There is no doubt that to many agents, this only creates additional problems. To some, it is a way of helping along a deal that is limping or in need of assistance to survive. It becomes troubling especially when someone is gaining … (10 comments)

solving problems: BANKS SHOULD LOWER HIGH INTERESTS RATES START WITH THAT - 09/14/11 04:57 AM
Here is what I don't get. Why don't the banks lower some of these obscene high interest rates that would come down any way if someone was to buy the home in question? Even if the home was underwater, the current borrowers may make monthly affordable payments to just stay put until they can figure things out
TAKING PRISONERS IS EXPENSIVE
What is the point of foreclosing on someone who wants to-stay and pay in a home, blackening their credit history, causing losses for all involved and contributing to increasing the shadow inventory? Let's not forget the damage done to the … (2 comments)

solving problems: IS THERE LIFE ON OTHER PLANETS? YES IS THEIR LIFE IN CONGRESS? NO - 08/22/11 03:45 AM
Is their life on other planets? We don't know but it is safe to assume so. After-all, there are no end to the solar systems and the galaxies within this Universe. Is there life in Congress? NO. We know conclusively that there is NO life in Congress. We have sent probes to Washington and they all come back with zero readings on intelligent life
PART TIME WORKERS FOR A FULL TIME JOB
You see congress and all the rest of the elite power ruling class cannot be bothered with full time work. That is why they don't hold sessions until things … (13 comments)

solving problems: WHAT HAPPENED TO THE "GOVERN" IN GOVERNMENT? - 08/09/11 03:49 AM
Control, influence or regulate either a person, an action or a course of events is what the word govern means. The meaning is clear. It is a position which has authority and in many cases unlimited authority so that the welfare of the body of people being governed is always protected. GOVERN MENT or Meant to govern...where is it?
THE PEOPLE COME FIRST AND NOT "CERTAIN" PEOPLE COME FIRST

solving problems: ESCROWS DONT CLOSE THEMSELVES AND YOU WOULDNT WANT THEM TOO - 07/30/11 06:04 AM
You need a captain on the ship even though you have a seasoned crew and the voyage is going as planned. Sure, the crew knows what to do and does it. When something out of the ordinary takes place, something not in the procedures manual, the Captain is notified and he goes to work. That system is in place and we want it no other way too
SOME PLACES RUN THEMSELVES HOWEVER....
I managed a crew of 80 people in a large restaurant operation. The place literally ran itself and should if it knows what it is doing. My role as … (2 comments)

solving problems: CUSTOMER SERVICE IS COMMON SENSE...NO ACCIDENT THAT BOTH HAVE THE SAME INTIALS CS - 07/21/11 06:01 AM
Why are there employee handbooks written out with script on how to handle or respond to potential customers? Why is that I wonder. If someone calls your place of business and has a problem several neat things just took place. Let's go over them because if you don't, you are part of the problem and your customer will be serviced else where
Customer Service is Common Sense
1. They are calling you to help them. Wow, this says that they came to you first. Corporations pay marketing companies billions per year to get that first call
2. People believe that you … (0 comments)

solving problems: BUYER...SELLER...AND BOTH AGENTS ALL SAT IN THE SAME ROOM... AND TALKED - 06/19/11 04:37 AM
You have all this paperwork in a transaction to make sure that things go well and parties are protected. But consider that the contract is only as good as the people behind it. My sellers are decent, honest people who are as represented. They are transparent and that fits my business model perfectly
NOTHING TO HIDE
Because of that, I am in full favor of disclosure and frank discussion on anything that comes up. I am more concerned about the whole deal than just getting the deal done. Consider that a Real Estate transaction lingers physically, emotionally, and mentally within the … (0 comments)

solving problems: Housing and Economic Predictions for 2011 and Beyond - 09/24/10 04:12 AM

Knowledge is power. That being said, prepare to educate yourselves using Johns revelation (Apocalypse) of the housing industry. It is easy to read...but hard to stomach. I have always maintained that Industry experts should be consulted when the subject matter is this important. So far, I am deeply disappointed at the government comments or solutions on this subject matter. Please,.. begin your education......

Housing and Economic Predictions for 2011 and Beyond:
Perhaps I should be pleased that my predictions for 2010 proved more accurate than those of many of the so-called experts, but gloating has little appeal when … (0 comments)

solving problems: REALITY BOTHERS PEOPLE....ESCAPE IS PREFERED..... - 09/15/10 02:24 AM
Many people throughout the day spend more time in their own minds than they do in the moment. They go over things or go from one thing to another not unlike a hamster who rides the old hamster wheel in their cage. It just spins round and round going no-where and the hamster is tired after every work-out. So are we when we do this

solving problems: REAL ESTATE PROFESSIONALS...STAY CURRENT, STAY PUT, and...STAY FROSTY....... - 09/01/10 03:42 AM
All of us are wanting to see the housing ups and downs level out. We are looking for signs that the economy is picking up and we want to see unemployment diminished. We want the current Real Estate cycle to be gone already. We have learned a few lessons, took a few beatings, and now we wish to carry on and carry forward.......
WHAT IS GREATER.....THE PROBLEM OR THE SOLUTION..?

solving problems: BE SERVICE DRIVEN...................NOT MONEY DRIVEN - 04/06/10 01:54 AM
Next time you go out to eat at a nice restaurant, ask to be seated in the section of the best food server they have. Everyone will know who those people are. Then, you are in for a treat. Watch what good service does to making your eating experience extraordinary and meaningful.
Remember, the food serer you asked for loves the job and the business they are in. Because of that, you will see a side that you often don't see. Things really happen and go well AND you receive the reward and the benefit of that.
Why would it be … (5 comments)
