California which is my backyard, Nevada, Arizona, Florida and others are still reeling from houses that are underwater. Market value is as much as 60% less than what is owed on a properties.  Also, foreclosure activity is far from over as we are still working things out
CAUSE AND EFFECT
In some states where you have to go through judicial procedures and have a judge sign off, it takes to long causing other problems to boot. I handled a foreclosure for a a group of investors recently. They were able to pick-up on the court house steps a home from the Bank of America fro $225,000 in cash. The house was worth  about $325,000. I often wondered how this came about. I marvel at the power of cash but I marvel even more how the bank would let something go for less than it was worth

It looks like foreclosures will rule the day and that loan modifications are trailing away. Slowly, but reluctantly, the public is starting to come to grips with losing their homes and their monies and having to start all over again.
It is harder for some to accept, but in time as with everything else, adjustments will be made and life goes on.....as it is intended to do. Regardless of the cause, I am sorry for your loss...........

Almost every day in my neck of the woods, on the county courthouse steps, you will find a group of people. They have phones, laptops, special chairs with built-in umbrellas  and remain.....very aloof. They are in constant contact with others as they sit and wait for the trustee sale to begin....put on your poker face....

We learned about the Trustee sale process and what is involved to some degree in the doing of it......as explained in part 1. Now, here is what happens after the property is turned over............
GET RID OF ALL THE OLD STUFF.....YOU NOW OWN THE PROPERTY
