I was amazed to hear a television commercial where the Attorneys says if your home is worth less than 75% of what you owe on it that you should call him to discuss a Strategic Default. You would think that the bar Association would not allow an ad that tells someone to walk away from their home and obligation to pay the lender just because they owe too much. Make sure when you are making an offer that the home will actually appraise. Nothing is worse than getting excited about the purchase of a home and rushing to have it inspected ($300) and having the appraisal done ($350) and finding out a couple of weeks later that it appraises for $30k less. I Sold a Condo downtown Orlando this week. Cash buyer purchasing a bank owned property. When making the offer we wanted to know whet the title company charges were going to be and we wanted to see the bank addendum. Well the listing agent wouldn't give it to me and wouldn't tell me the title company name or how much they would charge my buyer! It amazes me that some of these agents are so unprofessional and nasty to deal with.

I showed 11 Short-Sales this week, called for details on 2 that my client liked. Took 1 agent 2 days and 3 calls from me to get a response. A Short-Sale is when a home listed for sale, sells for the asking price or less, the price may not be sufficient to pay the total of all liens and costs of sale, and sale of Property at full listing price may require approval of sellers lender(s). The Lenders may or may not ever approve the sale. So basically a BUYER IS TAKING A CHANCE THAT THE BANK WILL AGREE TO TAKE A LOSS SO YOU CAN GET A GOOD DEAL.
