What could be worse than getting a low offer that you accept. A bad home inspection leaving you with $3000 in additional repairs?
Spend $250 for a home inspection, $100 for a termite inspection, then have a handy man fix everything. Pay $75 - $100 to have it re-inspected and give every interested buyer a copy of both reports. They may be so happy that they pay extra for a home that doesn't need repair? Or it may just be a reason for them to choose your home over another?

If you don't know the local market, it doesn't make sense to not have a REALTOR looking out for you!  I have received phone calls from potential clients looking to sell a property they bought from an Auction or Lender. After they paid all the fees involved, they could have bought a better property at a lower price.
