Two years ago I was buying rental properties almost as fast as I could find them and now I just cannot get the numbers to work in my area. The way I liked my numbers to work was this: Take 1% of the purchase price and them add $150 per unit and your monthly income should be above that or equal to it. Here is an example:
Duplex priced at 100k, 1% is $1,000, 2 units at $150 each means $300 for a total of $1300 a month, so, if the duplex could rent for more than $1300 a month, I would … (4 comments)

To succeed in real estate as an investor, realtor, mortgage broker, whatever, you have to cover the basics to maintain longevity. As a wholesaler, I get properties under assignable contracts and sell those rights to the contract to other investors. There have been times I am putting under contract a house from the MLS that is a waterfront home and in the MLS listing there is not even one picture of the water!
