Checking the MLS this morning there were no expired listings in the Greater Rochester Area Of Realtors.
That means no money will be spent mailing expired or making any calls.
There are four closings coming up to check on and make sure everything is going smoothly. Also maybe an afternoon edging and mulching the yard and that is only if the golf clubs do not draw my attention. Or maybe spend a little time cleaning the roof!
Maybe he is showing the direction to travel for listings in the area as there was only one this morning.

Predictions for 2017 and any year can and will be daunting.
With listings being at a low level as compared to 2008 most will feel the only way to go is up.
First lets start with a new president incoming whom if he provides some clarity and stabilizes the real estate market and economy in the first six months buyers and sellers who have been straddling the fence may become active.

On this the 16th day of November 2016 I am thankful to be able to assist others that are less fortunate.
At the office meeting this morning a ten pound turkey was raffled off and yours truly was able to walk out the door with frozen hands. There is a family that has six kids and are always thankful for any food donations. Stopped at the local grocer to pick up a bag of potatoes, stuffing, frozen squash and a pumpkin pie they will have a feast this weekend.

The City of Rochester, New York and other communities were awarded grants to deal with the many vacant homes that have been abandoned and not maintained.
Not only is it a problem in the City with over one hundred but the surrounding area with over five hundred.
The City being awarded $350,000 to track, monitor, maintain and create a data base of these homes.
Eventually the State has $100,000,000 to help assist new homeowners buy, renovate and do major repairs and have them back on the tax rolls.
Zombie homes in the area could account for upwards of $9.4 million in property value losses!

Reviewing the first three quarters was satisfying and actually ahead of the game for spending so much time on the boat this summer.
Looking at the last quarter always has me also looking at the weather prediction for the area and if the goal could be tweaked a little higher.
Having taken on a partner and the amount of time they have to give will require a little more effort from my side resulting in more listings and thus gaining more buyers and finding the elusive pot of gold at the end of the rainbow.

My first time could have been so many things; selling the first home, selling the first HUD home or assisting a newbie in the office.
This will be about the HUD home as it taught me so many things about real estate and not to take anything for granted.

There were 139 responses and yes I made it a couple of times which of course makes me feel good. My problem with a few agents that personally responded was of the false self promotion. By this it was call me as I sold x amount of inventory last year. As I had never heard of this one I checked and found a big fat zero! Recently had an officer of the law whon was interested in A HUD home in the area and had been told he would be able to purchase for half price and only had to live in the property three years.
While this is true there is another more important item in that an officer or their spouse may not have owned a property in the last year. This fact was learned the hard way by your's truly even after talking to the lister's of HUD"s here.

Yesterday with three couples to show homes to yesterday in at 1833 Kenyon Road Ontario, New York the last showing which is a HUD home became more of an open house. The clients I was showing the home to felt it was too much for them to undertake and decided to go talk to their Father the carpenter. The home actually has good bones and needs updating, windows, doors and possibly a new boiler.
