     There is a big difference between pre-qualification and pre-approval.  Pre-approval takes more work and time, but it is the way to go.  Michael Mannino  explains the difference well.  I actually have seen a buyer with a pre-qualification letter lose their deposit because the lender did not even check his job employment.  It turned out the buyer did have the job, did make plenty of money, but had a job title that was generally for part time employment.  It was a sad situation and my clients selling their home even felt bad.  Make sure your lender does the work up … (16 comments)

     I was showing houses today and, believe it or not, I walked by this without even noticing the very creative use of a garage door opener the first time through.
     Now it maybe just a bit unsightly, but imagine yourself eating a Hungry Man TV Dinner when the doorbell rings.  Just press the opener button and yell, "Come on in!"  You have all the bases covered!  You may want to consider this the next time you have an old opener laying around.  Waste not, want not.
     It really was a pretty good way to start my Monday.

     I just wanted to let you know that starting Dec. 4th, Keller Williams, in the Sacramento and Elk Grove region, is kicking off a new program.  It is the Keller Williams buyer stimulas plan.  Listing agents are asking sellers for a 2% sellers credit that buyers can use to pay down their interest rates on their new home loan.  Caleb, from Prospect Mortgage, estimates that this loan buy down will save a home buyer $20,959 over the life of a 30 year fixed rate loan.  It will save a buyer $58 per month and almost $700 a year.  Caleb also says that the lower interest rate helps a buyer to qualify for … (1 comments)

     I have been previewing a lot of homes with rough looking kitchens.  Many kitchens have old, worn, stained and lacquered cabinets.  I know these cabinets can look very bad and seem like they are going to be very expensive to fix.  I look at these cabinets as an opportunity.  There are numerous ‘fixes' for these worn finishes and some are quite inexpensive.

     The Wall Street Journal just published a short, concise list of reasons that make this a very good time to buy a home.   I think it is such a good time to buy that I purchased a home earlier this year.  The interest rates were great.  I can remember my first loan in 1990.  The interest rate was about 11% and IT WAS A VARIABLE RATE LOAN.  That loan taught me two things.  One, stay away from variable interest rate loans and, tow, get ride of mortgage insurance as quickly as possible.  The interest rate on my loan early this year was 5.5%.  Today, buyers … (4 comments)

buyers information: FHA Mortgage Insurance Fees Set to Change, Part 2 - 09/12/10 10:10 AM
    I wrote about these upcoming Mortgage Insurance changes a few days ago and I found, in the Sunday Wall Street Journal, an article that talks about these changes too.  The article discusses the same loan amount that I did of $193,000.  The WSJ came up with different numbers than I did.  The WSJ says that buyers will save $2,400 dollars up front and the monthly costs will go from $88/month to $148 dollars/month.  That is not as bad as I reported.  The WSJ went on to talk about the additional cost over a ten year period, which would be more than $7,000.  … (0 comments)

There is a new program that the Sacramento Association of Realtors just released.  Buyers can now receive a $2,000 grant to help with energy efficiency upgrades.  There are some qualifications:
Houses built in 1978 or earlier and must be owner occupied The homebuyer must do an Energy Efficient Mortgage (EEM) The homebuyer must be represented by a SAR Member Realtor and the loan officer must be a SAR Afiiliate Member There must be a $4,000 minimum in energy efficiency upgrades (or max. allowed based on purchase price) The work must be done by SMUD approved contractors ECO Grant funds may be used … (0 comments)
