elk grove: Pickleball at the Oasis, Elk Grove
- 01/06/21 09:54 AM
We have some great new Pickleball courts here in Elk Grove at the new Oasis Park. It is located at 8015 Poppy Ridge Rd., East of Bruceville road, just off Whitelock parkway. There are six courts available and the courts do have lights. We have played there several times. The players are friendly, welcoming and competitive.
There are also two new, well lit tennis courts to enjoy as well ( Brian England, if you ever make it to Elk Grove ). The dog park is also open, but the main park is still closed. The rest of (10 comments)
elk grove: Seller Inspections
- 01/04/21 02:31 PM
In the Sacramento region, it is customary for buyers to do inspections after they have entered into contract. Here are a few reasons sellers might consider doing the inspections upfront. Set your home apart. If all other characteristics are equal, you will be giving potential buyers knowledge about your house that is not available for competing homes. By disclosing everything you know and everything the inspectors found, you protect yourself from any claims that the buyer makes later and reduce the risk of a lawsuit. There will be less surprises that come up during the purchase process. If you wait (19 comments)
elk grove: West Elk Grove and Laguna Area Update, April 2020
- 05/12/20 04:18 PM
Elk Grove West of Hwy 99 View Homes in West Elk Grove View Homes in Heritage Lakeside and Glenbrooke (55+ Communities) We were off to a very strong start in Elk Grove this year prior to the Covid 19 pandemic. April pricing held up in Elk Grove even considering that some of these sales occurred after the stay at home order was given. April Median home prices were up 4.4% year over year and about $5,000 over March (See March Report 2020). We could only show vacant homes over most of last month, but that order has lifted and (15 comments)

Elk Grove These charts show sold homes that went into contract early in the year, mostly January and February. Doesn't that seem like a lifetime ago? The stay at home order due to COVID 19 has created a lot of market uncertainty not reflected in these past numbers. The pandemic has definitely affected our Elk Grove market; 11 homes were put on hold and 11 listing contracts were canceled since the middle of March. The number (13 comments)
elk grove: Why Elk Grove?
- 03/26/20 11:11 AM
Why Elk Grove? What makes Elk Grove, CA special and attractive as a place to live? I thought I would ask some of our long term residents for their collective wisdom. Here is what they had to say: Elenice Gomez-When we first moved here 16 years ago, affordability and the schools were the deciding factors. We also loved the way Elk Grove looked, how well maintained the medians/landscape were, how many parks we have, and how many friendly people there are in comparison to the Bay Area. The location was also attractive, close to SF, to my Giants and to our old church family and (14 comments)
elk grove: Too Much!
- 03/16/20 08:13 PM
Too much news, too much work and too much stress so it was time for a little diversion from my normal road to the Cosumnes River Preserve. Yes, I did play a little hooky this afternoon, but it was worth every single minute.
I love all the wildlife, but this stealthy hunter was fascinating. He was relentless...focused. His prey did not have a chance. He did not even notice me. It was beautiful to watch.
I rarely get to enjoy our small oasis (20 comments)
elk grove: Elk Grove's Best of Business, 2020
- 03/06/20 08:09 AM
Elk Grove's Best of Business, 2020 It is time for this year's Elk Grove's Best of Business competition. It is amazing the transformation Elk Grove has gone through since I moved here in 1999. We went from a few restaurants and traveling to South Sacramento to see a movie to a very vibrant community with plenty of wondrful companies. Every company in the competition deserves our support, but I wanted to showcase a few of my favorites. Of course, if you see a real estate agent that looks familiar (Testimonials), I would appreciate your vote. ;o) Click here to vote (13 comments)
elk grove: Do You Need to Paint? Maybe it is Just Mildew
- 01/24/20 05:37 PM
The Problem-Mildew Many times, my past Henson Painting clients assumed that their mildew covered house needed to be painted. It was quite common to clean their homes and have them question whether painting the house was really needed. Removing mildew can be that dramatic. Mildew is also hard on painted surfaces and can lead to premature paint failure. There is a surprising amount of mildew on homes in the Sacramento region for such a dry climate. It can be very prevalent on the shady side of a home or under the eaves. Below is a picture of the (24 comments)
elk grove: Kayaking in Elk Grove
- 09/29/19 01:24 PM
Saturday morning we spent time kayaking in the Stone Lakes National Wildlife Refuge. We visited a private area that can only be accessed on the Wildlife Observation Paddle Tours with a guide. It was beautiful. It was peaceful. It was only five minutes from our home in Laguna West, Elk Grove and it took me and my wife over 20 years of living here to discover it. The area we accessed is a three mile slough. We were lucky the Sandhill Cranes had just showed up a couple of days ago. We also saw plenty of Blue Herons.

elk grove: Make this Charming Elk Grove House Your New Home!
- 05/22/19 05:23 PM
This charming Elk Grove house is ready for you to move right in and make it your home. The front yard is beautifully landscaped with an array of colorful roses and begonias. Plenty of large trees make for plenty of privacy. The backyard has a pergola covered patio, plenty of garden space, a nice sized shed and even a half court basketball area. Automatic sprinklers cover the front and backyards. The twowood side fences are new. Along the back of the yard is a brick wall..
The kitchen has been recently updated with granite counter tops, a tile back-splash, (5 comments)
elk grove: Moving into Life
- 08/12/15 02:26 AM
My June 17th Facebook post, "I loathe running....I have never reached that elusive high that some of my friends assure me exists. Surely, it is a hoax...#borntobehusky." And I did not run often or very far. Shortly after that bold statement and proving, at least to me, that God has an unbelievable sense of humor, my wife let me know that we had joined a running group. You should understand that I was sitting comfortably on the couch, not bothering a soul and definitely, minding my own business. I was pretty happy with my new shape, round. (3 comments)
Here is what the price per square foot change has been over the past year.
Finally, this is our inventory levels over the past year.
Generally, three months of inventory is considered the cut off between a buyers and sellers market so it is very evident that the inventory levels are still very low. Home sellers are in a very good position. Home buyers, (2 comments)
elk grove: Spring in Laguna West-Lakeside
- 04/13/12 08:58 AM
One fall I took pictures of the Laguna West-Lakeside and the Stonelake areas of Elk Grove and thought it would be fun to take a look at spring in the neighborhood. Fall has always been my favorite, but when the Fruitless Pears are in bloom, it can be spectacular. This year there was not much rain so the trees looked beautiful. I would expect to see these trees in Narnia, not Lakeside.
This is in front of the Lakeside Clubhouse along Maritime Drive.
My wife and I live in the Lakeside neighborhood called Southshore, but this is my wife's (1 comments)
elk grove: Laguna West-Lakeside Spring Update
- 04/05/12 06:52 AM
What defines the Laguna West-Lakeside market right now? A lack of supply. I have been surprised by the rapid change going on here. I have shown several houses lately and have had to wait in line several times. It is becoming quite common. One of my agent friends joked that showing a home was like going to a block party. There are 20 homes for sale in the Laguna West-Lakeside area as of today. Nine of those homes are short sales. There are 32 homes that are short sale contingent and another 28 homes that are pending. In the month of March, 20 homes sold so we (0 comments)
elk grove: Are Your Property Taxes Too High in Sacramento County?
- 11/10/11 07:49 AM
This year my tax bill came in for one of my properties and the assessed value came in at $152,000. I purchased the home in 1990, have done some upgrades, but there is no way the property is worth that much. I decided to challenge the assessed value and, to my surprise, the process was very easy. If you think your assessed value is too high, then you need to challenge it before the end of November. The form must be filed by November 30. It is a simple, one page form and there is no charge to file the form. (0 comments)
elk grove: Creative Uses for Garage Door Openers!
- 07/18/11 02:18 PM
I was showing houses today and, believe it or not, I walked by this without even noticing the very creative use of a garage door opener the first time through.
Now it maybe just a bit unsightly, but imagine yourself eating a Hungry Man TV Dinner when the doorbell rings. Just press the opener button and yell, "Come on in!" You have all the bases covered! You may want to consider this the next time you have an old opener laying around. Waste not, want not. It really was a pretty good way to start my Monday. (8 comments)
elk grove: Laguna West-Lakeside Fall Colors, Not Bad for the West Coast
- 12/02/10 11:15 AM
This is the main entrance to Lakeside in November. Spring is nice, but I love the fall. The designer picked some great looking trees for the area. The predominant tree in the area is the fruitless pear. It is the vibrant red tree in the center of the picture. The Maple, Oak, Fruitless Plum, Crepe Myrtle and, my favorite, the Chinese Pistache tree are just some of the trees featured in our community.
Our streets are lined with Fruitless Pairs. This is one particularly nice stretch of Maritime Drive and very close to my families home. In the spring, these (2 comments)
elk grove: New Elk Grove and Sacramento Keller Williams Stimulus Plan
- 11/24/10 03:22 AM
I just wanted to let you know that starting Dec. 4th, Keller Williams, in the Sacramento and Elk Grove region, is kicking off a new program. It is the Keller Williams buyer stimulas plan. Listing agents are asking sellers for a 2% sellers credit that buyers can use to pay down their interest rates on their new home loan. Caleb, from Prospect Mortgage, estimates that this loan buy down will save a home buyer $20,959 over the life of a 30 year fixed rate loan. It will save a buyer $58 per month and almost $700 a year. Caleb also says that the lower interest rate helps a buyer to qualify for (1 comments)
