Elk Grove is a diverse city of over 170,000 residents just South of Sacramento. It has neighborhoods that vary in age with most of the older neighborhoods East of Highway 99. The community has over 70 parks and many walkways throughout the city. We are also fortunate to have Cosumnes River Preserve and the Stonelake Refuge just on our boundaries. We have really enjoyed making Elk Grove our home since 1999. (My friends reasons for loving Elk Grove) Elk Grove has had a very healthy real estate market over the last year. home buyers: Appraisal Waivers: What are They? Who's Eligible?

A couple years ago, we were buying a house in Reno. The market was hot and when the lender tried to schedule an appraiser, the first day an appraiser could be at the property was 30 days out, a problem because we had a 30 day escrow. My local lender advised me to ask if a waiver was possible. I asked the Reno lender about a waiver. Let's just say there was a bit of good natured laughter. I said please check. A few minutes later, I received a call back. Right in their paperwork, appraisal waived. It saved me heartache (13 comments)

April pricing held up in Elk Grove even considering that some of these sales occurred after the stay at home order was given. April Median home prices were up 4.4% year over year and about $5,000 over March (See March Report 2020). I share the optimism displayed in Debe Maxwell, CRS post. I don't have a crystal ball, but it sure does seem like our economy is doing well and should continue to do so. Those that have purchased a home in the past few years have done very well. “Borrower equity rose to an all-time high in the first half of 2019 and has more than doubled since the housing recovery started,” said Frank Nothaft, chief economist for CoreLogic. The Problem-Mildew Many times, my past Henson Painting clients assumed that their mildew covered house needed to be painted. It was quite common to clean their homes and have them question whether painting the house was really needed. Removing mildew can be that dramatic. Mildew is also hard on painted surfaces and can lead to premature paint failure. There is a surprising amount of mildew on homes in the Sacramento region for such a dry climate. There is a big difference between pre-qualification and pre-approval. Pre-approval takes more work and time, but it is the way to go. Michael Mannino explains the difference well. I actually have seen a buyer with a pre-qualification letter lose their deposit because the lender did not even check his job employment. It turned out the buyer did have the job, did make plenty of money, but had a job title that was generally for part time employment. It was a sad situation and my clients selling their home even felt bad. Make sure your lender does the work up (16 comments)

It can be so easy to be blinded by a beautiful home. When my wife and I purchased our present home, we thought it was just perfect. There were some really nice features including, shiny new white cabinets, custom paint colors, complimentary tile and carpet and brand new appliances! I can still remember the first time I made Christmas cookies. I preheated that new oven and popped that tray full of cookies right into the oven. Check that! I TRIED to put the cookies in the oven. Morningstar posed this interesting question on its website recently, "Are you paying extra on your mortgage?" And it attracted some very interesting comments. The following is my answer. My wife and I bought our first house in 1990. It was not a good time to buy. We were in a market with very high demand. Home buyers were actually camping out in front of new homes to have any chance to buy before home builders sold out their inventory. Interest rates were high (10%ish) and home prices were also high so we bought a home that had been a rental for years. (2 comments)
A three percent rise in interest rates can increase your payment $282/month on a loan amount of $150,000. If you are using a FHA loan, FHA rates have been going up steadily over the last couple of years also. Who knows where rates will go, but interest rates are about as low as I have seen in my lifetime. With demand picking up and very little supply in our housing market, prices are rising (2 comments)
