About 13 years ago, I heard our doorbell wring. It was our neighbor at the time. He told me that he had got himself in a bit of a pickle. He had put offers on two different short sales and they both were accepted. He wondered, since I was a real estate agent, if I knew someone that would like to buy one of the two. "Yes, I do!" The median price of homes in Elk Grove did go up about $36,000 from November to December so I was very interested to see what the new year would bring. The median price fell slightly in January from December's high of $640,000, but not much and it is still up 20% from last year. We are very much in a competitive market with lots of buyers demand even though interest rates have risen and will likely continue to rise.

It was such a beautiful day yesterday that I had to stop and create a short video showing the lake at Laguna West. Elk Grove really comes alive in the fall, especially in the Laguna West-Lakeside area.
It really was a gorgeous day on our lake, but how has the market changed year over year. You can see that we had a nice rise in prices, but look what has been going on over the last few months.

Laguna West, Lakeside and Stonelake are each distinct neighborhoods in Elk Grove. They are each similar enough that my clients view them as interchangeable so I like to look at the three areas combined. Year over year growth was very good, but the market is showing signs of leveling off (discussed in my Elk Grove monthly update). The last five months pricing has been very stable in the Elk Grove Area.

April was much like March in the Elk Grove market so I am tempted to just say, "ditto," but I will do my best to add something new and intriguing. Home prices are up 20% year over year. Homes are going pending very quickly and there is not much supply. The only difference from March is that prices are up in Elk Grove just over $10,000. What does it take for buyers to get into contract? Offers above listing price, cash or conventional loan offers, great terms and possibly a free month or two rent back period for the seller.

Elk Grove is a wonderful community just South of Sacramento. It is a diverse area with distinctive neighborhoods ranging from older neighborhoods to newer neighborhoods, including areas with new construction. There are also plenty of parks and walking paths to enjoy. Its proximity to two major highways makes it a desirable area for those who want to visit the Wine Country, San Francisco, Lake Tahoe, lakes, rivers and so much more.We have enjoyed making Elk Grove our home since 1999.

How do I mark the start of spring? Not with a cute little groundhog. Spring starts when the daffodils are in bloom. My preference is for King Alfred Daffodils with their bright yellow, happy faces, but daffodils start out beautiful and just get better. I can't wait for our gladiolus to come up next! You can see one holdover from last summer. I wonder who the gardener is. He seems a little lazy.

I include the neighborhoods of Laguna West, Lakeside and Stonelake together because they are very similar in style. Pricing was very strong over the last year, while inventory was way down. Currently, there are only 4 homes available with an average listing price of $586,947. It is a very good market for homeowners that would like to sell, but a very difficult market for home buyers.

The Boos Brothers have decided to make one final appearance this year in Laguna West. It has been a tough year with the sprinklers dousing them a couple of times and all those CA winds, but they have agreed to play on final night. There will be pyrotechnics and live music galore, including such great hits as the Monster Mash and Warewolves of London.

Happy Dogtoberfest! It is the second anniversary of my favorite Elk Grove Brewery, Dreaming Dog Brewery. There will be plenty of festivities: a vendor faire from 1:30-4:30 pm, the Elk Grove K-9's will make a visit, the Grand Island Fire Brigade will play some polka music and it will all be finished off with a karaoke party from 6:30 to 10:00 pm. The Squeeze Burger truck will be there for most of the day making their famous cheese skirt burger!

laguna west: Kayaking in Elk Grove

Saturday morning we spent time kayaking in the Stone Lakes National Wildlife Refuge. We visited a private area that can only be accessed on the Wildlife Observation Paddle Tours with a guide. It was beautiful. It was peaceful. It was only five minutes from our home in Laguna West, Elk Grove and it took me and my wife over 20 years of living here to discover it. The area we accessed is a three mile slough. We were lucky the Sandhill Cranes had just showed up a couple of days ago. We also saw plenty of Blue Herons.

Our market, here in Laguna West-Lakeside, Elk Grove is still on a roll. House prices have risen dramatically in the last year and there is not much supply.
Here is what the price per square foot change has been over the past year.
Finally, this is our inventory levels over the past year.

One fall I took pictures of the Laguna West-Lakeside and the Stonelake areas of Elk Grove and thought it would be fun to take a look at spring in the neighborhood. Fall has always been my favorite, but when the Fruitless Pears are in bloom, it can be spectacular. This year there was not much rain so the trees looked beautiful. I would expect to see these trees in Narnia, not Lakeside.
This is in front of the Lakeside Clubhouse along Maritime Drive.

What defines the Laguna West-Lakeside market right now? A lack of supply. I have been surprised by the rapid change going on here. I have shown several houses lately and have had to wait in line several times. It is becoming quite common. One of my agent friends joked that showing a home was like going to a block party.

We have also seen our inventory shrink from 2.8 months to 1.9 months in the last four months. Inventory has been low for the last few months, especially in the $100,000-$200,000 price range. I was showing houses today and, believe it or not, I walked by this without even noticing the very creative use of a garage door opener the first time through.
Now it maybe just a bit unsightly, but imagine yourself eating a Hungry Man TV Dinner when the doorbell rings. Just press the opener button and yell, "Come on in!" You have all the bases covered! You may want to consider this the next time you have an old opener laying around. Waste not, want not.
It really was a pretty good way to start my Monday.
