I include the neighborhoods of Laguna West, Lakeside and Stonelake together because they are very similar in style.  Pricing was very strong over the last year, while inventory was way down.  Currently, there are only 4 homes available with an average listing price of $586,947.  It is a very good market for homeowners that would like to sell, but a very difficult market for home buyers.

     We were off to a very strong start in Elk Grove this year prior to the Covid 19 pandemic.  April pricing held up in Elk Grove even considering that some of these sales occurred after the stay at home order was given.  April Median home prices were up 4.4% year over year and about $5,000 over March (See March Report 2020).  We could only show vacant homes over most of last month, but that order has lifted and … (15 comments)

Happy Dogtoberfest!  It is the second anniversary of my favorite Elk Grove Brewery, Dreaming Dog Brewery.  There will be plenty of festivities: a vendor faire from 1:30-4:30 pm, the Elk Grove K-9's will make a visit, the Grand Island Fire Brigade will play some polka music and it will all be finished off with a karaoke party from 6:30 to 10:00 pm.  The Squeeze Burger truck will be there for most of the day making their famous cheese skirt burger!

lakeside: Kayaking in Elk Grove - 09/29/19 01:24 PM
Saturday morning we spent time kayaking in the Stone Lakes National Wildlife Refuge.  We visited a private area that can only be accessed on the  Wildlife Observation Paddle Tours with a guide.  It was beautiful.  It was peaceful.  It was only five minutes from our home in Laguna West, Elk Grove and it took me and my wife over 20 years of living here to discover it.  The area we accessed is a three mile slough.  We were lucky the Sandhill Cranes had just showed up a couple of days ago.  We also saw plenty of  Blue Herons.

     The Elk Grove Police Department just partnered with Nextdoor.    Our Lakeside neighborhood has been using Nextdoor for awhile now and have enjoyed many discussions, shared infomation and referrals, helped find some lost pets and learned a little more about each other.  Nextdoor will now be able to help us stay connected with the Elk Grove Police Department.  Nextdoor seems to be getting better and better.

Our market, here in Laguna West-Lakeside, Elk Grove is still on a roll.  House prices have risen dramatically in the last year and there is not much supply.

Recently, the Sacramento Bee featured Nextdoor.com in an article.  It sounded like a great site to me.  Only neighbors that live in a given neighborhood can connect and discuss local, neighborhood specific topics.  For example, I recently lost my mischievous cat, Marley.  He was a great cat, a champion mouser and full of fun.  He was named after Bob Marley because he liked to Stir It Up.  I would have loved to be able to go to network of my neighbors and post about him for any possible sightings.  There are so many other reasons to connect; contractor recommendations, restaurant suggestions, … (2 comments)

lakeside: Laguna West-Lakeside Summer Update and Elk Grove - 06/28/12 05:21 AM
     I knew we had a short supply of homes in the Laguna West-Lakeside area, but we are getting seriously low.  Using our Sacramento Multiple Listing Service data, I found that we have a .7 month supply of homes for sale in the 95758 area.  That is low.  For a little perspective, a three month supply of homes for sale is generally considered the marker between a buyer's and seller's market.  So given that this is a market with so many distressed sales, is this a buyer's or seller's market?  The MLS sales data shows a slight uptick in sales price, but the average … (1 comments)

     One fall I took pictures of the Laguna West-Lakeside and the Stonelake areas of Elk Grove and thought it would be fun to take a look at spring in the neighborhood.  Fall has always been my favorite, but when the Fruitless Pears are in bloom, it can be spectacular.  This year there was not much rain so the trees looked beautiful.  I would expect to see these trees in Narnia, not Lakeside.

     What defines the Laguna West-Lakeside market right now?  A lack of supply.  I have been surprised by the rapid change going on here.  I have shown several houses lately and have had to wait in line several times.  It is becoming quite common.  One of my agent friends joked that showing a home was like going to a block party.
     There are 20 homes for sale in the Laguna West-Lakeside area as of today.  Nine of those homes are short sales.  There are 32 homes that are short sale contingent and another 28 homes that are pending.  In the month of March, 20 homes sold so we … (0 comments)

     I was showing houses today and, believe it or not, I walked by this without even noticing the very creative use of a garage door opener the first time through.
 
     Now it maybe just a bit unsightly, but imagine yourself eating a Hungry Man TV Dinner when the doorbell rings.  Just press the opener button and yell, "Come on in!"  You have all the bases covered!  You may want to consider this the next time you have an old opener laying around.  Waste not, want not.
     It really was a pretty good way to start my Monday.

lakeside: Laguna West-Lakeside Fall Colors, Not Bad for the West Coast - 12/02/10 11:15 AM

This is the main entrance to Lakeside in November.  Spring is nice, but I love the fall.  The designer picked some great looking trees for the area.  The predominant tree in the area is the fruitless pear.  It is the vibrant red tree in the center of the picture.  The Maple, Oak, Fruitless Plum, Crepe Myrtle and, my favorite, the Chinese Pistache tree are just some of the trees featured in our community.

Our streets are lined with Fruitless Pairs.  This is one particularly nice stretch of Maritime Drive and very close to my families home.  In the spring, these … (2 comments)
