barre real estate market: November Market Report--Montpelier, Barre, U32, Northfield - 11/19/13 05:17 AM
Here’s a quick snapshot of the real estate market for Montpelier, Barre, U32, and Northfield:

Quote of the Month: From our 4-year old, Willoughby. Bear in mind that I’ve been a Realtor her entire life, and that I’ve never—well, you’ll see.
Mom: You know what your Daddy does for work, right?
Willoughby: Um…boxes people?

Answering Your Questions: One question people ask me a lot is “How long does it take to buy a house?” The short answer is that in Central Vermont, it typically takes 6-8 weeks from the time an offer is accepted until the … (0 comments)

barre real estate market: Barre Caravan--Top 2 Picks - 08/13/13 03:31 AM

Top 2 Picks From the Barre Caravan

First, there’s no better way to stay on top of the inventory of homes for sale in Barre than by participating in the brokers caravan. In two hours today, a handful of us went through nine houses.

Of those nine homes for sale in Barre, here are my top two picks. Let me also say that “top” can mean a lot of different things. Today it means the ones that I thought were the best values and gave me the warmest of fuzzies. That’s a technical term, by the way.

barre real estate market: New Home for Sale in Barre Town, Vermont - 11/22/10 12:34 PM
New to the Barre Real Estate Market!
Look at this gorgeous five bedroom, two bathroom Barre Town home for sale.

Cherry cabinets, carefully selected tile backsplash and accents define the kitchen.  In the living room, however, the stunning stone fireplace steals the show.  Hey folks, it gets cold in Barre, Vermont.  There's nothing like a warm fire to take off the chill, and to add just that much more grace and class to a home.

This Barre Town home for sale also has a real, honest to goodness master bedroom.  Not just the "big bedroom".  Oh no, you'll find … (3 comments)

barre real estate market: $5000 For Buying a House in Barre! - 11/10/10 01:49 PM
$5000 for Buying a House in Barre?
Oh, the rumor mill is spinning today.  The latest real estate gossip is that Mayor Lauzon of Barre is proposing offering a $5000 incentive for people buying houses in Barre.  It's a rumor, so there aren't a lot of details.   It sounds as if it may be slightly different than the first time buyers tax credit that the federal government had in place earlier this year.
Instead of a tax credit, this would be a $5000 when the property is purchased.
As a former financial planner, my advice is always to not let the … (0 comments)

barre real estate market: Vacant Homes in Montpelier - 11/08/10 10:07 PM
Vacant Homes in Montpelier
In addition to taking every precaution to make sure that there isn't a freeze up, there's something else to look into if your home is going to be vacant for any extended period of time-insurance.
Homeowners' policies do their underwriting (I suppose that's what it is...)based on the notion that someone's actually going to be living in the house.  Someone will know if the heat shuts off, or if there's a fire, or if the roof leaks, etc.  And, presumably, that someone will take care of the problem before it gets bigger.
But, if you have a … (1 comments)

barre real estate market: Montpelier Homes in the Winter - 11/03/10 11:14 PM
Montpelier Homes in the Winter
It's a known fact that some houses are kept vacant during the winter.  Sometimes people have second homes elsewhere, sometimes they've bought their next home and already moved, sometimes people are just on vacation.
Remember that it doesn't  take long for a freeze up to happen.  And if it does, it can be very expensive.
Here are a couple of tips for preventing a freeze up in a vacant home in Montpelier or anywhere:
•1.        Double check with your fuel provider that you're on automatic delivery, or schedule a delivery before you leave.
•2.       Get a … (1 comments)

barre real estate market: Proactive Sellers Get Home Inspection First - 10/27/10 02:12 AM
Proactive Sellers Get a Home Inspection First
When I was a kid I had a cat that was a natural hunter.  She'd get hold of a mouse, and NEVER let go.  She wasn't the kind that would play with it.  Nope, she caught it, she held it, and she finished it.
Lately I've seen a couple of transactions in the Montpelier and Barre real estate market in which the buyer and seller reached agreement on price and terms, and then home inspection surprises threatened to break the deal.  A very practical way to prevent this is to just bite the bullet, … (1 comments)

barre real estate market: April Market Numbers: Barre, Montpelier, Northfield, U32, etc. - 05/07/10 02:11 PM
Here are the monthly numbers for the real estate markets in Montpelier, Barre, Northfield/Roxbury, U-32, and Marshfield/Plainfield.  It seems that each month when I do this analysis, there's something else I want to add.
For April, I added two pieces of information.  First, the "Contingent" column.  In real estate, contingent means that an offer was made and accepted.  It is in the due diligence period during which inspections, appraisals, title search, and financing are being worked out.

**The other column I added was the Active/Closed Ratio.  I was just curious about how the total current inventory stacked up against the … (0 comments)

barre real estate market: April Market Stats - 05/03/10 02:03 PM
Here are the monthly numbers for the real estate markets in Montpelier, Barre, Northfield/Roxbury, U-32, and Marshfield/Plainfield.  It seems that each month when I do this analysis, there's something else I want to add.
For May, I added two pieces of information.  First, the "Contingent" column.  In real estate parlance, contingent means that an offer was made and accepted.  It is in the due diligence period during which inspections, appraisals, title search, and financing are being worked out.  Now, there are times when a house that has gone contingent comes back on the market.  In those cases, there is the possibility … (2 comments)

barre real estate market: Breaking Loose? Big Sales in Barre, Vermont - 04/18/10 08:01 AM
All of a sudden, a couple of very nice homes for sale in Barre have gone under contract.  I'm talking in the $400s.  And this is on the heels of a March in which there were ZERO sales in Barre Town.
Could this mean that buyers are finally taking advantage of the repressed prices, and buying value?  I've said it before, and I mean it:  there are some gorgeous homes for sale in Barre.  It's about time someone pulled the trigger and put a couple under deposit.
Hey buyers, let's keep it going.  These prices aren't going to last forever.  Sellers--good … (0 comments)

barre real estate market: Historic Barre Farmhouse for Sale - 02/27/10 02:11 AM
This is really a piece of Barre's history.  4 bedrooms, 2.5 baths, plus a 2 bedroom accessory apartment and separate artists' studios.  It all sits on 5 acres of apple orchard.

Since it used to be a full-on apple orchard, there's the "Apple Chapel" which was used for sorting, boxing, crating, and shipping apples.  The roof bell still works, and with a tug on the rope from the Apple Chapel, field hands or wayward children can be summoned home.
Great distant mountain views, south facing, and yet only a few minutes from downtown.
It's zoned Res-C, meaning that in addition … (2 comments)

barre real estate market: Playing Fair When Selling Your House - 02/08/10 03:37 AM
Playing Fair When Selling?
One of the great parts of working in the Montpelier real estate market is that there are some great people in the field.  Agents cooperate all the time, bringing buyers, keeping deals together, etc.
I've had a couple of people ask how that cooperation works with respect to the commission.  While it may be different in different parts of the country, in the Montpelier real estate market, usually the commission is paid by the seller, and it's split evenly between the cooperating brokers.  That means, for example, that if a house is listed by Heney Realtors, and … (0 comments)

Vermont's a small state. Central Vermont (Montpelier, Barre, Northfield, U-32) really is a lively and transparent community. We all know someone in common, and I wanted to expand this transparency to a professional real estate oriented community website.
