As a listing agent I often here sellers want to add value to their home either during their time of ownership for their own enjoyment or near the end of ownership to increase their sales price. The age old question is what's the ROI. Some items like hot tubs, roofs, high end applainceces, and other nice to haves in many neighborhoods are for customer enjoyment only with little ROI for the next sale.
