      <title>QUESTION REGARDING ZILLOW ADVERTISING-ANY SUCCESS?</title>
      <description>I need some input on Zillow co-branding? Has anyone had any success with Zillow advertising? They offer this program that allows Lenders to Team up with realtors and share the cost. I this a selling point to any of the realtors currently advertising on Zillow?
Some of my loan officers are thinking about doing this and I just need the Rains input..
Any input or guidance would be appreciated..

For all the realtors that had clients that short sold their homes in the last 6 to 22 months you have a opportunity to put these borrowers in homes under the new FHA -Back to work Program.
FHA is now allowing financing for borrower that have had a short sale, foreclosure, bankruptcy, or deed in lieu in the last 12 months assuming they can prove that this was due to an economic event such as a 20% reduction in income or loss of job.
The borrower must demonstrate 12 months satisfactory housing history, attend a credit counseling course, and demonstrate that they have stable income and work history and they must have reestablished credit.

      <description>FHA LOWERS THE BAR- 1 YEAR AFTER-FORECLOSURE, BK, AND SHORT SALE
On August 15, 2013 the Federal Housing Administration announced a new option for Borrowers that had a serious economic event happen to them during the recent recession. The FHA defines a Economic event as either a loss of income greater than or equal to 20% or Loss of employment for at least 6 months that eventually led to either a Foreclosure, BK, Deed and lieu, Modification, or Short sale.
How do I prove a loss of 20%? Tax returns, W2s or Verification of Employment during and prior to this event.
How do I prove a Employment loss? Last paystub during this period and Verification of employment and or Tax returns, Unemployment benefits during this period.
What else will be required? 12 months of current housing history, Credit Counseling, and Reestablished credit history
What will be the terms? Standard FHA pricing, up to 96.5% financing, and FHA mortgage insurance
When will this begin and end? As of August 15, 2013 FHA now allows this but it is still up to the Lender to offer this. This option will be available until September 30, 2016.

      <description>CAN I GET A MORTGAGE 1 YEAR AFTER A SHORT SALE, BK, OR FORECLOSURE?
The answer is yes. The Federal Housing Administration recently released published guidelines that allow for waiting periods to be reduced from 2 years after a short sale and bankruptcy and 3 years on Foreclosure to 1 year under Extenuating Circumstances caused by the Recession such as Job loss or Reduction of income of at least 20% for at least six months prior to the event.
This program will be available through some approved Fha Lenders and the borrower must meet all the standard FHA guidelines;
1. Down Payment of at least 3.5% down
2. Standard documentation of income and assets
3. Borrower must participate in Approved Counseling Program
4. Borrower must have re-established credit
5. Borrower must have proof that Job is now stable
This program is called the FHA " Back to Work" program and will be available as of August 15, 2013 through September 30, 2016.
