Or the home just doesn't welcome you...something is missing? All too often the Realtor is faced with this type of listing and needs to tell the homeowner how important it is to get their home in "move-in" condition before listing, but without offending the the homeowner.

home staging: Drawing Inspiration From Window Treatments - 02/11/10 10:55 AM
I was called in to work with young male homeowner.  After the Realtor seen the finished project, she commented that she thought for sure that I would have the homeowner remove the current window treatments in the living room. Instead, when I entered the room they became my inspiration for color for this space. I knew I would be adding accessories from my own inventory to this home.  Orange happens to be one of my favorite staging colors and thus I have several pieces in my inventory. The Realtor and homeowner loved the end results as I was able to pull … (19 comments)

home staging: Getting your home ready for market – “Move-in Ready” is Key - 08/17/09 10:13 AM
This post comes from Lori Cain, of Tulsa, OK
I'm always pleased to see Realtors posting about the power of Home Staging. Thanks Lori!

Getting your home ready for market – “Move-in Ready” is Key - Unless absolutely impossible, it is my preference to prepare my listings to be “move-in ready” BEFORE they go on the market.
Because our inventory of homes is high and Buyers have much from which to choose, YOUR home needs to have the WOW factor.
When the Buyer walks through your door, they need to say, “I can LIVE here. In fact, I could move … (2 comments)

home staging: Before & Afters...Owners Transferred, We Had The Run Of The House! - 07/20/09 03:31 PM
These homeowners have already been transferred and the Realtor called in Ready, Set, Stage! to stage this home using what the homeowners left behind. Except for the dining room, Ready, Set, Stage! leased a five piece dining set back to the homeowners to update this area.  We also recommended that the kitchen/family room be repainted. We used Sherwin Williams Macadamia (I love this color, I have it in my own home)  that added so much warmeth to this huge area. The out of state homeowners and Realtor were thrilled with the end result.

home staging: Good News For The Northwest Arkansas Market! - 02/05/09 02:37 PM
I visit with Realtors on a regular basis. Attend the monthly Board meetings of two local Boards and several networking groups. This is the good news I'm hearing from area Realtors.
The market is starting to move again. Several Realtors have told me that they are showing homes and having buyers make an offer only to find out that the home is already under contract!
They are noticing more visits to their websites and receiving more calls! This is what we want to hear!

home staging: From A Buyers Prospective - 01/23/09 03:11 PM
I was at my bank today taking care of some business and in talking with a bank employee he told me he had been looking to purchase a home.  He asked me about my services and then began to tell me how important he could see what I had to offer sellers. You see looking from the buyers prospective he understood what I was talking about. He said he had just passed up a home because of paint color.
Painting is such a simple and inexpensive fix. But as he explained, I do not want to take the time to repaint.  I have … (8 comments)

home staging: Using What The Homeowner Already Had...Warmed Up This Space! - 11/15/08 06:14 AM
This is a perfect example of how inexpensive adding some warmth to a space can be. This homeowner already had great wall color and bedding. But the room was lacking the warmth needed to really show the space. I shopped what the homeowner already had. Not one penny was spent on adding to this space.
BTW this is a smart homeowner that has contacted me PRIOR TO LISTING HER PROPERTY!
