10601: Market Update – The Broadlawn – Downtown White Plains - 07/21/12 05:10 PM
cs: Pet-Friendly Cooperatives, Walkable Neighborhoods in Westchester, White Plains
Often when buyers start looking for White Plains NY condos for sale, they find themselves drawn to older complexes with old-world charm.  Westchester coops comprise the largest share of pre-war buildings and many high-end Westchester coops end up being on the short list of buyers for White Plains NY condos.  The Broadlawn of White Plains is just such a complex.
The Broadlawn – White Plains – Sales History: The current sales prices reflect  a recovering market for cooperatives in Westchester generally.  This sector of the market was particularly hard-hit once the the new buyer … (3 comments)

10601: December’s Season of Celebrations & Sharing - New Years Eve Family Spectacular – Downtown White Plains NY - 12/25/11 03:53 AM

Yes, I know its Christmas day – but New Year’s Eve is just a week away…and its not too soon to think about where you will be when 2011 becomes a memory and 2012 is born.
For those who don’t know the history – downtown White Plains used to be a fairly quiet place.  During the housing boom the downtown became built up an is now thought of as a mini-me Manhattan.  Following the opening of Trump Tower and  the Ritz Carlton – a new tradition was born.  White Plains initiated a new tradition of celebrating New Years Eve in … (6 comments)

10601: Downtown White Plains in the Fall…. - 09/03/11 04:32 PM
Right now I’m experimenting with a new video/slide show format for my still photos…. I had a recent debacle with Animoto and they canceled my account and turned off my video feed.  After having so many compatibility problems I’m hesitating to commit to a new vendor.  Interestingly, I found Pro-Show Web – when trolling the web for customer service issues with Animoto.  Apparently, I was not alone and several professional photographers suggested them.  I want to create more local videos making them a staple of my blog.  Any feedback – positive or negative will be most welcome!   If anyone has trouble … (12 comments)

10601: Reflections From Two Mirrored Towers: The Ritz Carlton of White Plains Reflects the Mood of the Day – White Plains, NY 10601 - 08/29/08 05:34 PM
Although I hate to admit it, I’ve become somewhat fascinated by the Ritz Carlton.  I’m not generally a fan of modern architecture. My personal taste leans more to the art nouveau look of the Bar Building which stands in ornate contrast to the sleek towers.  But one thing I have noticed about the two 42 story towers gracing our downtown is that they never look the same. Like a chameleon that changes its coloring to blend into its surroundings, the mirrored façade of the Ritz is constantly changing to reflect the “mood” of the sky at any given moment – changing … (12 comments)

10601: Help for I-287 Travelers - Weary of the "Improvements" Happening in White Plains, NY - 06/12/08 07:34 AM
Since 2006, I287 has been undergoing some massive improvements - Ok the term is relative, but I'm in a charitable mood today. For those who don't know, it is the primary East/West corridor in lower Westchester. Right now the bulk of the work is happening in White Plains around the heavily trafficed downtown area. Exits 6, 7, and 8 are being impacted. But there is a site that can help you anticipate delays. Roadway 287 Improvements offers a “travel advisory” link which is updated with regularly. The site also includes interactive maps and the like which help create a “vision” for … (2 comments)

10601: Old Meets New in Downtown White Plains (Pt.2) - White Plains, NY 10601 - 06/09/08 04:38 PM
Ok, so I found a couple of more photos in my archives that I hadn't used that I thought would be appropriate for this topic which I actually covered in a previous post. This set of photos was taken on a different day.
1. This was just not one of my favorite pictures. But it's strange how one of the Ritz Carlton towers looms over Grace Church almost like an enormous glassy ghost. The way the light hit the camera, it almost looks as though the glassy steel structure isn't even there - like an optical illusion. It's also striking to … (2 comments)

10601: Old Meets New in Downtown White Plains....White Plains, NY 10601 - 06/07/08 04:32 PM
Recently, I have been taking more general photos of the White Plains downtown area. I'm often surprised at the clash of architectural styles. I guess part of my surprise is the way in which the clashing styles actually work together. When you see an Art Nouveau building standing directly next to mirrored glass and steel, the effect can be jarring. Here on some shots of the “old” and “new” that I had previously discarded. They are all within about a block to block and a half between each other...

10601: Louis Cappelli of Ritz Carlton Fame takes White Plains to Court Over a Granite Slab – While Affordable Housing is STILL Not Cost-Effective - 05/31/08 01:46 PM
Why do I have this slab of granite featured in my blog? It’s just a slab of granite…..Why all the fuss…? It’s a loooooong story. But I’ll give you the short version. As you can see, the slab of granite has “The Ritz Carlton” engraved on it – and as such, the slab is there because Mr. Cappelli (who built the Ritz Carlton) wants it there. In fact he put it there. But you can also see that said granite is located on a road median. Therein lies the problem. It is located on the median of a PUBLIC road. This … (6 comments)

10601: Via Quadronno comes to Westchester continuing the trend to “Manhattanize” Downtown White Plains - 05/28/08 04:19 PM
For Manhattanites, Westchester has always seemed  to be some sort of backwater destination.  But with prices in NYC soaring to crazy heights, many city dwellers are taking a second and third look at White Plains, NY -  and with good reason. Downtown White Plains is booming where high-end shopping and entertainment are the order of the day.  Many diehard New Yorkers are discovering that White Plains has almost as much to offer as Manhattan at a much better price point.  With Manhattan only a 33 minute train trip, White Plains allows the most ardent New Yorker to feel at home while … (6 comments)

10601: Mirror, Mirror on the Wall - or on the Ritz Carlton - White Plains, NY 10601 - 05/22/08 06:24 PM
The one thing that I have noticed about the Ritz Carlton condominum/hotel complex is that the mirrored glass gives the building different "moods." The cloudy moody day is reflected in the mirrored glass of the building.  I was downtown one cloudy day where rain clouds were threatening to open up and was able to get a few pictures of the Ritz Carlton capturing the mood of the sky.  They didn't come out as vividly as I would like, but they are still pretty good, so I thought I would share them here:
This is truly a building of many moods!

10601: Pet-Friendly Condos: The Chateau – North Broadway, White Plains, NY 10601 - 05/21/08 05:21 PM
The Chateau is an elegant pre-war Tudor complex on North Broadway in White Plains, NY. Most pre-war construction in the area were converted from rentals to coops in the 1980s, so for those who really yearn for pr-war architecture but truly want to live in a condo you should put this complex high on your “must –see list. The complex is located in the heart of the downtown just across the street from the Pace University Law Library. The complex is set back off the road in such a way that it is quite private and quiet. This is one of those … (7 comments)

10601: Spring in Full Bloom - Tibbets Park - White Plains, NY 10601 - 05/06/08 06:54 PM
I took some pictures of Tibbets Park about 2 months ago - just after a major snow. What a difference a couple of months can make. Spring is in full bloom all across Westchester and these photos are brought to you by the White Plains Beautification Foundation and mother nature. I was certainly not the only person interested in pictures that day. I ran into four other photographers taking advantage of the weather and the blooms. But let's face facts, we were all using our cameras as an "excuse" to stay in the park just a little bit longer then perhaps … (12 comments)

10601: Adventures in Filing for an Extension: How hard could this POSSIBLY be? - 04/17/08 05:59 PM
For various reasons, including a family illness I found that I needed to file for an extension this year. What could be simpler? How hard could this possibly be? Read on if you want to find out. I called my accountant on Monday – who was expecting that I would file for an extension. I realized suddenly that I was missing significant deductions and although the time was a concern, we agreed that I should get as many deductions as I could together so that I wouldn’t have to overpay and that I would drop everything off the next morning.

10601: The City Never Sleeps – I’m talking about WHITE PLAINS, NY! - 04/08/08 09:50 PM
Buyers from  New York City are forever asking me if there is any nightlife in Westchester? And the answer is YES THERE IS!Downtown White Plains is bustling 24/7 these days and for those who enjoy the active night life of New York City, having such a hub near at hand makes the adjustment to more sedate suburban living far more enjoyable.  I will not try to compare what White Plains has to offer to Broadway and the Metropolitan Opera House. In the end, there is only ONE Manhattan, but the amenities of that particular city are just minutes away by train.  … (10 comments)

10601: This Hawk Tells You why Real Estate is Truly a LOCAL BUSINESS..... - 04/07/08 08:25 PM
The picture of that hawk was taken by yours truly one morning. I had just let out the dogs into my back yard (yes its fenced) while I started making my essential morning brew when I noticed that Buddy barking at something and looking UP....I peered out the kitchen window into the back and looked in his direction and saw a very large hawk sitting in my neighbor's tree peering imperiously at the three dogs below. I've seen hawks in those trees before, either on my property with m neighbors, but was never able to capture the image. I grabbed my … (18 comments)

10601: To all Architects and Builders in Westchester, NY - Show me some GREEN! - 03/15/08 02:32 PM
OK….so what’s wrong with these two pictures?

The subject is obviously a MALL. The mall is the newest of the six malls that make White Plains, NY the retail hub of Westchester . It’s not unattractive and it has many popular shopping and dining destinations including Whole Foods, Fortunoff and the Cheesecake Factory. But something I missing…if you can’t quite put your finger on it, I’ll give you a little hint – the color you are looking for is green. For those who can’t quite put their finger on it – the problem is landscaping – or lack of … (6 comments)

10601: Introducing White Plains, NY 10601 – The County Seat of Westchester – Photo Overview IV – The Softer Side of Downtown White Plains – Tibbets Park - 03/02/08 05:21 PM
Although I have depicted downtown White Plains as mostly steel, glass and concrete, the downtown has a softer side once you get to the downtown residential areas on and around North Broadway.  It’s an amazing transition really.  The hubbub of the downtown ends abruptly at North Broadway where the west side of the street is part of the concrete, glass and steel jungle and the eastern side of Broadway becomes purely residential.  Many older coop complexes grace the eastern side of North Broadway giving the area an distinctly residential and more subdued feel when compared to the area by City Center … (4 comments)

10601: The “No Significant Impact” Mantra – or why do all EIS reports for new construction sing the same song? - 02/27/08 01:28 PM
Having lived in a city that has undergone explosive growth over the past few years, I have become more than a little cynical about how we evaluate the potential environmental impact of each new development.  Am I being fair?  Why am I such a big cynic?  Well when every EIS (environmental impact statement) is exactly the same you must forgive me if I have a few “issues.” About 18 months ago I was sitting at a City Council meeting where a developer was trying to diffuse fears about a new project that was technically in a close-in residential neighborhood but on … (15 comments)

10601: Where Oh Where Did the Affordable Housing Go? Once Again We are at a Stalemate with the Cappelli Affordable Housing Project - 02/24/08 07:19 AM
Well, here we are again – with yet another delay on the affordable housing that Louis Cappelli owes the City of White Plains. According to recent reports work has abruptly halted on the affordable housing – but heating was not the issues this time around.  This time it was the fire codes that were the bone of contention.
Mr. Cappelli had designed the building at 240 Main Street to be exactly 74.87 ft in height – just a hair under the 75 feet that would define the building as a high-rise by State law and force  him to include more extensive … (5 comments)

10601: Just a Wild Idea – A Skyway for Downtown White Plains? – White Plains, NY 10601 - 02/11/08 10:11 PM
This blog was influenced by a blog by Teresa Boardman on the St. Paul Skyways. Teresa was talking about taking an “indoor walk” in the St. Paul Skyways which extend for an amazing five miles. Looking at the map, it is very impressive. Truly, St. Paul needs something of this nature due to the long, cold winters. It’s a wonderful solution and it actually got me thinking….
As the downtown of White Plains, NY has grown, so has the traffic.  In fact the traffic in downtown White Plains can resemble Manhattan during the holidays and rush hour.  Frustrated residents now avoid … (0 comments)
