property taxes: Of schools and taxes... - 03/09/18 05:29 AM
Nothing seems to evoke more controversy in the real estate world then schools and school systems. For decades several small, very famous, boutique school systems had a chokehold over the Westchester market. If you were in the right zip code, you could name your price. If you weren't, your home could be worth half as much. This, in spite of the fact that there are many very well regarded school districts in Westchester County. But a school district that ranks only in the top 10-15% in the nation is going to pale in comparison to a district in the top 1%.

property taxes: Home expansion and your property taxes... - 01/09/18 12:08 PM
The new tax laws have put home owners in New York state into a state of near panic. Many who live in low tax states can not fatham how much this impacts the markets of around 10 high-tax states where the services are great, our schools are they envy of much of the country, but the tax bite is high.
What do changes in the tax code mean in Westchester NY?
Here in Westchester, the cap on SALT (state and local taxes) deductions is a real problem.  Home owners in New York rely on itemization to make their tax burdens bearable. However, for … (8 comments)

property taxes: A Taxing Issue - How property taxes can impact home prices - 04/02/09 07:28 PM
April 2nd, 2009 by Ruthmarie Hicks Categories: Building/Planning, White Plains No Comments » Homeowners in New York are up in arms over property taxes. For those who don’t know the region, New Yorkers enjoy just about the highest property tax rate in the country. Westchester has some of the highest taxes in the state - so you get the picture…..In some areas of Westchester, the taxes actually exceed assessed values.
Recently, Cut Property Taxes NOW rally signs have appeared around the city of White Plains. They are dotting the lawns of beleagured homeowners fed up with what seems like the unending … (1 comments)

property taxes: Certioraris – a Taxing Situation for New York Homeowners - or Why Jerome Hellerstein’s image is secretly being burned in effigy by almost every elected official in New York….. - 03/20/08 06:32 PM
Bear with me…this one is complicated, but doubtless there are many homeowners in New York who are hearing about certiorari appeals and how it is impacting their property taxes. I thought that it might be nice to explain in simple English what all the fuss is about and why your $#%*ing property taxes keep going up in ever larger increments. Call it my good deed of the day. If this isn’t easy reading – rest assured it was equally challenging to write.
The short story:
The short story is that successful certiorari appeals – the state-wide legal process by which commercial … (9 comments)

property taxes: To Buy or Not to Buy...a Bigger Question Now than Ever....Part II: - 10/01/07 08:49 PM
The Tristate Area Is Unique....In general, the buyer needs to remember that over the long haul, demand will exceed supply and prices will rise.  Barring a modern day bubonic plague where a third of the population dies or a total collapse of the American economic system, there is little that can derail that imperitive in a place like Westchester NY.  The Tristate area is somewhat unique in this way. Lower and Middle Westchester has done very well during the slow down and there are several  reasons for this phenomina:
The demand for housing with easy access to New York City is … (1 comments)

property taxes: To Buy or Not to Buy...a Bigger Question Now than Ever....Part I: - 09/30/07 09:39 PM
’m hearing the question all the time right now from virtually all of my customers...”Is now a good time to buy?”  Let me explain to everyone here that I do not possess a crystal ball.  There are so many ways in which this market could play itself out that I can’t really begin to address them all, although I will attempt address some of the bigger issues.  Since all real estate is LOCAL, I will begin with the following caveat:  I am from New York.  More specifically I live and work  in the lower Tristate area in the highly prized (and … (5 comments)

property taxes: STARs in Your Eyes: Westchester Homeowners - Apply for the "Middle Class STAR" Rebate - 09/26/07 09:32 PM
It's no secret that the property taxes in NYS are among the highest in the nation.  Over the past ten years most Westchester residents have seen their property taxes rise 100% in some municipalities. In NYS overall, real property taxes have risen roughly 60%. This increase is far outstripping the average homeowners salary increases. The middle class has been particularly squeezed and in many cases has become an "endangered species" in lower Westchester.  Young people are moving further upstate or out of state.
To that end - Governor Spitzer has initiated a three year "property tax relief program" that targets the middle … (4 comments)
