What's the point of real estate social media marketing if it doesn't lead you to the closing table and a commission check? 
Like Jerry Maguire said "Show me the money". 
The whole goal of social media marketing is to find new prospects online and convert them into real estate closings. 
Unfortunately it isn't as easy as just going online and chatting away on social networks.

Nielsen just released its latest data on the number of unique visitors per social media site. The numbers are staggering:
"Among the top 10 social media sites, Twitter.com was again the fastest growing, increasing 1,928 percent year-over-year, from 1 million unique visitors in June 2008 to 21 million unique visitors in June 2009-making Twitter the fourth most visited member communities site in June.
Facebook continued to lead as the No. 1 U.S. social networking site for the sixth month in a row, with 87.3 million unique visitors in June 2009."

If you still aren't convinced that social media is here to stay consider the following figures from a recent Nielsen study:
"Americans have nearly tripled the amount of time they spend at social networking and blog sites such as Facebook and MySpace from a year ago, according to a new report from The Nielsen Company.  In August 2009, 17 percent of all time spent on the Internet was at social networking sites, up from 6 percent in August 2008.

It's and old cliché but you need to approach social networking with the end in mind.
Before you start social networking you need to ask yourself one simple and straightforward question - Why? Why social networking? 
You need to be absolutely clear about what it is you want to achieve by growing your network. 
What's your end goal? 
Do you want to close more real estate deals? Do you want to make more friends? Do you want to drive traffic to your blog? My original goal was to sell real estate, close deals and collect commission checks.

Christian Russell made a great point about the amount of spam on social networks like Twitter.
I want to take the point one step further -
ALL SOCIAL NETWORKERS ARE SPAMMERS!
(Almost the only exception appears to be Active Rainers. But I'll come to that later).
I know this is a controversial statement. I spend a great deal of time marketing on social networks and I can tell you right now that in tough economic times (like now) everyone's a seller. Have you noticed that?

The one thing I noticed about the recent Denver REBarCamp (Great Job by Kristal Kraft and team) was the wide eyed look (deer in the headlights) of the average Realtor who attended the event.
The event was well attended by the real estate industry who clearly felt a need to get up to speed on social marketing. Most Realtors I spoke with told me they know their client is online (and most quoted NAR's 84% statistic) but they were frustrated by technology and the inability to convert "friends" into closings.
