Last month there were 15 closings in Baldwin Park. That is not anything special, just an average sales month for my neighborhood. Of those sales 11 were normal equity sales with a median sales price of $445,000. There were three short sales with a median price of $226,000, and only one bank owned property that sold for $312,000. Oddly enough, the one bank sale equalled the median price of all sales combined. Baldwin Park is a planned community with apartment homes, condos, townhomes, cityhomes and single family homes ranging from garden homes to very large custom estates. There are only 40 homes for sale in Baldwin Park, and 53 pending sales. Last month there were 10 closed sales. The numbers on the three groups are as diverse as the home styles in the neighborhood. Of the 40 active the average list price is $614,900 and the median is $470,000 with 34 of the homes being equity listings. Only four are short sales and two are bank owned. The way things are selling Baldwin Park you would think there was some kind of big sales event going on. In the last eight days there have been eight properties go under contract, and there have been 24 homes pending in the last 30 days. The average time to contract of the homes that sold in the last week is around 52 days, roughly half the time of the overall Orlando real estate market. Baldwin Park in Uptown Orlando is a terrific new community in a well established area. The combination of location, great schools and well designed neighborhood including lots of park and recreational spaces have made this a fairly high demand area. Like every other area of Orlando we have seen prices come down and many homes have had distress sale situations. The extent of the effect of home speculators and a slow economy has not been as great here though. I live in Baldwin Park and try to keep a close eye on what is going on in the neighborhood, and the number of homes for sale has been steadily dwindling. There are only 57 homes active on the market right now with another 52 with contracts pending. If you look at the last 12 months sales of 195 the active listings only make up a 3.5 month supply of inventory. That is why I am saying the inventory is low. I laughed yesterday when the television meteorologists talked about the ever so slight change in the weather. The temperature dropped just a couple of degrees, but the humidity is down a bit too. It made for a beautiful evening last night, and holy smokes did my Baldwin Park neighbors take advantage of it. I had an appointment late yesterday afternoon, and drove around Lake Baldwin to go out the exit by Semoran Blvd. Between Lower Park Rd. and Baldwin Park St. I must have seen 100 people out walking, running, riding bikes and walking the dog. Through the first half of 2010, Baldwin Park has been hot. There were 102 closed sales during the first six months of the year.
The median prices for the different types of homes is no big surprise, but the ranges might look pretty big for someone not familiar with the neighborhood. There are a few different types of condos in the neighborhood, and Centerline homes is still selling new units. The less expensive units are actually in Enders Place at Baldwin Park. I live in Baldwin Park, so I pay a lot of attention to the neighborhood real estate market. The inventory of homes available for sale is down to 68, and unlike Orlando in general, "normal" sales make up a significant majority of the homes available. Currently, only four homes for sale are bank owned and 19 are short sales. The 45 remaining make up nearly 2/3 of the inventory compared with just about 52% in Orlando overall. Through the end of May, Baldwin Park is on track to post about as many sales as 2009. There were 190 sales last year, and five months into 2010 there have been 79 closed sales. While the number of sales looks to equal 2009, the prices are slightly higher this year. In 2009 the median sales price was $346,500 and the average price was $399,395. So far in 2010 the median sales price is up 4.5% to $362,000 and the average sales price is up 11.3% to $444,375 on five sales over a million dollars.

While Baldwin Park in uptown Orlando is a relatively new neighborhood with homes still under construction, it has a well established location. Located between downtown Orlando and Winter Park, Baldwin Park has a fantastic location with easy access to everything Orlando. This terrific location and arguably the best schools in Orange County, make it a great place to call home. This shows in some of the sales statistics for the area. The numbers are looking pretty close to my expectations. So far there are 2,275 closed sales recorded with a median sales price of $110,000 again. Of those sales 1,014 were bank owned and 500 were short sales making up around 2/3's of the closed sales. The expriation of the tax credit I believe is responsible for pulling our inventory down a bit to 15,703 active listings. Of the active properties, 1,740 are REO's and 5,628 are short sales. Orlando real estate has continued to post strong sales, but prices took a big nosedive in January. The median price for most of 2009 was around $125,000, but dropped to $102,000 last month. Well, 2009 is just about behind us and we really saw a significant transition and stabilization in our marketplace here in Orlando. Prices fell significantly through the first quarter of the year until sales picked up to a pace great enough to absorb excess inventory. At the beginning of 2009 we had about a 24 month supply of homes available for sale. As we wrap things up that number is hovering just under an 8 month supply. There are 60 contracts pending, and we just dropped below 100 active listings with 99 homes for sale in the neighborhood. The average list prices from last year to this year among the sold properties dropped from $488,787 to $466,078. The number of homes available for sale in Baldwin Park has been dropping in chunks of ten. Just a couple of months ago there were 145 properties for sale, but today there are only 106. I live here, so I try to keep an eye on what is going on pretty closely. It seems like every time I check though there are 10 fewer homes available and 10 more pending. I was interviewed for an article in the Orlando Sentinel that came out last week. In the article, I said that Baldwin Park was not immune to the current housing situation in that prices had come down pretty significantly over the last year. After that I started looking at the inventory compared to sales, and there have been about 70 closed sales posted on the MLS in the last six months.
