The latest #OrlandoRealEstate market report for February 2023 is in. Take a look at the brief video below. Inventory is up 140% from a year ago, but down for the third month in a row. Homes available for sale declined over 9% compared to January. Sales declined 30% from a year ago, but increased over 33% compared to the month before. The median sales price for February was up 3.8% compared to February 2022, and up 2.3% compared to January of this year. Once again inventory rose significantly compared to a year ago, but the 6,884 homes available for sale was up only 1.8% from August. Close sales were down 28.3% compared to a year ago with just 2,717 compared to 3,789 in September of 2021. New listings and new contracts were also down compared to the same month last year, but the median sales price was up 14.8% to $365,000. Sales are down compared to a year ago, but the median sales price is still way up from 2021. Inventory has climbed dramatically since this year's low in February. Sales have declined 17% to 3,324 compared to 3,999 a year earlier. Prices are up 18% over the same time period, rising from $320,000 to $377,750 last month. The most dramatic change has come in our inventory of homes of all types available for sale. The inventory has risen from 3,638 to 6,762, an increase of 86%.

The Orlando real estate market is shifting. Higher interest rates are having a significant impact on purchasing power. Buyers that were qualified to purchase a $500,000 home, may only qualify for $400,000 now. This drop in purchasing power has fueled a sharp decrease in sales, leading to a dramatic increase in inventory. In fact, sales were off 21% compared to a year ago. The inventory of homes available for sale climbed 85% compared to a year ago in July.

If you are in the market to purchase real estate here in Orlando, you probably already know it is challenging. If you have not started looking for property in Orlando yet, brace yourself. The market has changed pretty dramatically in just the last month or so. Our inventory has been declining steadily and fairly swiftly for over ten years, but our current inventory is now 40% lower than it was a year ago. In addition to plummeting inventory, demand is up 25% compared to a year ago, and prospective buyers are running into multiple offer situations repeatedly.

The #OrlandoRealEstate market report for December is more of the same. Sales are soaring, and inventory is in a freefall. This is pushing prices ever higher. Sales in December were up 21% compared to a year ago with 3,672 closed sales compared to 3,033 in 2019. The inventory of homes available for sale has absolutely plummeted 31% over the same time period. As of the end of December only 4,875 homes of all types were available for sale, giving Orlando just over a 1.3 month supply of inventory. I am a bit late on this one, but I will be catching up. Here is the #OrlandoRealEstate market report for November 2020. For all the investors out there that thought people would be desparate to sell due to the pandemic, it just is not happening. Low interest rates and strong demand for housing in Orlando has continued to push sales higher. Last month #OrlandoRealEstate sales climbed 25% compared to a year ago. During the same time, the number of homes available for sale plummeted 25%, leaving us with just a little more than a 1.6 month supply of inventory. Orlando real estate sales and prices up double digits, but inventory plunges. 
Sales last month were up 16% compared to a year ago, with 3,478 closed sales of all types of homes. The strong demand pushed prices up 10% compared to last year with a median sales price of $270,000. The number of homes available for sales continues to drop with only 5,972 homes of all types currently on the market. That is a 23% drop from last September. With such strong sales, and such low inventory, we currently have only about 1.7 months supply of homes available for sale here in Orlando. … (0 comments)

Year over year sales were off again last month, but only by 9%. New contracts however were up by nearly 14% compared to a year ago, so I expect July sales will see a nice increase. Inventory is becoming our biggest issue as we saw a 19% decline in all homes available for sale. The decline in inventory, and continued strong demand pushed prices up 6%.

The latest official numbers are out for #OrlandoRealEstate for February 2019. We have literally had eight years of year over year, monthly price gains. We are not seeing double digit increases any more, but are showing a sustainable 3% increase for last month compared to a year ago. Please check out the brief video.

Slower sales and slower price appreciation highlight the December 2018 #OrlandoRealEstate market results. Look for more of the same in 2019, in my opinion. I am expecting flat sales and a return to historically typical appreciation after nearly eight years of double digit increases.

Sales are down along with inventory compared with a year ago. Prices continue to trend up compared to 2017, but appreciation is slowing. Inventory is up month over month for the second month in a row, so we may be starting to see some changes coming to the #OrlandoRealEstate market.

Apparently, March was the month to buy a home in Orlando, but I'll get to that in a minute. Inventory inched down a bit to 11,450 properties listed available by Orlando Realtors®. Of the properties listed active, 1,667 or 14.6% are REO, only 640 or 5.6% are short sales, and 9,143 or 79.9% are equity sales.Pending sales, including properties listed as pending and active with contract edged up slightly to 7,561. There are 11,419 homes for sale listed by Orlando Realtors® and 7,782 homes listed as contract pending. Of the homes still available for sale, 1,660 are foreclosures and 642 are short sales. Of the homes with contracts pending, 1,797 are foreclosures and 1,966 are short sales.
Early Orlando real estate sales statistics for March: 2,640 closed sales with a median sales price of $175,000. Sales and prices are way up from March 2014. A year ago we had 2,435 closed sales with a median price of  $160,000.
