Inventory and prices remain higher than a year ago, with sales numbers quite a bit lower than last March. Currently inventory is just over double what it was last year with 5,052 homes available for sale. However, that number is 9% lower than February, and March is the fourth month in a row with declining numbers of homes for sale. The median price last month was $365,000 which is a modest 1% increase over last March. Sales continue to be much lower than a year ago, with 2,936 closed transactions last month. Since the Federal Reserve started raising rates last year, we have seen the inventory of available homes increase and sales decrease when compared to the prior year. This continued in December. Inventory was up 146% compared with December 2021, and sales declined 42% over the same period. The rate hikes have also slowed the rise in prices with the median sales price last month increasing just 4% compared to a year earlier. However, compared with November we did see fewer new listings and higher sales last month, so the inventory of homes for sale actually declined nearly 12% month over month. The

Climbing interest rates continue to have an impact on closed sales and new contracts. Closed sales dropped 27.8% with 2,716 homes of all types closing compared to 3,760 a year ago. New contracts declined over 50% from 3,583 to 1,788 compared to October 2021. Slowing sales have pushed the inventory of homes available for sale up over 100% compared to last year. Take the sales increase with a grain of salt. Remember last year, May sales were way off due to COVID-19. That being said, sales did climb 82% compared with a year ago, and the median price soared 15% compared with May 2020. Over that same time, the inventory of homes of all types available for sale has plummeted 61%. Sales last month outpaced the inventory, meaning we have less than a one month supply of homes available for sale in Orlando. That may be starting to turn around though, because the 2,822 homes for sale represented a 6% increase in supply

It is a new year, but we are seeing more of the same when it comes to the #OrlandoRealEstate market results for January 2021. When I say more of the same, it is way more of the same. Sales for last month were up 20% compared to a year ago. There were 2,727 closed sales last month compared to 2,270 in January 2020. But wait there's more... Low interest rates, strong demand and declining inventory pushed the median price up double digits here in The City Beautiful. We saw an increase in sales of 4% last month compared with a year ago. I think we could have seen much better sales if it were not for the staggering 22% drop in homes available for sale since August of 2019. The median sales price soared 10% going from $250,000 last year to an all time high of $275,000 last month. At last month's sales pace, we are down to less than a 1.7 month supply of inventory. #OrlandoRealEstate #Remax #Realtor

The latest official numbers are out for #OrlandoRealEstate for February 2019. We have literally had eight years of year over year, monthly price gains. We are not seeing double digit increases any more, but are showing a sustainable 3% increase for last month compared to a year ago. Please check out the brief video.

The #OrlandoRealEstate market continues to rock with >10% increase in median sales price last month compared with a year ago. Orlando has one of the strongest job growth rates of any major metropolitan area. Job creation leads to household creation, and demand for housing in Orlando is on the rise. Sales were only up slightly last month compared to February 2017, but that is, at least in part, due to the extreme lack of inventory available. The number of homes available for sale continues to decline, while demand remains strong. Look for upward pressure on prices to continue for a while. I

Inventory is up a bit, and sales are down a little from June, but prices are holding steady. Currently, there are 10,054 homes of all types listed as active by Orlando Realtors®. Of those active listings, 443 or 4.4% are REO, 237 or 2.4% are short sales, and 9,374 or 93.2% are traditional, equity sales. Based on July's absorption rate, we still have less than a 2.9 month supply of inventory active on the market.Pending sales are also down a bit this month with 6,354 homes listed as either pending or active with contract. Of those properties with contracts on them, 649

The trend we have had since spring of 20%+ increases in closed sales year over year with more modest price increases continues. Sales are slightly lower than last month, and inventory is down a bit from last month. There are currently 11,515 properties listed as active by Orlando Realtors. Of the properties listed active, 1,279 or 11.1% are REO, 518 or 4.5% are short sales and 9,718 or 84.4% are equity sales. About 1/3 of the REO listings are listed as Auction properties which seems to be the latest trends among bank owned sales. Pending sales continue with a very slight increase.

There are 11,656 homes for sale listed by Orlando Realtors® and 7,585 homes listed as contract pending. Of the homes still available for sale, 1,649 are foreclosures and 565 are short sales. Of the homes with contracts pending, 1,705 are foreclosures and 1,332 are short sales. Too early Orlando real estate sales statistics for May: 2,083 closed sales with a median sales price of $177,000. Sales and prices are still looking fairly strong for the month. So inventory is up from August, but the steady climb seems to be taking a breather. Currently, there are 12,551 home listed as active by Orlando Realtors®. Of the homes listed active, 2,253 or 18.0% are REO, 1,058 or 8.4% are short sales and 9,239 or 73.6% are equity sales. Pending sales have been steadily declining as we continue to work through the backlog of short sales. There are 7,113 homes listed in a contract pending status. Of the homes with contracts on them, 1,586 or 22.3% are REO, 2,485 or 34.9% are short sales and 3,041 or 42.8% are equity

There are 12,567 homes for sale listed by Orlando Realtors® and 7,458 homes listed as contract pending. Of the homes still available for sale, 2,246 are foreclosures and 1,057 are short sales. Of the homes with contracts pending, 1,674 are foreclosures and 2,542 are short sales. Too early Orlando real estate sales statistics for September: 1,926 closed sales with a median sales price of $165,500. Inventory is actually down from last week. Let's see if this becomes a trend.
