FHA Financing when dealing with Termite Issues and No Stove

When writing offers on foreclosures most banks will require you to have the section 1 termite work complete. However, most asset managers dealing with foreclosures will pay for the termite work, but some wont. Countrywide for example is one lender that will loan on a property using FHA financing that does not require section 1 termite work. However, you must leave the termite section completely blank. If you mark the section 1 to be completed and the asset manager handling the deal doesn't accept the offer, then Countrywide won't finance with FHA. Again for the stove, most banks require there to be a stove. Again, Countrywide will finance, but they require the buyer to keep $500 in reserves for the stove. When making an offer, I suggest that you ask for the bank to pay for the termite work, if they don't accept, then you will have to re-write page 2 and leave this section blank.

Everything is Green these days. This is a good thing for everyone and our environment. It's not just a trend anymore, its a way of life now and in the future. Imagine the costs saved if all real estate transactions were conducted paperless. There are very innovative products and applications available that specifically catar to the real estate industry. To name a few of the specific products and applications that make this possible: Relay - Online File Management - This web based application keeps all of your documents, contacts, and important information and notes all in one central location that can be accessed by any computer any where. It can be shared very easily with your clients, broker, and TC. You have the ability to email and efax these documents around.As well as use digital signatures with docusign (which I'll get into shortly) Ffax - Online Fax - I'm sure everyone has heard of Efax. There are a few other similar products out there that are similar. But this is a great tool. Faxing is a very productive tool for real estate professionals to send documents back and forth. Docusign - Paperless Digital Signature - This is another great tool. Online Winforms/Zipforms - If your still using the desktop version of Winforms/Zipforms act quickly and make the transition to Online Winforms.
