Pricing a property has gotten a lot harder.
If you are working in a hot market it's difficult because appraisers are looking backwards to see what has sold and often times don't take into consideration the rapid market appreciation.
If you are in a flat market, buyers could be expecting the market to decrease even further and not be willing to pay what looks to be the norm for the area.
So how does a listing agent price a property to get it sold?

I'm sure you are thinking that there is no such thing as the "perfect" seller.  After all, no one is perfect.  But what made this seller "perfect" this that she was great to work with.  However, since I am a Realtor, I must give full disclosure...this was our third transaction together, so that may have had something to do with it.  But in any event, I would like to tell you why I thought this seller was so wonderful and fabulous!
