It's April 6th 2018 on my way to work, 7:00 AM, and it's -1 degrees out.
As I'm speeding towards work I notice a tree in the distance with an unusual number of squirrel nests in it.... or were those squirrel nests???
Nope... turkeys!
I see this every once in a while but not often enough to be used to it.
If you are not familiar with wild turkeys you need to know they are a BIG bird. It still amazes me that they can even fly, much less land in a tree so this is always a fun and amazing site for me.

This is part two in my three part series of what is a drain tile system. Learning what a drain tile system came to me early as a first time home owner and it was a very expensive lesson. Part one is here. There is little to know about a sump well but what there is to know is very important and can literly save your life.

One of the most expensive lessons I learned as a first time home owner was "What is a drain tile system".
I learned that lesson almost 45 years ago when I asked what I could do about my basement that habitually got wet in the spring and after a lot of rain fall.
A drain tile system consists of 3 basic components.
#1) Drain tile, as pictured above to the right.

There are currently 37 Condominiums and 19 Townhomes for a total of 56 individual units available in Minot ND. They range in price from $74,500 to $359,000. The average listing price is $192,592. The average days on market is 116.
What is the difference between a Condo and a Townhouse? The main difference in Minot ND is the Zoning and that a Condo association only has 1 water main feeding the entire property (that is why your water bill is part of the condo fees) and the same applies for City sewer and water.

This week there were 12 homes sold (closed) in this very narrow category of stick built, single family homes located in the City limits of Minot. A look at the Red chart below shows there were 27 closings overall to include all properties. Of the homes that closed this week the average days on market was 97 compared to last weeks 155 days. Over all homes sold much faster and for more money per square foot this week.

For weeks I have been optimistically forecasting Springs arrival in Minot ND. I lied. Spring is not coming as you can see from the forecast banner above for the rest of the week.

No one likes the thought of death, especially a violent death in a home. In North Dakota Realtors do not need to disclose a person passing in a home or even if there are reports of a home being "Haunted".
As a Christian someone who passed away at home in peace has never concerned me. IE when my mother-in-law passed away she had a great faith in Christ and her family was by her side holding her hand as she died. So as it is said, "she died in peace". I know, with out a doubt, where her spirit is.

This is one of my favorite days of the year, helping out with our Christian Radio's Spring fundraiser (Sharathon). They have a Spring and Fall Sharathon which helps them meet their expenses, making up for not having any advertising of alcohol, gambling, and the like. The last couple of years have been a little lean with the decline of the oil boom BUT the generosity of the KHRT listeners is always amazing.

A loss in population is not good for Sellers in any market.
According to the latest US Census Western ND lost 1.7% of it's population. Ward county lost 1,200 people. This is NOT good news for home Sellers at this time. My advice is a bitter pill to swallow but if you want to sell your home it has to be followed.

We have all seen construction and renovations that left us shaking our heads, this one is at the top of my list. There are just to many reasons this one should not have happened BUT at the top of the list for me was so much of the "living area" had a ceiling hieght of 5' or less... then theres the ledge where a child could plummit to their death.
