3rd Quarter North Shore Condo Report 2019
If you are looking to purchase a condo or townhouse, your choices are much larger in certain North Shore communities. Closest to Winnetka, Wilmette and Northfield have an abundant number of condos for sale. A little farther are Evanston and Glenview which have many hundreds for sale. Winnetka and Glencoe have a small inventory of condos which will likely continue to stay small.
The only new condo development in Winnetka will be on Green Bay Road between Tower and Pine and will consist of six high-end units. No info yet on price points or completion date … (0 comments)

American Tribal Map - Winnetka & North Shore

A Canadian mapping company has developed an innovative map called “Native Land” that shows where indiginous tribes once lived on the land we live on now.  
For those of us living in the Chicagoland area, these Native American tribe names sound familiar. There’s Peoria (now a large city downstate,) Miami (well known city,) and Potawatomi (now more known as a hotel and casino in nearby Milwaukee, Wisconsin.)

Winnetka/North Shore Chicago 3rd Quarter Real Estate 
Below is a chart comparing home sales in the 3rd quarter of 2018 to 2019 for the villages of Winnetka, Wilmette, Kenilworth, Glencoe, and Northfield.
Even though these towns abut each other and are very similar, their home sale statistics vary in different areas.
In Winnetka home sales fell in 2019 by 4.5%, and prices went down 7.5%. The list-to-sell price ratio remained the same at 91% and sales days on market went up 6%.
Wimette home sales rose slightly from 304 to 309, the average sale price dropped by almost 8%. The list-to-sell ratio improved slightly while … (5 comments)

20 homes closed in GLENCOE in August. The price range was from $255,000 to $1,875,000.The list to sell price ratio was 91% and the median market time was 131 days. The 91% list to sell ratio is fairly low and indicates that sellers are overpricing their homes and having multiple price reductions.

Homes for sale: 66
Price range: $369,000 to $4,850,000 
Under contract: 21
Absorption rate: 4.8 months (a balanced market between buyers & sellers)
Condos for sale: 7
Price range: $169,000 to $650,000

3 homes closed in KENILWORTH in August. The price range was from $850,000 to $1,500,000.The list to sell price ratio was 89% which was the lowest of the North Shore villages. 
This means that homes are entering the market overpriced and have multiple price reductions before selling. The average days on market was 341. Please note that those statistics were just for the month of August which is a tiny sample. Using all Kenilworth sales since January 1, 2019, the list to sell price ratio was 90% (still the lowest) and the days on market was 174.

45 homes closed in WILMETTE in August. The price range was from $360,000 to $2,219,000.The median price of these sold homes was $865,000, the list to sell price ratio was 94%, and the average days on market was 90. At 94%, the list to sell price ratio was the best on the North Shore.
Homes for sale: 143
Price range: $279,000 to $2,799,000 
Under contract: 36
Absorption rate: 4.5 months (a balanced market)
Condos for sale: 48
Price range: $112,000 to $1,599,000

30 homes closed in WINNETKA in August. The median price of these sold homes was $1,225,000, the list to sell price ratio was 92%, and the average days on market was 92.
The absorption rate is currently at 7.5 months (Absorption rate is an indicator of how long all the current inventory would take to sell if no new properties were added.) At this rate, it's a buyer's market with a balanced market being around 4-5 months.

Good news! Senior taxpayers will no longer have to apply every year for the Senior Home Exemption. Until now, Cook County was the only Illinois county to force seniors to reapply annually.
If you already have the Senior Exemption you don’t need to do anything - your exemption will renew automatically - at least that’s what they’re saying now. I spoke with Jan Churchwell, the New Trier Township Assessor, who said she’s not sure it will work that way. When Winnetka and North Shore real estate agents have listings we sometimes get calls from potential buyers who would like to view a property. The first thing we ask is are they already working with an agent.  Often, they reply
that yes they are, but they don't want to bother them.
Say what?  I wonder where people get the idea that it's okay to bother a total stranger but not the trusted advisor that they are working with to buy a home? Trust me:  Bother your agent!

UPDATED 2019  Kenilworth IL Nursery Schools
Kenilworth may have a small boundary and population but it offers two nursery schools, both affiliated with churches that are located across the street from each other.  Joseph Sears School also offers a junior kindergarten for four-year olds.
While I lived in Kenilworth for 18 years, my children attended a preschool in Winnetka because neither of these had been established when my children were young. They are open to both church members and non-members alike.

UPDATED 2019 Winnetka Nursery SchoolsWhen I first moved to the North Shore in 1986 I had a one-year old in tow - thoughts of any type of school were not on my radar. When I began hearing that I needed to sign him up ASAP otherwise there's no chance of getting in, I got to work.  The most wonderful thing was that it simply wasn't true.  I did not need to register my son at age one in order for him to be admitted two years later.
