Halloween in Winnetka and the North Shore
On a particularly mild Chicago afternoon, I grabbed my bike and camera and rode around the North Shore. I snaked by through Kenilworth, Wilmette, Winnetka, and finally Glencoe. I hadn't set out to photograph Halloween decorations, but they were (as always) so fun I had to!
North Shore residents take their holiday decorating seriously. Halloween decor starts showing up in the third or fourth week of September. And Christmas/Hannukah decorations are often displayed before Thanksgiving and can stay up for months afterward.

This home, 826 Locust, at the corner of Burr and Locust has just sold and closed to Leo Birov of Heritage Homes. He bought both this home and the separate lot behind it. The total for both was $1,375,000. The house was 140x194x92x200 and the piece of land fronting Locust was 56 x 194. Combined, they're a 1/2 acre. While zoning will allow two homes to be built, Heritage typically builds one very large home.

If you are trying to sell your home, market time is not your friend. The longer your house stays on the market, the more the value goes down in the buyer's mind. If your list price is too high and does not match the perceived value, your house will linger, unsold and stale.
Sellers who price their homes way over where the comps have sold, or way over what their real estate professional has told them, are shooting themselves in the foot. It is a very expensive mistake that is difficult to rectify. Lowering the price is a good move, but … (2 comments)

In 2014, Winnetka had 210 home sales. The median price was $1,219,000 and here are the two sales at either end, the highest and lowest priced homes to sell in Winnetka.
Most Expensive
The most expensive house to sell in Winnetka in 2014 was 619 Sheridan Road which sold for $6,100,000. It isn't a large home, with 4 bedrooms, 4 full baths and 3 half baths, on 7/10 of an acre. However, it sits on the lake and has a private beach. The home also has an office, library, screened porch, 3rd floor playroom, and a gazebo.

winnetka: Chicago Trib Reports Million Dollar Home Sales Up - True in Winnetka?

This weekend the Chicago Tribune reported that:
"In the Chicago area, home sales in the million-and-up category were up 8 percent from January through September, with a median price (in that bracket) of $1.35 million, according to Re/Max Northern Illinois."
I checked to see how those numbers compared to high-end sales in the North Shore - specifically Winnetka, Wilmette, Kenilworth, Glencoe, and Northfield. I used the same time period - January through September in both 2013 and 2014.
There was indeed an increase in high-end homes in 2014 over 2013 - almost 13% more sales. The Tribune reported … (2 comments)

The absorption rate is a good standard by which to determine the kind of real estate market that is currently trending. "Kind of market" in this case means whether it's a good time to sell or a good time to buy.
A buyer's market occurs when inventory is high, sales are sluggish, and prices are dropping. A seller's market means homes are selling quickly and prices are rising. But what is the absorption rate?

Winnetka has just expanded what it will accept in our recycling bins. You can now include:
milk cartons juice cartons soy milk cartons creamer soup broth protein drinks Previously, these cardboard cartons with a slightly waxy feel were not recyclable. Throw 'em in!
The Village of Winnetka states:
"Too many recyclable cartons are still going to landfills when they could be repurposed as paper towels, napkins, and even building materials. Recycled paper production creates 74% less air pollution than non-recycled production. It's easy to make a difference - just put your clean, empty cartons in your recycling cart."

Earlier this week the Chicago Tribune wrote an article about declining home sales in the 9-county
Chicagoland area (Local Housing Market's Cool-Off Continues.) The author states that sales fell by 14% in August 2014 compared to August 2013.
Blaming a harsh winter and a stagnant economy, plus concerns about mortgage availability and rising rates has consumers edgy. The silver lining is that prices continued to increase in varying degrees depending on location.

In the back of my mind, I know that there are some North Shore homes - Winnetka, Wilmette,
Northfield, Kenilworth, and Glencoe, that have been on the market for what seems like forever. Why does this happen?
I always explain to my sellers that "time", as in market time, is not their friend. The longer their house languishes, the more suspect buyers become. A well priced home should sell fairly quickly - particularly in a seller's market. Even if the seller is a little high, the offers will come if the price is adjusted quickly.

Indian Hill Road in Winnetka is a small winding road that is perfect for walkers and runners. It encircles Indian Hill Country Club and runs for about 2 1/3 miles and winds through the golf course and past homes.
I once lived a block away and it was my regular jogging and baby walking route. Nowadays, I'm a few miles away and love to ride my bike there.

winnetka: An Old Winnetka Map - if I Could Have Seen it Then!

Winnetka and the North Shore area was settled a long time ago - it was a pass through for settlers heading farther west. Some, however, stayed and the area was slowly developed.
Occasionally, I would read about a few roads in town where old taverns and inns had been located. Long since gone, of course. On this map, I found Patterson's Tavern along the lake and did some research on it. It's located below at the middle point along Lake Michigan.
