Homes sales in Hubbard Woods are not much different since last month. Few sales, and no new listings. Our inventory (all through the North Shore) has dwindled and anxious buyers will need to wait until the spring market.

Each week, I showcase several new listings that I think are a good value.  
First, is this absolutely adorable, move-in ready home in west Winnetka.  It has four bedrooms, three full baths, and one half-balf plus an attached 2-car garage.  Someone might want to expand the family room, but otherwise it's a very good value at $795,000.  Located near a huge park. Winnetka and Northfield Homes for Sale - Market Report Update All the signs are good for a solid recovery in the real estate market for Winnetka and Northfield. Just several years ago homes languished on the maket . . . forever . . . if I can use a distinctly vague word.  Homes just weren't selling, in other words.  
Flash forward to now, and it's a great time to be a home seller.  Buyers, don't despair, rates are still excellent, and more homes will be hitting the market after January.

If you are trying to sell your Winnetka or North Shore home or plan to, please be aware that making your house easy to show will help it sell faster. 
Your baby is napping from 12-3?  Let buyers in but ask that they don't enter that one bedroom (have photos handy.)
Cleaning lady comes on Thursdays?  So what - buyers don't care.
There are legitimate reasons to deny a showing, but if you are doing it regularly, you might be sabotaging your sale.

Winnetka Inventory of Homes for Sale is Down It does seem like there are still a lot For Sale signs scattered around town, but in spite of this, inventory is actually down.  The Multiple Listing Service shows 192 homes and condos for sale in Winnetka as of today, October 1.  This includes homes that are under contract because they may yet come back on the market. This chart, from the MLS, compares the past three years worth of  inventory for Winnetka Homes for Sale:

Winnetka, IL - August 2012 Market Report 28 homes and 5 condos sold in Winnetka during the month of August - the last big push before school started.  
For single-family homes the average sale price was $1,237,268.  Market time averaged  204 days and the good news is that the list:price ratio was 91% - much better than a year ago.  The least expensive house (and the 2nd) were both short sales and sold for $399,000 and $431,000.  The high-end price for a Winnetka home in August was $2,475,000. Five or six years ago, the answer would have been "not much."  At that time, 50 x 180 teardown lots were selling to builders for around $650,000.
