austin real estate: S Congress Condo by Dick Clark in Austin, TX 78704 - 03/08/17 09:58 AM
The 78704 is often called a lifestyle, not a zip code.  And the apex of that lifestyle lands up and down South Congress Ave, and the immediate homesites just off the hustle and bustle.  So place yourself righ behind the iconic Perla's Austin in the heart of S Congress Ave and you have one of the most vibrant areas of 78704 / Austin at your doorsteps.
04 FLATS knew well enough to incorporate this popular zip code into the projects name. Add Dick Clark Architects to the team for standout building design and sophisticated, yet minimalist interiors.

austin real estate: Austin Economic Forecast Fill January 2017 - 02/02/17 07:28 AM
January was a month full of reflections on 2016, projections for 2017 and analysis for the future at large in Austin.  There are enough statistics and predictions to make your head spin, but the overall takeaway is Austin has a bright future.  Albeit, many folks agreed the economy is slowing a bit, especially in manufacturing, consider this little tidbit pulled from the Home Builders Association forecast:
"Dr. Greg Hallman, senior lecturer of real estate finance at the University of Texas at Austin, pointed out that employment growth in Texas is much higher than in the rest of the U.S. Texas has seen a 25 … (3 comments)

austin real estate: A Simple Thank You Note & The Clubhouse Celebration - 09/30/16 01:38 AM
Katie Ledecky, a name you might have heard amongst all the Michael Phelps chatter during the 2012 Olympic games in London.  She won gold as a 15year old in the 800 meter freestyle.  Four years later she dominated the pool in Rio taking home 4 gold medals and a silver, plus a couple of world records.  She turned down her professional status and millions of endorsement dollars to swim at Stanford University.  Through one simple act this Summer Katie reminds us simple gestures still matter.
In August Katie took the mound and threw out the ceremonial first pitch at The Nats - Orioles game, and proved … (1 comments)

austin real estate: Austin's Great Debate ~ Living North or South of the River - 09/07/16 06:12 AM
When my family moved here in Fall of '81 we landed in North Austin.  Not just North Austin, but at the time Anderson Mill Rd and 183 was faaarrrr North Austin. There was no Arboretum or Domain, Lakeline did not exist and there certainly was no upper / lower deck of 183!
For our family there was no reason to travel South of the River (aka Lady Bird Lake or Colorado River).  During my youth I traveled A LOT to the UT Swim Center for practice, but grew up a North Austinite.  When I moved back after college I dipped my toe in South … (1 comments)

austin real estate: Boom of Austin ~ Armadillo Headquarters to Present - 03/02/16 04:23 AM
Texas Monthly nailed one of the best articles about Austin in their March issue on stands now.  Michael Hall documents his arrival and growth with the city ~ where it started, how it's transformed and where we are headed (for better or worse ~ projected 4 million residents by 2040).  There is very little that I can remember about the Austin of Old he did not include.
Everything from Armadillo World Headquarters to the evolution of SXSW and the final hours of Liberty Lunch (I might have thought Skipper Pins from AquaFest would have made mention here, but I still cherish those evenings … (3 comments)

austin real estate: 1407 Arcadia Ave Austin, TX 78757 ~ Amazing Brentwood Rehab - 11/06/15 12:34 AM
We've been discussing the extraordinaire transformation in Austin's Midtown, specifically the Brentwood / Crestview Neighborhoods for 2years now.  I've witnessed a lot of tear downs making way for new homes and condo style projects (accessory units is another topic for later).  I am always excited when a home can be restored and brought back to life as was 1407 Arcadia Ave in Brentwood.  This was a personal project through a partnership with River Rock Builders, who has remodeled my last 2 primary residence.  The original owners of this home were fantastic people and stewards to the neighborhood for 50+ years.  The … (3 comments)

austin real estate: Purchasing in Brentwood (78757) ~ Circa 1963 - 07/01/15 07:24 AM
Over the years I've assisted a variety of sellers, specifically in the Brentwood / Crestview neighborhoods, with different goals / reasons.  Some of the most memorable clients have been those who spanned decades of ownership in the same home (many original homeowners back in the 50's).  They've watched a lot of change and always teach me something new about the area.
A few years back my seller at 1006 Ruth Ave handed me the MLS sheet from when she and her husband purchased the property back in 1963.  There is a lot to marvel at below, namely the price point of $9,950, but also … (2 comments)

austin real estate: 2015 Memorial Floods in Brentwood / Crestview ~ Austin,TX - 06/11/15 07:26 AM
By now everyone has seen footage of what the devastating floods did to Central Texas and the surrounding areas.  Our Wimberly neighbors to the South of Austin experienced what happens when the stars, moons and planets all align just so and produce the literal perfect storm.  You can still donate and help those impacted by clicking here, and supporting the Salvation Army via KXAN News.
Those in Midtown saw their share of scary moments up and down Shoal Creek, along with those near The Arroyo Seco which cuts through much of Crestview / Brentwood.  My family was traveling home from time at Nana / … (1 comments)

austin real estate: Know your product ~ including meanings behind those street names - 05/07/15 01:20 AM
Last week's closing was a great celebration for one of my favorite buyer clients.  The hunt lasted a bit longer due to our low inventory levels in Central / East Austin, but we finally found the perfect home and won out in a biddig war.  During the added time working together we developed a deeper relationship and built a friendship.  We now live in the same neighborhood and will surely run into each other at local coffee shops / restaurants.
While signing they asked if I had ever been to Palo Duro Canyon State Park in the Texas Panhandle (Palo Duro is the … (0 comments)

austin real estate: Brentwood / Crestview Neighborhood Stats ~ April 2015 - 05/06/15 07:52 AM
Last month I threw out the question of whether or not the neighborhood was really supporting home values over the $700,000 mark, and the answer......apparently yes.  3 pending sales from March, all new construction, closed in April over the $700,000 barrier.  You can see the Average Sold Price was impacted by these sales in both neighborhoods (2 sales in Brentwood / 1 sale in Crestview).
Is this the new norm, no.  Is there a divide in the community over these larger, more expensive homes that often stand out with their more modern design, yes.  I am hearing more acceptance as the owners of these … (0 comments)

austin real estate: Violet Crown Festival 2015 Was A Huge Success - 05/03/15 11:56 PM
Mother Nature once again delivered a beautiful day for the 2015 Violet Crown Festival, which supports community enhancements for Brentwood and Crestview Neighborhoods.  Our family walked over to Brentwood Elementary School mid morning just as the gates opened and found a party in full swing.  Children were playing, parents were shopping local artist and the first musical act was underway.
Only a few steps inside the gates and our son quickly dove into the spread of Legos provided by Snapology Austin.  There were detailed pieces for slightly older children and larger building blocks for young kiddos. There was plenty to go around and everyone was sharing and creating together.  At the … (0 comments)

austin real estate: Mid Year CFPB Changes that WILL Impact Texas Sellers / Buyers - 03/04/15 12:11 AM
If Buying or Selling is on your radar in 2015, earlier in the year might be better than later.  This is not a Realtor® tactic to push anyone off the fence, but notice changes are coming to the real estate world that will impact lenders, title companies, and real estate professionals who are all working to help clients reach the finish line.
The CFPB (Consumer Financial Protection Bureau) will be implementing substantial changes to the mortgage loan process and imposing hefty fines to those that do not abide.  These are in effort to simplify the loan disclosure documentation, allowing consumers to … (4 comments)

austin real estate: Brentwood Statistics ~ Oct 2014 (Austin, TX 78757) - 11/10/14 06:22 AM
The Brentwood Neighborhood continued another strong month of home sales as we head into the traditionally slower Fall / Winter season.  Austin's Midtown (78757 / 78756) has seen a healthy rise in values during 2014 which can be attributed to several factors.
1) We are seeing a lot of new construction in the area and buyers are willing to pay for closer proximity to downtown.  Older homes, often which have been neglected, are being torn down and new single family or duplex style condos are replacing them.
2) Inventory city wide remains relatively low.  It helps to look at individual neighborhoods … (1 comments)
