austin real estate: Ok, we get it, your home is for sale! - 12/07/10 05:02 AM
There are certain things you just don't want to do when your house is for sale, and filling your yard with multitudes of mismatched and falling-down signs advertising it's availability is one of them. The old adage, "less is more" can apply here too.
This is all part of curb appeal, which has been talked about in previous blog posts. We often focus on the interior, but keeping your yard neat and clutter-free goes a long way to creating an inviting first impression. The buyer does not need to be bombarded with signs, they need to see your house and the lot.

austin real estate: 906 Maryland Dr Austin TX ~ Gem in N Central Austin - 11/30/09 02:47 AM
Very few homes sport the style and charm, with the added bonus of green and energy efficient updates like new HVAC in 2009 and replaced windows in the bedrooms.
Enter the vaulted living room to find sprawling wood floors, floor to ceiling rock fireplace and skylight for extra natural light.  The family cook will stay connected thru a cut out pocket window over the sink looking into the living room.  Great food preparation space with center island, and the brick enclosed cook top adds a nice design touch.

While in the kitchen, a wall of windows offers views looking … (1 comments)

austin real estate: Charming Brentwood Bungalow w/ unbeatable back porch.......... - 03/26/09 07:33 AM
If the Brentwood neighborhood alone isn't reason enough, this charming late 1940's home blends many of today's needs with yesterday's touches.

The original wood floors shine throughout the home and immediately draw guests into a large and open living space.  From here, the new owners will appreciate views into the remodeled kitchen, while a pony wall offers partial separation to the second living or formal dining space...multiple options for this area.

The home's unique layout offers separation from each bedroom not found in many area properties. Each bed can be closed off while maintaining their own private bath... sort … (1 comments)

austin real estate: The trains are coming! Crestview Station is all systems go............. - 02/24/09 01:43 AM
We've all heard about the test runs happening around Austin and Cedar Park of the new diesel-electric trains through the middle of the night.  Well this past weekend surrounding residents from N Central Austin were able to board and learn about the trains at The Crestview which are scheduled to start running March 31st.

There was quit a stir in the air, aside from the high winds and rapid temperature drop between leaving my house for coffee and actually arriving at the Crestview Station.  The flaw that I learned, and several others, was parking might be a small issue if … (3 comments)

austin real estate: New Home Starts Down ~ What Does This Means For Sellers in 2009? - 01/05/09 01:38 AM
Just before the holidays got into full swing, I ran into a client who happens to work for one of the major national builders here in town.  He told me, "John we have zero starts right now.  We are not starting any new inventory homes city wide that normally would be available when the Spring rush starts to pick up."  Interesting I thought, because most buyers do not plan, nor want to wait 5-6 months it takes to build a new home (depending on size and builder).  I mean how many of you planned all year to have your holiday shopping … (1 comments)

austin real estate: 2 Sides to Every Coin - Gloom or Silver Lining? - 12/23/08 04:08 AM
In the last week I've had clients emailing or asking at holiday parties with a grim look on their face "Hey John, how are you doing these days?"  The main driver, they have seen the reports about a 40% drop in November Home Sales, Foreclosures up 52% in Central Texas, Austin Unemployment Hits 5% and if you bothered to watch 60 Minutes recently a tale of the next financial meltdown.  Are you depressed yet?
What nobody talks about are the positive stories reporters hide amongst the headlines and how Austin compares as a whole to the rest of the country.  In … (8 comments)

austin real estate: Wall of Welcome at Crestview Shopping Center in Austin,TX 78757 Covers 50+Years of History - 12/19/08 07:39 AM
Not long ago the brick wall that shielded residents from back entrance of businesses in the Crestview Shopping Center along Woodrow was just that.... A roughly 6 foot, plain brick wall. Then Brentwood resident Jean Graham had a vision to celebrate the history and character of two great Austin Neighborhoods, Crestview and Brentwood. That kick started the Violet Crown Festival, held in Brentwood Park next to the Elementary School to raise funds for the tile mosaic project. Hundreds of neighbors would eventually help out, and many created their own special tile portraying personal and family history.

The tiles would … (1 comments)

austin real estate: Recession Celebrates 1 Yr Anniversary ~ Is It Time to Jump Into The Real Estate Market? - 12/17/08 01:14 AM
A recent NY Times article posses the question that since we are 12months deep into the recession, is now the time to seriously consider jumping into the real estate market?  What seems to resonate with many people is the formal announcement the nation is in a recession, not that it celebrated a one year anniversary in December.  And we are bombarded with 24hr online and cable tv news reports about this fact.   But walk with me through some of our hardest times in history.
CNN Money reported earlier this month some historical data when trying to judge how long this recession … (1 comments)

austin real estate: Little Deli in Crestview Shopping Center Austin,TX 78757~ Won't Disappoint - 12/11/08 04:00 AM
Before writing this blog I had to do some online research because of my extreme bias.  As a Brentwood resident for nearly 8 years now, the Little Deli has since been a favorite.  The previous owner, Lucretia Doyer, was a spit fire woman who lifted your spirits and made you shake in your boots at the same time.  Patrons would marvel at her ability to remember your name from the very first visit, and could pick up conversation from your last visit without skipping a beat.  The Doyle Family once owned Perfecto Cleaners across the way in the Crestview Shopping Center, … (1 comments)

austin real estate: Brentwood Neighborhood - Austin,TX 78757 ~ Pure Austin for Over 50 Years - 12/06/08 04:42 AM
Out side the city limits at time of development over 50 years ago, today The Brentwood neighborhood is considered by many to be part of Austin's urban core.  Bordered by Justin Lane to the North, 45th St to the South, North Lamar Boulevard to the East and Burnet Road to the West.  What was originally an old cotton field and dairy land, is home to tree lined streets and a vibrant community.
Many returning GIs bought homes after the war to start families.  These ‘bungalow' style homes were 2 and 3 bedrooms, usually sharing 1 bathroom, averaging 1100 - 1200 square … (1 comments)

austin real estate: Looking to land that cheap foreclosed home in Texas, Think Again! - 11/25/08 01:13 AM
If you woke this morning to read the head line in The Austin American Statesman ‘Central Texas foreclosures up almost 27 percent' you might be excited if you're looking to buy and scared if you need to sell in the comings months.  KEEP READING!  It goes on to point out several reasons I've been telling people why the sky is indeed not falling here in Austin.
"Texas has been spared the foreclosure impact that has hit other states for several reasons, he said. The state has a relatively strong job market, it never experienced a huge spike in home prices earlier in … (0 comments)

Yep, if you are still in denial here is more proof that the holidays are indeed upon us.  If you have not helped in the past it is a great way to meet neighbors and have some family fun.  If the trail of lights or 34th St lines are too long, enjoy a more peaceful stroll down The Arroyo over the holidays.  Below is an excerpt from the upcoming Brentwood Neighborhood Association Newsletter outlining preparation.  As a member of the Steering Committee feel free to contact me for volunteer opportunities and I will get you in touch with the right people.

austin real estate: Crestview Station well underway in Austin,TX as 2008 comes to an end.... - 11/10/08 01:52 AM
It is fairly amazing how much progress has been made at the Crestview Station since Austin Business Journal reported the ground breaking ceremony back in May '08.  These photos were taken along Lamar the first week in November.
The article mentions 300 + apartments and 30,000+ square feet of retail space scheduled for phase I.  Read full story here:  http://www.bizjournals.com/austin/stories/2008/05/05/daily20.html

austin real estate: 2014 Arpdale St Austin,TX ~ Custom 78704 condos w/ private courtyards ~ alternative to The Sage, SOLA or Ivy on Kinney - 11/03/08 07:10 AM
It’s hard to determine what unique aspect of the 2 unit custom project by River Rock Custom Homes is most appealing. Is it the private fenced in yards and covered patios each unit sports? The stain and scored concrete flooring downstairs that are so easy to maintain? For some it’s going to be the vast storage and single car garage? Other people will thank the builder for pre wiring above the stone fireplaces so future owners just need to hang their flat screen tv.
As an active runner it would be finishing my long weekend run at Lady Bird Lake, … (2 comments)

austin real estate: Green open space found at Brentwood Park in Austin - 11/02/08 12:29 PM
The first day of November might mean sweaters and dreary weather for certain parts of the country, but it’s a perfect day to picnic or enjoy the playground at Brentwood Park in Austin, TX. Let the kids, or dogs for the matter, run out some energy across the 9 acres of park land. Host a friendly game of kickball or softball at the baseball diamond. Not your sport, no worries. The park is equipped with sand volleyball, tennis and basketball courts; there is even a swimming pool open during the summer months. Plenty of shaded tables can be found throughout for … (0 comments)

austin real estate: Awake Finally at Thunderbird Coffee Austin,TX - 10/31/08 02:24 AM
Even the McCallum Band was telling me to wake up and run in this near perfect weather.  Austinites fight the brutal summers waiting for this time of year in Central Texas, where we can open the windows and turn off the heating/cooling system.  However depending on where you live in Brentwood, and if you are a light sleeper, you will eventually wake to a catchy drum line and the horn section practicing away in the parking lot that borders along Koening Lane.  Now my residence isn't even within driving range for Tiger Woods, and 9 times out of 10 I never … (0 comments)
