A mild Winter and it already feels like Spring is in full force, and the seasonal real estate selling period has kicked off.  Last year we contended with multiple ice days, or threats of ice, which might have delayed some buyer activity, but not this year.

Brentwood / Crestview market conditions in January look like a fairly typical start to the year with a slight uptick with inventory (for Brentwood anyway).  This excess inventory did not last long, as over confident sellers finally realized there is some sanity in the market.  Those sellers that had been sitting through the holidays conceded to market conditions and found buyers who might not had been as invested in the house hunt.  I've seen a few post final sales price who probably ended up accepting less than they should have given the long days on market.  Evidence listing high to give yourself … (3 comments)

Over the years I've assisted a variety of sellers, specifically in the Brentwood / Crestview neighborhoods, with different goals / reasons.  Some of the most memorable clients have been those who spanned decades of ownership in the same home (many original homeowners back in the 50's).  They've watched a lot of change and always teach me something new about the area.

Austin Culture Map published an article in early June outlining their top 9 neighborhoods buyers should have on their radar.  They lived up to Keeping Austin Weird by only doing a top 9 vs 10.  Had they rounded up to an even 10, I'd might have suggested the likes of:

Last month we saw a bump in the average sales price following the closing of several record setting new construction homes.  Those new homes crested the $700,000 mark, impacting April's numbers.  It's natural to see that number pull back a little in May.  What caught my attention was the decrease in days on market, which dropped considerably (see April's numbers here).  Historical data shows time and time again the most number of homes sell during June, July, August, so the buyers are out there eager to purchase!.

Numbers look very similar to the previous month, but the most important data is not revealed in the numbers below.  Right now there are 3 new construction homes listed over $700,000 that are all under contract!  We will know later this month the final sales price, but for now it appears the neighborhood is entering a new price point.  Stay tuned.

We just pulled February's sales data from the Austin MLS for the Brentwood and Crestview neighborhoods in Austin's hot Midtown market (78757 zip code).  If you reference January's numbers, inventory levels, number of pending properties (under contract) and days on market have not changed much.
Properties that sold and closed in February were up dramatically though for each of the respective neighborhoods.  Remember those holiday hangovers I mentioned last month?  Well it appears buyers put the holidays behind them and decided early to make a purchase happen.

January is always an interesting month for sales statistics in real estate.  People are shaking off the holiday hangover, returning to normal routines and some are still exhausted from the holidays!  Most of the closed depend on contracts being signed during December.  That being said, the number of sales in January are historically some of the lowest we see during the year.  Both Brentwood / Crestview posted only 4 sales each for their respected neighborhoods during the month (remember these two are generally synonymous with one another).

The 2014 Austin real estate climate sang a familiar tune ~ low inventory, large pool of buyers, low unemployment = competitive market with rising prices.  Many parts of Austin experienced varying levels of 'hottness', but Midtown (including the 78757 zip code) was definitely a competitive real estate market in 2014.

I'm definintely more of a visual learner. Seeing numbers and data written on paper, or screen, definitely help me comprehend a topic much easier.  This 5 year historical graph from Austin Title shows us (in less than a 1,000 words) the Central Texas Housing Market is healthy. Austin and the surrounding areas (Cedar Park, Kyle/Buda, Round Rock) might have varying degrees of 'hotness' but the graphic shows one thing - sales are up.  With high demand and low inventory, prices are on the rise as well.

Water, it’s a hot topic in Central Texas and the Austin area.  Residents are constantly talking about ways to conserve more, recycle or collect rain water or installing drought tolerant plants / landscaping.

With 2012 in the rear view mirror, the Austin real estate market heads into the new year with another bright outlook.  Of course some of that will depend which side of the coin you are on, buying or selling.  Many neighborhoods / zip codes, continue to see a shortage of inventory for buyers.  This does not mean it's free reign for sellers though.  Buyers remember what happened in 2008, and have been educating themselves by visiting Open Houses, tracking how long homes stay on the market and turning to their agents for advice / opinions.
